A year ago I saw a property through Shinerocks. I made an offer 15k over the 'OIEO' price. Despite having spoken and meeting with the agent I heard nothing back. When I called them, the very rude estate agent snapped 'you should have offered more money in the first place - it went for 30k over the asking price'. I wasn't given the opportunity to increase my offer.
A yeah later the property went on the market again through Shinerocks. It turned out the property had never been sold but taken off the market; the agent had not been telling the truth. I offered 30k over the asking price - the price I had been told it had been sold for previously. I was told three offers had all been made within 5k of each other. I offered an additional 15k but was then told that an even higher offer had been made so I withdrew. At that point there was a flurry of emails - there was no higher offer. Once again the agent had been misleading me. In two days they had pushed the price up nearly 50k by telling me there were higher offers. In fairness the Shinerocks owner emailed me to say that I should not have been told there was a higher offer by the agent. However, despite my increased offer, once again I heard nothing back.
Buying a house is one of, if not the most expensive and important purchases we make. In this instance the cost involved was over three quarters of a million pounds. Shinerocks's treatment of buyers is shocking. I will never again consider a property marketed by them, and for that reason would never sell through them either as their practices deter genuine buyers.
