DO NOT RENT HERE! Absolutely worst customer service. Fraud, fraud, fraud. Everything was fine-ish until 2 months ago. We got our first late fee for insufficient funds. We called and called and called, sent emails showing we had money in our acct on the day they tried to pull the money. Our bank states there was never a withdrawal initiated by them. So they tacked on a fee of $125 for nothing. We were able to get that fee credited back stating it being an error in their system. Again last month May same thing but they state they just gave us a "courtesy" credit they can't do it again. I lose it saying it wasnt a courtesy it was their error and it looks as if it happened again. They stated the fee stands and because this is the SECOND month of insufficient funds (which neither was) We would have to start making payments in person. Here's the catch you can't actually make payments in person to their office. You go to some automated bill pay thing at kroger or whatever. You have to enter a special code assigned to you but the code given to us to make said payment was not actually ASSIGNED TO OUR ACCOUNT! They gave us the code to pay someone else's rent!!! When we called about it they couldn't tell us where the money went!

I was thrilled as a tenant for 2 years…

I was thrilled as a tenant for 2 years then after an issue upon move out, I realized that there is a Victims of Progress Residential group for a reason.
I was waiting for lease renewal prices after providing the comps they requested.

Their response fell into the 60 day window that did not give me adequate time to give 60 day notice to vacate.

Upon move out I was charged $831. I questioned it, due to their lack of a timely renewal response. Their reply: “- Insufficient Notice Fee 11 days- $ 831.78- This charge is valid. , It's still the past resident's responsibility to give a 60 days written notice to vacate as they signed a lease agreement stating that they would. The lease agreement does not give an exception saying "we'll waive this fee if we don't offer to renew the lease with you within a certain time frame" .

For this reason, I cannot recommend them. I joined the group to see if anyone else had this problem. 15 thousand members that are unhappy with Progress and I found out I was not the only one that had my experience.

DO NOT RENT from here. If I could give negative I would!!! What is sad is that we loved the house and we didn’t have issues until we had to leave for safety and assault issues. We have had police reports sent and documents saying some cannot be released because of minors and even though MUTIPLE people in the ACTUAL company said those reasons qualify for the term fee to be voided the issue has never been resolved. It is a joke and there is no common decency for human life. This company is a joke. They are friendly and kind until you leave. Whoever emails back just send a snippet of the lease with a no! I finally have been contacting them over months and recieved another response which was still a no but apologizing what we went through. They said I may contact a lawyer. Which I have and will continue to fight this.

HUD Needs to Review Progress Residential Rental Practices

I initially planned to extend my lease but when the renewal was received, the monthly amount noted was approximately $8,379 for the first year and $8,714.16 for the following. This was 2 times the amount I currently paid. I assumed the lease contained errors and immediately reached out via email to the sender requesting they review and revise as necessary, that was February 28, 2024. I awaited a reply as well as a revised lease but received neither. I even called Progress Residential only to be told they would take my info and have someone return my call.

Unfortunately, no one responded to my request to review/revise the lease agreement and since I could not afford the amount noted I immediately began looking for new housing. Once located, I provided notice of my intent to move out, March 18th. I would not have done so if the representatives would have acknowledged and responded to my inquiries for assistance.

Since my request to vacate was not received within the required timeframe, 60 days, they assessed an insufficient notice fee - 11 days of $795.62. I reached out to the company numerous times beginning requesting a reconsideration of the fee assessed based on the information they erroneously provided to me. They will not acknowledge the error and continue to state the fee will not be changed.

I emailed pastresidentdisputes at rentprogress.com as well as called 833-774-7377 but received no real resolution. I've asked multiple times that the issue be elevated to management only to be told, no and the fee will not be changed. The last correspondence I received 6/6/24 after again requesting to speak with a supervisor was, "Please know we are not phone based department. We understand you have a dispute over your final charges. All disputes must be emailed directly by the leaseholder." I continue to get the run around with no resolution in sight.

Progress Residential renting practices should be reviewed by HUD. They are assessing fees without real merit and don't have proper guidance and/or trained employees to effectively assist consumers.

Dispute frivolous charges

We moved out of a Progress home on May 5, 2024. We asked for a pre move out walk through with them and they refused. They said I could attend the one they scheduled after move out BUT I wouldn’t be allowed in the house and inspector wouldn’t talk to me. Then I finally get my final accounting ledger that lists all their fees, final utilities, and what my security deposit refund will be. They charged me a $206.60 late fee and a $1.61 air filter subscription fee. Progress cancelled the air filter subscription in Dec 2023 but they decide in May to charge me. The late fee is bogus. On April 30, 2024 I paid my final May rent and fees for the 5 days that i owed. So the late fee is fraud. I have emailed them twice with no response. It’s impossible to get someone on the phone. They owe me a refund of the ridiculous charges.

As of June 6, 2024 Progress has agreed to refund the late fee and air filter fee and said we should get a check in 7-10 business days.

Run and do not rent from these people



Run and do not rent from these people. When I first started renting from Progress Residential eight years ago, the company was much better. However, it has progressively worsened, with no accountability and poor customer service. There is no reliable way to reach anyone for timely repairs, even in emergency situations. My home has had mold and water issues for 50 days and counting, with no resolution in sight.

There needs to be legislation in Georgia addressing these major companies that are buying homes and renting them out. These companies operate like slumlords, making it very difficult to communicate or get anything done. In Georgia, tenants cannot withhold rent, and these companies exploit this to avoid fulfilling their responsibilities. I have a mold issue and after repeatedly telling them I have asthma they still didn't do anything

If you see a house managed by Progress Residential, run as far away from this company as possible.

Progress Resident Fraud Company

Progress Resident is committing fraudulent activity. I informed them I was not renewing my lease and would be moving they agreed. They scheduled a move-out inspection for 01/02/23 it is what it says but it should have been 01/02/24 since I moved out on 12/31/23.
Then they sent the move-out settlement on 02/26/24 but one of the documents was dated 02/02/24 and was in the same mailing. I called about the issues and the ledger information so they went back into the system and changed the information so they could keep my deposit even though I no longer lived at the residence anymore they charged me $1366.20 for Jan. which was Dec rental amount, but the rental lease states 1475.00 for Jan...
They doctored the information to suit the company's lies but I have documentation and all the emails and recorded phone calls that prove they are committing fraud. I need to find a lawyer who can sue this company all I want back is my $1800 which they have created charges to keep and have me still owe them more money.

Please point to a lawyer who can sue this company.

This is a total scam they lied and said a photo ID was not verified, of my 93 year old mother who would be occupying the property with me !! They also said I could reapply , pay another fee and if their faulty id process failed again I would be denied!! They are not compassion to senior citizens needs or technology shortcomings!! They were rude to me and told me theirs nothing they could do to help me !!! They also told my realtor she would have to pay a fee to show me the property on FaceTime !! They definitely need to be investigated and sued by a lawyer !!!

The worst experience EVER**** NEW RESIDENT****

I just moved in my house May 2nd and have termites and ant infestation.... Literally a New Resident NIGHTMARE!!!! I AM ABOUT TO ALREADY BREAK MY LEASE I CANNOT BELIEVE THIS IS HAPPENING TO ME..... Avoid Progress Residential at all cost

Firstly, I don't know where to begin. It has all been bad. We've communicated with every executive leader that we could find, and they still offer no resolution, if they respond to you at all. The homes are never updated, and maintenance is left outstanding for weeks and months, yet rent prices continue to go up.

The customer service departments and resident-facing teams (including upper management) are abysmal. The portal is crazy. They won't even let you pay rent if it's past the 8th. Excessive fees and just a scam.

I would stay away. They do not follow their policies and rules. There is always something wrong with these folks. A simple Google search online or across social media will tell the story.

10 days and counting to a working - we hope- dishwasher.

We have rented from RentProgress for years, using their lease transfer program to move from Nevada to Florida. The property we rented in Nevada was +5 star, in Florida -5 star. The latest thing to fail was our dishwasher. The pump pumped water in but not out again, flooding our kitchen floor. Though I work full time, we are in our late 70s and my wife is disabled. She can't stand up long enough to do the dishes. We emailed, submitted maintenance requests and called on a daily basis. On day 6, a technician came out on a Sunday to tell us there were no clogs, the pump system was failing, and either the pump or the appliance needed to be replaced. It is now day 10 and no one has come out to follow up on the Lone Technician. Today the issue was escalated (we were told) to their customer advocacy team. Apparently, you have to reach the 10-day milestone to be sent to customer advocacy. We are hoping someone will come out to replace the dishwasher because we know enough about appliances to understand the pump doesn't decide to start and stop on its own, that there are other electrical sensors and switches that tell the pump to start and stop. (I should note here that it took three technicians before one showed up who believed my diagnosis that a failed thermostat was causing our HVAC system to stop operating.) We love what Progress does in general but not so much how their customer scare or maintenance departments function.

My Uncle paid over $2700 dollars to view a house and other paperwork. For months they kept stalling, he never closed the sale. They are so unprofessional and can be likened to property inspection scam. Imagine collecting that amount from multiple people with interest

Horrible people, horrible experience

They are the worst. I've had several issues with this property and every time they come and fix it the issue comes back, or they say it's under my responsibility. Currently, the kitchen floor is lifting and they told WE had to take care of it because it was not something we reported 30 days after move-in. Also, the back fence is almost completely bent backward falling onto the neighbor's backyard, again because we didn't notice 30 days after moving in, they can't do anything. WE'VE BEEN HERE FOR ALMOST TWO YEARS. HOW COULD WE HAVE KNOWN THIS HOUSE IS FALLING APART?

SUBLEASING

Okay so I have been subleasing at an Atlanta property for a year now. I was told I had to maintain everything myself. They cut my yard twice since I've stayed here and then all of a sudden stopped. Just today a man was lingering outside of my front and back doors peeping in my window. I went outside and saw him and he didn't say anything and it was a PROGRESS RENTAL TRUCK. My stairs are breaking off. There is no central AC/Heat. Insects have become a problem as well. No help with maintenance at all. When I signed my lease it stated I had to do everything myself..after reading these reviews I don't know if I'm being scammed or not..

This company needs to be shut down.They…

This company needs to be shut down.They are horrible...and then some. My home had mold all in it and it took them 8 months to figure this out and then gave me 9 days to move...which end up being 7 days b/c I came home from work and they had demolished the only bathroom and one bedroom. Now I am still waiting for my money since 4/11 and get the run around. That's just what they offered me to move out...they haven't even discussed my deposit. When you call the help line you get incompentent people who try to read a script. Or get told you can only email that department they don't have phones. And it's hours to speak to a supervisor that is also not very compentent.

I owned multiple properties before divorce and was forced out
rented from these schmucks and will never do that again
fuzzy math, no personal interaction, takes 10 days in 90 degree weather to get the air conditioner fixed and if you complain they ignore you
I couldmgo on but just get the idea they are horrible
find a private owned property you will be better off

If you could give no stars, I would. Be prepared to pay thousands of dollars to live in an unsafe, poorly put together, half @$$ “refinished” home. We’ve begged and pleaded for help to get out of our lease as we’ve dealt with neighbors pulling weapons on our 4 year old and their only response is “break the lease for $5k” “transfer to one of our homes for $400+ more a month but you’ll have to pay $4k before you can do it” or “get over it”. We’ve raised concern after concern, and because we resigned our lease, because the move out list will cost you $3k in “cleaning for the next residents” we CHOSE to stay here & be threatened everyday. You can not get out of a progress home without draining every dime you’ve ever made and they don’t care.

I pray it gets better!

I have been in the same house for 7 years! Haven Brooks had it first and it was wayyyyy better. I was so pissed and felt like they were just picking on me but after reading these comments- it appears they treat every tenant like trash. It saddens me and I know the day I move out will be a breath of fresh air and a headache. This is so ridiculous. I can’t believe they are getting away with this treatment. Since being in this house- 3 companies have bought it. Maybe God will grant some grace for a fourth to buy it and that company actually care. The problems I am facing- charging me for unexplainable services, too many reps saying different things, rent keeps increasing, they don’t reply back to emails- it is an automatic system. I am pretty sure they copy and paste like they do under our posts. I was contacted by their collections department and after explaining the situation- the rep asked me to send all receipts, emails and he told me he would handle the issue and reverse the late fees. And guess what- it is still accumulating! They charge $15 a month for an admin fee, since my utilities have been in their name- it has been 3xs higher.
