Excellent value and support provided…

Excellent value and support provided for our house purchase. There are a team of legal assistants to the solicitor who are kept in the loop of all discussions, so they all know what is going on and can explain what is happening. Lucy was very diligent in pursuing everything we needed from the seller, and we were very confident in everything that they did for us.

Appoint as Conveyancers at your own risk

Completion of my late brothers property occurred on 27th February 2026, however, the funds were NOT transferred to the Probate solicitor until today (16th April 2026. Ross Coates (Ipswich) had NO VALID REASON for failing in this duty. Attempts to phone every person on the Conyeyancing Team following no responses to multiple emails by anyone, failed as no one picked up their phones and attempts to ring the accounts dept were greeted by an answerphone message. Needless to say, none of the multiple requests for a call back or communication were forthcoming. It was only when I lodged a formal complaint and requested Mr. Ross Coates to intervene in person, that transfer of monies from the house sale were transferred. The only other person I have a good word for is Carlos at the main office who on hearing the issue, was kind enough to provide me with Management emails in order for me to progress the issue further. AVOID IPSWICH CONVEYANCING AND ACCOUNTS.

Brilliant service from start to finish

We finally got our sale completed thanks to Emma Jarrett and her team at the Kesgrave office. Emma went the extra mile for us and nothing was too much trouble.
Emma and her assistant Rachael kept us updated and always answered the phone when we called.
Fees were very reasonable for the exceptional service given.

Totally recommend the Kesgrave office

All my calls were answered within 2 rings, i found Carlos who answered was polite and always willing to help. Emma did a fantastic job at getting my purchase through quickly and I found the kesgrave office of Ross Coates as a whole to be friendly and very efficient! Would give more than 5 stars if I could ! Thank you

Utterly appalling service

Utterly appalling service. Our house sale completed on Tuesday and, as of Thursday, we have yet to receive a penny or an explanation. Our estate agent has not been paid and there is nobody answering the phone. We have been given some waffle about payments taking up to 5 days to clear - when CHAPS payments are guaranteed cleared funds same day. Since we now have a 4 day weekend I expect we will not get this sorted out until the middle of next week. It endangers my onward purchase since I have to position funds for that.

Honest, Effective and Reliable

I have recently started work with the team at Ross Coates. I regularly purchase properties through auction and have enjoyed 4 very positive transactions which were made possible thanks to Krishna, Jo and Darragh who went above and beyond my expectations to ensure that I was protected throughout these transactions.

Ross Coates have proven themselves to be highly efficient and professional.

They always take my calls and call me back to ensure that I understand the contracts and the implications of entering into them.

I cannot recommend them highly enough.

Excellent, down to earth and easy to deal with.

DO NOT USE THIS COMPANY

Where to start.
There were issues with this company taking ages to reply and our estate agents did a lot of chasing for us which ultimately delayed our sale for a least two months.
However I understand that companies can be busy and in the end the house was sold.
That's where the biggest issue started.
We completed the sale on the 27th Feb 26 and waited for our mortgage to be paid off and the remaining funds to be transferred to our bank. We waited over a week and nothing so I tried to contact the company, they could not get through to David Kraemer (Accounts) so suggested I email him, they also gave me his direct number (which he has never answered or responded to voicemails)
He eventually responded to emails and said that he had processed the money. (No apology)
Imagine my relief the following day when I see the money in our bank.
However that is not the end, our mortgage was still not paid.
I have emailed and called and on two separate occasions Mr. Kreamer via email has said it has been processed that day and we should receive the money next day as of today we have still not had our money.
I will keep this review updated as this case continues

Slap handed, lackadaisical approach

I have finally received the funds from the sale of a property, 19 days after sale completion by Ross Coates. Apart from delays due to their incompetence in finalizing paperwork at date of completion and the fact that they simply sat on my money for a week, David Kreamer, Ross Coates’ accountant, clearly doesn’t know how to make international bank transfers. Despite me providing very clear details several times of my bank account references, he wasn’t capable of copying and pasting the full name of the account holder to his bank, almost resulting in my bank refusing the accept the funds because the names didn’t align. This is a small detail but shows the lackadaisical approach of Ross Coates to every part of the sale of my property. Do not appoint these charlatans as you run the risk of them making mistakes at every stage of the property buying or selling process! Hopefully they can now disappear under their provincial stone and I’ll never have to deal with them again!

Patient, Understanding and Professional

The conveyancing involved in selling my flat was time-consuming and not straightforward and, at times, I became impatient. My contact in Ross Coates handled this with patience and understanding, remaining professional throughout. The responses to my emails usually arrived within a day. A few took 2 days. I consider this reasonable.

As my first time buying my experience… Ross Coates was terrible

As my first time buying my experience was terrible with this company with not answering phone calls or emails, saying I’d not sent over documents, no updates from them whatsoever, I had to contact the other person’s agent to get any updates.
Took 9 months for a simple no chain buy with this company and on the day of completion they rang me to say they don’t have the deeds documents, in other words they lost them.
I’d never use this company or suggest them to anyone, there’s a reason they’re cheap and I wish I’d done more research on them before hand.
It’s time for Mr Ross Coates to hang up his coat.

Truly Awful, doesnt even deserve 1 star

I wanted to share my recent experience as the seller in a property transaction that, despite having no chain, has been fraught with delays. Over nine months have passed, and the sale still has not gone through; in fact, it now appears to have collapsed. Throughout this lengthy process, the buyer was forced to secure two mortgage extensions due to repeated setbacks. On what was supposed to be the final day, unexpected queries were raised, leading to the breakdown of the transaction. It seemed as though crucial matters were left until the last minute, which only added unnecessary complications and prolonged the ordeal.

One particularly frustrating aspect was being asked the same questions multiple times, which contributed to further delays and diminished confidence in the process. As a result of these inefficiencies, I have incurred costs approaching £10,000, with little hope of recouping these losses.

Based on this experience, I will insist in future property transactions that the other party does not engage the same conveyancer. I hope that by sharing this feedback, others can avoid similar difficulties and that improvements can be made to the process for everyone involved.

Amazing service with absolute professionalism

This is the third time i have requested Ross coates solicitors to deal with my assets and everytime they have gone above and beyond with their work.
I worked with someone called Lucy Guerreiro this time and she was absolutely amazing in terms of explaining each stage and corresponding everything to us professionally and accurately. I wish to take any matters to Ross Coates especially Lucy in the future.

Ross Coates Solicitors I would highly recommend 100% as an amazing solicitors..

I cannot thank Ross Coates Solicitors enough for there help and guidance in the matter of the sale of my property, they where always there to answer any queries i had and always gave me there full attention and listened and always but my mind at ease.
I would highly recommend Ross Coates Solicitors to friends and family and to anyone looking for a excellent solicitor.

I would never use these Solicitors…

I would never use these Solicitors again. They miss things, you can’t get hold of them on the phone or have to wait over an hour for them to answer. My house sale went through 10 days ago and I still do not have my money. I have spent 3 hours trying to phone their accountant and they don’t answer the phone. DO NOT use these solicitors.

Do not use this company!

Do not use this company! This has been, without question, the most frustrating and unprofessional service experience we have ever had. Truly awful.

Communication is almost non existent unless sending out an invoice which do they immediately! The phone continually rings out (multiple times we called over 30 times without once being answered). When calls are occasionally answered, the person you need to speak to is never available - always in a meeting and promised call-backs never occur. Not once in 6 months did anyone ever return a phone call.

Email correspondence was equally poor. They very rarely respond to emails and when they did they ignored the questions asked. We ended up having to take advice from another solicitor from another firm to understand the process because we received no updates from Ross Coates/Alpha Conceyancing. (Previously harmony law) The only updates we ever received were through a third party involved in the process.

This process took far longer than necessary due to their inaction and only progressed at all due to us being forced to repeatedly chase updates by phone and email simply to keep matters moving. The only time progress occurred was when we formally escalated concerns or threatened further action.

We were provided incorrect advice, funds were taken months before work commenced, additional fees were added that were not disclosed in the original quotation — despite no additional services being requested all of which resulted in a lost sale and a further missed completion date. This lack of transparency and accountability is deeply concerning.

There is no proactive communication regarding progress, despite the company being paid to deliver a service. Their business model appears to be quote lower than others to draw you in and then they don’t have the resources available to service the clients they’ve engaged resulting in no one receiving the service they’re entitled to and have paid for.

We were provided with incorrect advice, Funds were taken months before any work began and additional fees were added that were not disclosed in the original quote, despite no other service being requested or provided. They are unscrupulous with a total lack of regard for their clients. They have no transparency or accountability.

When the matter moved into the post completion stage, despite being provided a phone number for the department, following multiple phone calls that were never answered we were then told it was an email only department?! The many emails we then sent to check in on the process were ignored.

We were inconsistent explanations regarding the availability of the 1 employee who worked in post completions. We were told ‘she comes in at 11, works from home and In a matter of 5 minutes was ‘on leave’ ‘off sick’ and ‘working’ ?!!! They advised that they were waiting to receive information from the other parties solicitor (who had already advised multiple times that they had sent the information 4 weeks prior) and only on the threat of reporting them did miraculously 5 minutes later we received confirmation that a) the person was in fact working b) the information had been recieved c) the process had been completed! Hallelujah!

The entire experience caused significant stress, inconvenience and financial impact. I would not recommend this company to anyone and we will be reporting them to the Ombudsman and Law Society.

Since engaged this organisation we have read multiple bad reviews all having had the same experience as we’ve had. They changed their name from Harmony Law after more bad reviews than we have ever seen about one organisation. How are they still allowed to operate?

They are unscrupulous with a total lack of regard for their clients. They are quite simply the worst company we have ever dealt with.
