Booked through booking.com

Booked through booking.com and all I can say is from start to finish this has been a horrible experience from start, me and my friend who are both young girls arrived to the property at 12 midnight to be told this is a scam and nothing they could do, we were left on the street for the night with no where to stay, 2 girls stranded in Bracknell a place we’ve never been before and no knowing where we were, there wasn’t a footpath in site either so we were walking on a ring road and obviously didn’t have reflective gear with us, thinking back it was extremely dangerous. Just so lucky premier inn that was close by had a room for us! Do not book this accommodation you will be left stranded

If I could rate below 1, I would

Don't stay here. We stayed here last year and the accommodation smelled strongly of smoke and stale alcohol. The halls are rough and full of teenagers smoking/drinking. The back is full of rats and the management will refuse to give back your security deposit regardless of how the apartment is left. The apartment is freezing and the heat is impossible to control.

AVOID!!!!

Don't pay a security deposit, you will not get it back. After constant emails saying they are processing it are false. They have now stopped replying to emails and calls.

Avoid
Got there Friday - no bedding for sofa bed, bedding dirty and stain on the actual bed
Saturday- no shower
Customer service absolutely terrible , couldn't care less, house keeping couldn't care
Rats nests in multiple areas and next to main door , told staff just said she knew 🤢

Next door family of 5 didn't have any bedding and only 4 beds

This place needs to be taken off booking.com , it shouldn't be allowed to keep doing this

Disgusting, Poor ‘customer service’, unacceptable.

Absolutely awful from start to finish. Firstly I tryed to book an apartment with a bed and sofa bed for me and a colleague. From the get go they didn’t book the right room luckily noticed this and got in contact where I got told it only had one bed no sofa bed , even though I had booked the given room. After this got sorted we had to collect keys from a a shop , upon arriving at the apartment we opened the sofa bed to find it completely broken and unusable , after 2 and half hours of frustrating conversations I managed to get them to provide another room with a sofa bed. So we had to go back to the shop and swap the keys at 19:00 at night , after this we went into our new room , number 8 , down the corridor full of stains, sh** and a awful smell, only to discover that this sofa bed was in even worse condition than the previous. After more frustrating contact with the ‘customer care’ it was half 8 once I had said I would like to leave and have a full refund they provided us with the first room and second room , so another trip back to the corner shop. As I write this, it is 21:00 , I’m sat in a room and my colleague in the other both with broken beds , cigarette stench , low hygiene , really wanting to leave but not knowing if I can get a refund , will never return and suggest everyone keeps well clear , been horrendous not what you want after a day of work!

Accommodation lack basic hygiene and functional boiler

We drove 4 hours into Birmingham for a family reunion. Arrived at the gate and followed the instructions for key collection.

Flat 39, 50 - 60 Northwood Street. Lack basic hygiene and a functional boiler.

Upon arrival, there was an email sent to me at 1100 (6 hours prior to check-in time) that our reservation was cancelled.

1) Last minute cancellation - was not acceptable.
- If there is a cancellation policy, I would like to hear a reply from you if this procedure had been followed.
- Lack of professional courtesy to send a late notice less than 24 hours cancellation
- This had caused a lot of anxiety as we assumed that we were not supposed to occupy the flat for the night.
- No refunds processed at the point of receiving the cancellation either (full refund was stated in the email).
- Made a call to the SOJO Management and the lady confirmed the cancellation notification was sent BY MISTAKE. However, there were no courtesy follow up text to say it was an error message. This is unprofessional and unacceptable as this had caused unnecessary stress that could have been avoided.

2) Bed linen and pillow case with hair
Many black short strands of hair found on the bed sheet, pillow case, and duvet cover. I have taken photographs of it. We slept on top of the duvet and use towel as duvet for the night. Extremely uncomfortable and unhygienic. There were no quality control checks on the standards of basic cleanliness.

3) Failed boiler - no hot water for taps and shower
The previous review already commented on temperature of shower. During our overnight stay, the boiler control panel was not functional. There were no reference source to follow. We followed a Youtube video. The LED light was not on, the screen light was not on either when pressing on any buttons, including the Boost button. This must be fixed before flat 39 is listed back on the market.

Based on the above, I would request a written response from you to my email, a full refund of the cost, and a reasonable proportionate compensation for all the stress that has caused.

Never sent us check in form or initiated any contact to checking in

We booked an apartment via Booking.com but we never received any check in form from Sojo Stay, they never emailed or gave any instruction on how to check in. For contact details there was another company called Belvilla, therefore we didn't even know how to reach out. Luckily in our desperation my boyfriend found a phone number online and called them. They said they could see our reservation, but wonder why they never sent us any information or made any contact about checking in.

I would choose 0 stars if I could

I would choose 0 stars if I could. Exceptionally poor customer service with rude staff who have extremely poor attitudes. My deposit wasn’t returned for 3 weeks, I complained about a brown stain in the bedsheets and no hot water which was completely ignored. DO NOT STAY WITH SOJOSTAY!

Scroll on past if at all possible - or prepare for a disappointment

Booked my two adult kids accommodation in Milton Keynes to go to the F1 in July. I made this booking, and paid in full, in November.

Today I received a message saying the booking had been cancelled as it is closing!?????? What???

Appalling. Now hoping my refund arrives soon so I can book alternative accommodation.

Gutted is an under statement.

Avoid at all costs

Avoid at all costs. Same abysmal experience as others. Cancelled 2 apartment bookings on THE SAME DAY as my Directors arrived at the property. No explanation given only 'unforeseen circumstances'. I had been in constant email contact with Sojo leading up to check-in day and was assured my booking was secure (it was fully paid for in advance) but a large conference was taking place so it's fairly obvious that they got a better offer and dumped me. Shocking customer service - DO NOT USE THEM - you have been warned!

Avoid at all cost

This has to be the most unprofessional company I have ever experienced. First of all, we never got any check in information telling us what flat we were staying in or how to access it. They then proceeded to cancel our accommodation without letting us know, and we only found out by calling them on the day of arrival when we were outside the accommodation. Put us on hold, then proceeded to forward us to booking.com, which was just as useless. They didn’t pick up when booking.com called them, and did not respond to their email. When we called Sojo stay they claimed they had responded to booking.com which was a blatant lie, and this time we were told that it was cancelled due to overbooking. Booking.com couldn’t find a suitable accommodation within city centre so we ended up driving back home, an almost three hour long drive. What a pathetic excuse of a company. Avoid at all cost.

Edit: the reply from Sojo Stay is inaccurate as we were told two different reasons for the cancellation. Additionally, they claim that all bookings were cancelled which is not accurate as we saw people come and go and check in. They also told us during one of the phone calls that all flats were booked. Incredibly unprofessional.

AVOID IF YOUR SAFETY IS IMPORTANT TO YOU

I had a terrible experience with them. They were deceitful and negligent. My luggage was stolen, and when I contacted them, the handler on the "Existing Booking" queue I spoke to showed no remorse. To make matters worse, I discovered homeless people living in a building supposedly secured with a passcode, which the handler informed me about. They tried to blame me for not securing my property, despite failing to ensure the safety of their guests' belongings. I'm still trying to get Sojo Stay or whoever is responsible to resolve this issue.

Changed property at last minute to a…

Changed property at last minute to a smaller property that wasn't what we had booked or paid for. Awful customer service. Didn't even tell us that the new property didn't have the required number of beds for the guests we had booked.

WARNING SCAMMERS

WARNING. SCAM. They changed our booking to a completely different house at the last minute with less bedrooms and wanted to charge us full price for the much smaller apartment which didn't even sleep the amount of people who were coming. Call centres in India who really couldnt care less. SCAM ARTISTS.

SCAM

SCAM. THEY CANCEL THE BOOKING HOURS BEFORE YOU'RE DUE TO CHECK IN. STILL CHARGE A DEPOSIT AND THEN HOLD THE REFUND SO THEY CAN MAKE INTEREST ON THE PAYMENT.

One of the most horrendous experiences… AVOID!!

One of the most horrendous experiences I've ever had booking a place to stay. AVOID AT ALL COSTS.

They cancelled our stay with 2 hours notice before check in time. We were already on our way to London so had to stop at a services and find somewhere else to stay.

They weren't even sincere in their apologies and then took a £100 holding deposit which still has not been refunded to my account.

Do Not Book with Sojo

Absolutely terrible. Cancelled last minute, I wish I had seen the below reviews before booking but went through booking.com. Very unhelpful when I contacted them despite having other properties available.
