Worst company I have ever dealt

Worst company I have ever dealt. Moved into this property in April. That have multiple violations including my ac being out . Mold, they charge me a higher price for rent every moth and claims it’s utilities. I asked for any visits to notify me 24hours in writing with a timeframe and cause they don’t want to do that , they are proposals not fixing my ac. I will be taking them to court

DO NOT RENT FROM SFR3 OR AMERICAN AVE

I am a former tenant at 3 Beagle Court, Irmo, SC, managed by American Property Rental Management (also referred to as “American Ave”). I am writing this review to share my experience so other renters can make informed choices.

1. Improper Lockout
During my tenancy, I was locked out of the property without proper notice or legal eviction process. This left me unable to access my own home and belongings, which is both stressful and disruptive.

2. Charges for Pre-Existing Damages
At move-in, the official inspection report (signed and dated) and my photos clearly documented a damaged bathroom floor and a leak under the right sink. Despite this, after moving out I received invoices attempting to charge me for those same pre-existing issues. I provided the landlord with the inspection documents and photos, yet they still pursued the charges.

3. Delayed Maintenance & Communication
Maintenance issues were handled slowly, if at all. Communication was inconsistent, with important concerns either ignored or addressed only after repeated follow-ups.

4. Deposit & Payment Concerns
Under the South Carolina Residential Landlord and Tenant Act, landlords must provide an itemized statement of charges or return deposits within 30 days. Their handling of this process was slow and non-transparent, creating additional financial stress.

⚠️ Advice for Future Tenants:

Take extensive move-in photos and keep a copy of your signed inspection report.

Keep all communication with the landlord in writing.

Familiarize yourself with your rights under South Carolina law — especially around lockouts, repairs, and deposit deadlines.

If issues arise, be prepared to involve small claims court or the SC Department of Consumer Affairs.

I am leaving this review so that other renters are aware of my experience. I do not recommend renting from American Property Rental Management / American Ave based on the issues I faced.

Terrible management — locked out twice, hit with $800+ in bogus damages

I moved into a unit managed by American Avenue Property Rentals and the experience was a disaster. I was locked out twice during my tenancy. The first time they told me to get a hotel. The second time they told me to hire a locksmith myself. After that nightmare I asked to break my lease without penalty — given everything that happened they agreed to let me out, and I later discovered they already had reports filed against them with the BBB and South Carolina Consumer Affairs.

Then they charged me over $800 for “damages” when I moved out. The photos they used to justify the charges show things that were there before we moved in. I had the unit professionally cleaned when we left and I have invoices and dated pictures proving it. I provided those receipts and photos — they ignored them and still hit me with the bill.

I am prepared to pursue this in court. I’m posting this so future renters know: document everything (move-in photos, receipts, communication), because this company will try to nickel-and-dime you and treat tenants with zero accountability.

Like the other review said... Bad news, bad policies, bad company, i dunno for sure if they're scammers, they're a legitimate business, but absolutely terrible landlords!! They rented my family a house that was heavily infested with termites. We missed it during the pre rent walk thru because they literally covered it up with paint and sheet metal. We brought it to their attention and they did nothing. Closed the maintenance request twice before we took legal action and exercised our rights. We got tge city of Omaha involved and they ended up forcing us to move because American Avenue refused to do anything that the city inspector flagged. There was 3 pages of violations and sfr3/American Avenue didn't do shit. The city condemned the house forcing us out... And these people are not human, they're protected by the llc/company. Run. DO NOT DEAL WITH SFR3/AMERICAN AVENUE!! We gave them 6 months to do anything about the termites and nothing. Now they're trying to get us for money that's not owed to them for a house that never should've been rented out. Eff this company. Straight foul. Terrible. Absolutely ruthless. Charged us for normal to do's after a move out. Paint, changing locks, light cleaning, etc. Of course we ain't paying. For anyone who doesn't know, termites are landlords responsibility, and if they don't handle it in a timely manner, you can withhold rent!! It's a safety hazard. At least in NE. That's where my experience was with this foul company and landlord. Good luck talking to a real human. I did, but it took a lot to get there. Anyhooty rant over. Stay away from these units, it's not worth it in the short or long run...

I running into a neighbor of one of the homes and she said that a lot of people were getting scammed when looking at this home I had already paid an application fee and was asked to send proof of income which I did I was eventually approved but if if I could see a person before I signed a lease the man went on to tell me that their office was in California and that they did not have a office in South Carolina I then if there was a way that I could actually see a person and get them to come through the house with me before I sent money he went to telling me that because of a lot of damage done to other homes that the deposit of 500 would double if I did not send it by today which I thought was weird then I asked for the name of their company I searched it up on better Business bureau it is not an accredited company with them then I went to searching reviews on other side and they have all said the same thing that they are a scam I am so glad that you guys are making people aware of this company.

These guys are scammers

These guys are scammers. They own and operate American Ave Property Management. For me, they used a house that’s unavailable to gain two application fees. After receiving the fees, they said that I was approved, but that the house that I applied for was no longer available. Several hours later, the listing was updated as still available. I tried to resolve the issue, but they continued to tell me that the house was actually unavailable.
The first time they lied and said it had been leased by another individual. The next day they said that it was undergoing repairs. All the while the house was still listed and being used to gain more and more application fees.
Even to this day it is still showing as available online (with American Avenue being the one who has listed it).

I currently rent from American Ave/SFR3…

I currently rent from American Ave/SFR3 properties and have had many issues with them. One being money stolen for undocumented reasons and when confronted, they will NOT respond. Heat/AC going out at inopportune times. At some points, my home has made it down to mid 40’s in the winter and excess of 90’s in the summer. Subcontractors that are in equipped for the work or uneducated for the work. A tree fell on the front of the house removing the power. It took them more than a month to find someone capable to do the work and many months to get a city inspector because the work was not completed by someone licensed. Structural issues that causes the floor to bow extremely bad where the furnace sits. Termite issues that I believe are a contributing factor to the structural issues. Incorrect or faulty outlets and wiring throughout the home. They do not have a number to call so whether you have a maintenance request or billing issues, you are at the mercy of their employees. Again, they only respond to what they see fit and will disregard anything that may cost them money. They decline AHC payments days after payments have been made causing you to get late fees for returned payments and adding a late fee for it being after the 5th which is their deadline. They claim it is due to insufficient funds although you may have bank statements proving you had the funds at and after the payment was made. They will not acknowledge your proof and only send your ledger stating “it says insufficient funds”. This is a tactic to acquire more money in a way that may be hard to fight in court. I would absolutely stay away from this company at all costs. Not only will it cost you financially but will also cause you to suffer from shortcomings due to their negligence.

I would put zero if I could

I would put zero if I could. Impossible to resolve disputes. They charged more than the lease agreement and leave you with no way to dispute the error. Then they will tack on fees if you don’t pay. No way to talk to a person. Send an email and you will get an automated response that does not even answer your questions. This company is a scam. DO NOT rent from this company.

After reading the reviews i’m glad i was denied i filled out a application for a property then received a denied email stating

Unfortunately we were unable to offer you an approval for the following reason(s):

- One or more applicants have a credit score or credit history failing to meet renting criteria.

Which there was no where in the description no where in the automatic emails nor nothing in the automatic text stating a certain credit score was needed nor did nothing on the list applied to me far as eviction etc. I also NEVER presented a social security number so i was really confused on how my credit was pulled also i have a FREEZE on my credit do to fraudulent activity in the past. Anywho I have called the number and it’s not a actual number to speak to ANYONE also I have emailed with no response just automated email responses. I will take the money and chop it up as a loss i see I dodged a bullet and will be looking elsewhere. Thanks for the reviews very helpful and makes me feel better about the denial!

SFR3 has made several wire fraud transfers from my bank account. I don't do business with this company and never heard of them. I have reached out several times and my bank has reached out. This company is a front for illegal wire fraud.

Another $80 for nothing...

I use American Ave and Im not happy

I rent through American Ave, which i believe is an umbrella company of SFR3 (because the SFR3 logo is on the bottom of the website and my house is owned by them) and this is just ridiculous. Took them months to get out to my house to fix damage from hurricane Helene, as well they send utility bills whenever they want and they never explain anything its just all automated. My rent due at the beginning of the year had utility bills attached to it dating back to september and october. Wouldnt recommend renting from these people.

This company is not a good company to rent from!!

It all began two weeks after we moved in around the beginning part of April. Plumbing started backing up in the house to where we had to go stay in a hotel and live with family members for a couple of months. Then water started rushing behind the toilet because of a broken pipe that also brought in sewer flies into the house and a horrible smell that made us want to vomit.Feces and tissue also started backing up outside causing a swarm of flies the back to the point they were getting inside the house after feeding on feces. They finally came out and fixed it in October but now the smell is coming back which got our rooms smelling horrible the kitchen sink is backing up, tub draining slow and when you flush the toilet it sounds like it's gonna come up through the bathroom sink. I am trying to move because me and my kids can longer live in these conditions. This company sucks and do not care about there residents. I love the house but the problems it come with is not worth it. This sewer smell is making me sick and it's not easy to just up and move 🤦🏾‍♀️ Also the hotels they tried putting us in was trashy. I'm paying you all this rent but you can't put us into a decent hotel.

SFR3 is a scumbag company

SFR3 is a scumbag company. I believe SFR3 intentionally moves drug-addicted, hooker-loving, noise-blasting tenants into some of its homes in order to clear out neighborhoods and buy houses cheaply. Of course SFR3 gets all kinds of tax breaks and subsidies for its “affordable” housing. And now, reading the reviews, I see that SFR3 doesn’t even pay contractors and it torments respectable tenants. What a hateful company. SFR3 has an enemy in Toledo.

Edit: 10/13/2024: Really, SFR3? Your oppression-screaming tenant in Toledo has set up his stereo in the yard—your property—to blast violently racist and misogynist music on a gorgeous Saturday morning? The presumably woke California frat-boy CEOs of SFR3 must be so proud.

I rent from this company and they are…

I rent from this company and they are an absolute nightmare. I can not wait for karma to hit every single individual involved in this company. They have no contact number to speak to anyone after the move in process. Basement overflowed with sewage water due to severe storms and had no way of contacting the landlord on the lease. All inquires must be done via email to which they never respond. They are scam artist and I can't wait until it all comes falling down.

I live right next door to one of their…

I live right next door to one of their properties. It has been full of squatters since August of 2023. I have written them so many times now about this and they don't care. They weren't very good even when they actually had renters in this house, the reason the family broke their lease is because the owner never came out to fix anything. My advice to anyone who is looking for a place to steer clear of this deadbeat company.
