For the price, We expected more

We recently stayed at a property managed by Florida Vacation Rentals in Orlando. Formosa Gardens, Sunset Mansions on 7926 Sea Pearl Circle, Kissimmee, Florida. While there were some positives, the overall experience did not meet expectations—especially given the high cost and additional fees. The home itself was spacious and in a great location, although traffic in the area was consistently heavy. The pool was a highlight, the game room was well done, and there were plenty of linens and towels available, which we appreciated.

Unfortunately, several issues significantly impacted our stay. The stove burners did not function properly and gave off a noticeable burning plastic smell when used. Flames shot out of the top left burner when we tried to use it. The dishwasher had an error that was never resolved, and there were visible stains on the rugs. Lighting controls throughout the home were confusing, with multiple switches making basic use unnecessarily difficult. The air conditioning was also not up to par, and the house remained uncomfortably warm, which made relaxing difficult in the Florida heat.

The propane situation was poorly managed. The tank ran dry, and there were three empty tanks on site, with one of them defective, making the outdoor cooking area essentially unusable. Additionally, pool maintenance was scheduled in the middle of the day, and we were told not to use the pool for several hours—something that is difficult to manage when traveling with children expecting to use it. Outdoor seating was also impractical, as the chairs at the outside kitchen/bar area were table height instead of bar height, making them awkward and uncomfortable to use. There were also issues with gate access The gaming consoles all had non-functioning controllers.

Customer service was inconsistent and unresponsive. We reported several of these concerns during our stay, but they were not addressed in a meaningful way. The number of rules also made the stay feel more restrictive than welcoming. Overall, it felt like the property is maintained by a company rather than an individual owner—there was a noticeable lack of attention to detail and follow-through.

In summary, while the home has strong potential with its space, location, pool, and game room, the combination of maintenance issues, poor communication, and lack of oversight—particularly at this price point—made for a disappointing experience. With better upkeep and more responsive management, this property could provide a much better stay.

A perfect Florida gem

Everything was great, the house was beautiful and clean. It had all the items we needed for a comfortable stay including Tupperware, gaming, and towels. We had a miss communication in the start about the pool heat which took 3 days to have turned on but everything else was smooth sailing.

Review for 354 Muirfield luxe

The process and customer service was great. The property was beautiful however there were a few things that could be improved upon. For starters, we weren’t informed that the oven/stove wasn’t working and we walked in to find some jimmy rigged double double oven sitting in the kitchen on the side of the table which not only wa an eyesore but we to had figure out that the stove wasn’t working or able to be used unless we lighted a lighter under it. This is not what was advertised at all and was disappointing for a home of this value. This absolutely should have been informed to us before hand. In addition to that, the landscaping around the pool was not weeded and there were weeds popping through the pavers and and just generally looked unkept. Again, not expected for a home like this. I also paid for the heater to be put on for pool and spa and the hot tub never got hot.

Clean and nice condo rental for a family with young kids

Clean and nice condo rental. Self check in code didn’t work the first time. The dryer heat sensor wasn’t working well. Took over 2 hrs to dry one load. Bathrooms only had one rug. We stayed 8 nights.

Other than those issues it was a great family friendly 3 bed 3 bath condo rental close to Disneyworld and touristy area.

In reviewing your notations, we see you checked in on April 4, 2026 and Departed on April 11, 2026.
We have noted you reported a shower curtain was torn, we did not see this on the inspection. We went to the home to replace for you and we were turned away. You noted towels were stained, we were not sure on which towels. We went to the home to check and deliver some bath towels for you based on your notes. Upon arrival the guest were not sure why we were there however, we delivered towels for you. You noted several bugs, we contacted pest control for the resort, they were turned away as nobody would answer the door to open for them. For the pool heating, this was not on as you had not paid for this. The pool heating is an added extra. We were not asked about this when you called and could have provided direction for you. We are sorry to hear of your experience. We had tried to assist however, we were turned away. Please contact us if you should need any further assistance. Respectfully, James.

Spring break

We showed up at 4:20 and the house was not cleaned. The cleaners came at 4:35, and could not get in the house until 8 PM so lost half day. The dishwasher was broken, someone fixed it on 3rd day. When we left the dishwasher was still not working, soap door not closing. Toilet paper dispenser was empty. There should be some more amenities to start the stay, like out paper, salt and paper, paper towels. We still like the house and enjoyed the stay

No hot water in master bath. Poor upstairs air conditioning

There was not enough hot water in the first-floor master bedroom to take a shower. All the other showers were on the second floor, and due to a disability, I could not climb the stairs. The upstairs air conditioning never did cool the upstairs to a comfortable temperature.

Otherwise, the house was clean and neat.

Horrendous Experience with FVH

Absolute worst experience we've ever had with FVH. We arrived at our rental and noticed soon after that the hot water did not seem to be working. We reported this to FVH and, throughout the next few days, they sent multiple techs out to investigate. We were given very poor windows of time, so we never knew when someone was going to just show up. We got horrible communication from FVH. We had to initiate almost every single call for our entire week stay. We stayed a week and the hot water did not work THE ENTIRE WEEK. Our issue was not that the hot water went out. It happens. It was the company's handling of the issue that was terrible. For an emergency-level situation, it's completely unacceptable that they weren't in constant communication with us and offering multiple other solutions. Our young children were such troopers. In compensation, we got a few hundred bucks back (when we paid almost 2 grand total for a unit with no working hot water). FVH refused to offer anything else that was more fair. We will never use FVH again and we make sure to warn others before they book through them, as well. Between the joke of a refund and the non-existent communication, it is clear this company does not care about their customers whatsoever.

The entire stay was horrific from start…

The entire stay was horrific from start to finish. We arrived to the home a few hours early. We asked to pay to come early and told they needed to complete the cleaning service for the home and couldn’t come in until 4 pm. We got there at 2 pm and no one was cleaning or present. They remotely unlocked the door at exactly 4 pm. If I tell you the house was trash it was an understatement. The floor was dirty with hair and dust balls. The toilets were filthy with excrement and hair despite the “clean” seal on the toilet. The dishes set on the dining table had food on them. The beds were not changed. I slept the first night rolling around in dirt and crumbs under the blanket. The pool heater was broken. There was trash around the pool area and the trash bins were overflowing from the previous renters. Raccoons got into the trash and it was all over the the side of the house. The management staff was minimally responsive regarding the cleaning service. Pool heater was broke until the 5th day of our stay and then only partially repaired. Run if you see this rental service for vacation homes.

2 month winter rental

This was a 2 month winter rental for us. The home is quiet, spacious and has quality furniture. The home was clean when we arrived. No surprises.

The staff was always available when we needed them. We enjoyed the covered lanai and outdoor kitchen. Sitting outside and watching golfers and wildlife in the pond was a plus.

The home is convenient to Walmart and Publix for shopping. Hundreds of restaurants within 10 miles.

Job well done.

We will be back!

Great vacation the unit was close to the waterpark and had all the amenities. I think they might have to invest in new furniture as that looked very worn, but all in all great trip and great spot with lots of room.

the gate system into the property was…

The gate system into the property was very poorly run and made for very long wait to get in and often caused VERY long lines. A huge pain in the but. Some of our towel racks and toilet paper holders were coming off the wall. The lights coming on every time you walked into a bathroom are particularly annoying at night. I called about noon the day of our 4POM check and tried to get early access as our flight times came in much earlier than originally planned. They told me we could probably do 3PM, but then told us no as they still had to get things done. This was not true as we sat at the property outside from 2:30PM on and no one came. This was probably the main reason I would never use this service again. the house was available and for some odd reason they would not let us in a minute before 4PM. I would have been happy to pay for the option. I am not someone who normally complains, but this could have been a much better experience with some simple changes. Our bed was also a cheap frame that squeaked anytime someone move on the bed. The house was great, but furnishing like furniture did not live up to the quality of the house.

Fantastic home,wonderful stay!

We had a great time at our rental home!

We've stayed in Orlando at multiple different resorts over the last 10+ years,but had never stayed at Reunion. We couldn't have been happier with the experience.

As soon as we arrived,I immediately received a text message from the home care manager with contact info in case we needed anything. I only had to reach out a couple of times and he responded immediately,which I truly appreciated.

The movie theater and game room were awesome. We watched a movie every evening,it was so much better than going to an actual theater! The basketball hoop in the pool took a beating,but survived!

I would not hesitate to stay at the same home,or another on Reunion property. We can't wait to plan our next trip!

The house was dirty

The house was dirty. There was a big wad of hair on one bathroom floor, both master bedroom toilets were broke, we fixed one, the bedding was dirty, the front master bedroom mattress wreaked of urine and couldn't be slept in, some utensils and plates were dirty with dried on food, light fixture above the kitchen table/island was full of cobwebs, so I spent the first part of my vacation cleaning. The size of the house was wonderful and if it were clean it would definitely be a 5 star! With reporting all of this, they only offered me free late checkout :)
