My new experience with Probuild360... On the 24th January 2026 Probuild360 has attempted for the THIRD time to remove my review of my genuine experience with their company from the Google review platform.
This time they had it removed based on "the quality of the pictures" we uploaded. Over the last two weeks Probuild360 had my review flagged and removed by Google, on any trivial excuse they could "trick" Google to have it removed for.
The first time Probuild360 claimed "impersonation "- they flagged the review, it was removed, I appealed, I won the appeal, the review was republished on Google platform. The second time, Probuild360 had it flagged and removed for "repetition". Again I appealed, won, and the review was re instated. The third the time, Probuild360 is attempting to have the review removed based on "inadequate quality of the photos uploaded".

From my own experience, it has become abundantly clear that Probuild360 actively, fiercely and aggressively has negative reviews removed from all on-line review platforms.
This is NOT the same as fake reviews being removed, or reviews being removed because they were found to be untruthful.
This is a company that actively has genuine reviews removed, finding "technicalities" or loopholes... and from my own experience, intimidation towards the reviewer.

Probuild360 have attempted to remove my factual review dated 3/12/2025 claiming defamation.
It can be seen on Trustpilot’s website under review- probuild360.co.uk- transparency that PB had negative reviews removed from Trustpilot. Reviews were removed Not because Trustpilot had concluded they were untrue or wrongful as such, but because the reviewers did not respond to Probuild’s challenge that “Trustpilot’s guidelines were not followed”. Having just gone through this myself, it is my opinion that some reviewers would find the whole process of replying, a little confusing and with Probuild’s accusations of defamation, I can see how normal people, could feel intimidated to back off.
Probuild has made a new statement: “If the issues described genuinely existed, they would have been raised at the time. Building Control did not identify any such failings during construction, aside from minor routine items typical of works in progress.”
It is not Building Control’s neither role nor responsibility to raise these failings to Probuild. Probuild, making this statement, within this context, to members of the public, who wouldn’t normally have a deeper understanding of the role of Building Control is, in my opinion, intentionally misleading.
PB’s comments have been presented to the Director of the Building Control Company involved with the project at the time. The director (BSc MRICS FCABE) has clarified; ”The Building Control Inspector has not issued a certification of compliance for Probuild’s work. “Probuild cannot remove their responsibility by simply suggesting that if the Building Inspector did not raise anything, then that per se, makes the work compliant.“ “The lack of a comment from a Building Inspector during progressive works does not mean that the work is compliant. You will note the wording in our site inspection record where it states that “it does not constitute evidence that the building regulations have been complied with” “.
He further comments on the project: “I would agree that the Inspector could have identified any locations where padstones did not match the structural engineer’s design and requested that confirmation of any variations from the design be submitted by the Engineer. Whilst this is not essential for performance of his statutory function, it would have allowed you, as the applicant, to have visibility of a potential problem. This, in no way, alters the responsibility of the contractor for any noncompliance but it would have provided a better level of service to you, as the applicant.”

Probuild is making another new claim; “ The fact that it has taken nearly five years for the clients to seek out individuals willing to comment retrospectively speaks for itself. Most clients address concerns promptly and logically. “
Probuild’s statement is factually untrue. There have indeed been multiple professionals (structural engineers, chartered surveyor, drainage consultant), that not only “were willing to comment” but have provided relevant official reports to them. We promptly reported issues to Probuild. When Probuild ignored or dismissed us, we followed a logical successive escalation to higher level experts, as again PB either ignored or dismissed or disputed their reports. This has been a long process, because of Probuild, not us, unfortunately continuing to this date.
To support our statement above, and as it is not possible to provide a full report of everything that transpired to date here, we choose a specific element of the project, the new roof, to demonstrate.
We promptly notified PB that there were issues with their newly installed roof. PB replied there is nothing substantially wrong with it, and were hostile to us for suggesting there could possibly be a problem. So, we asked the official roof product company’s inspector to review PB’s work. He has provided PB with an official report, describing extensive delamination, defects and concluding their installation is dissatisfactory. PB rejected his independent report. PB were also dishonest in reassuring us, that their subcontractor was willing to provide a warranty for their installation, for us to discover that their subcontractor had already folded months ago. So, we had to escalate to a higher level expert. A court approved chartered surveyor provided his report on PB’s roof installation, concluding that it has Not been installed with adequate skill and care.
Although, it is not understood why PB is suggesting that checking their construction work and reporting to them "promptly" is in any way my responsibility in the first place? PB did Not construct a whole foundation (quoted and billed for), But it is My fault? for not spotting and reporting it?

Very highly recommended. Took the time to listen and explain things in an easy to understand way and noted what is important to us. They advised us of the advantages/disadvantages and all the necessary procedures necessary for the project.

I initially contacted Probuild with high hopes and the full intention of using them. I even told them up front that they were our first choice. It took me a few chasers to get them to look at my extension plans but nothing too terrible. They gave me a range quote and said they would give the full quote once we had our structural drawings/calculations in place. We provided those on 7th August but had no reply. Chased it up on 13th August and were told we would have the final quote week of 18th August. The week came and went with no contact so I chased again on 27th August and 1st September with no response either time. As a final attempt, I called on 12th September and was told that the director would look at the plans over the weekend and 100% get me a quote on Monday. Guess what...when I called on Monday I was told he hadn't even looked at my email until that day. Now I've been told I'd need to wait another week, despite them dropping the ball for over a month so far. The director, Bahram, has completely dodged giving any apology for the service. We've gone elsewhere. Given how they behave before they have your business, I dread to think how it would be once you were stuck with them! Perhaps spending more time responding to emails/calls and less time writing long and aggressive replies to reviews would result in fewer poor reviews.

Edit following ProBuild’s reply: I fully expected to get a reply calling me a liar given this appears to be the case with every poor review. Unfortunately for Probuild I do have the evidence, showing that I was promised a quote weeks ago that never came to fruition, despite chasing several times. It is not possible to upload photos on Trustpilot, but please feel free to go look at my Google review, where I have included screenshots of the emails. To be clear, I approached the director Bahram with all of this information and dates first in the hopes that I would receive a genuine apology for the poor service and we could work together to make it right. The email they’ve quoted in their reply is the email I got back. This does not do anything to take accountability for the fact that I was waiting for a quote for well over a month. To double down now and call me a liar just shows what kind of people they are.

Pro build 360… The most appropriate company name I've come across in quite a while. We used this team of professionals to partially renovate and extend our tired old 1930’s semi. Having a need to get the job done quickly and efficiently and having poor knowledge of the industry as a whole, we decided to go with what we hoped was a safe pair of hands to take the project from start to finish. From the first meeting with Bahram though to the architect, office manager and various department heads, all the guys and girls were warm, personable and great communicators. This professional team made the experience easy for us, they completed on time and to a high standard. They were also considerate to neighbours and very tidy!! Obviously this level of service comes at a premium but you really do get what you pay for. Special mentions for Matt Harris - top man, down to earth and didn't mind all our stupid questions! (There were many), Alexandrea Major - nailed our Kitchen design with minimum of fuss and Callum the head chippy. We also feel it's worth noting that despite our project been very small by pro build standards, we were never made to feel like our project was any less important. There must be a consistency of high service delivery standards ingrained in this company. Thanks to all at PB 360.

We recently had an extension completed by ProBuild360, and we couldn’t be happier with the result. We moved into our home eight years ago with the plan to extend and remodel, but life got in the way after having a child. We always knew we wanted to make the house work better for our family, but couldn't find anything on the market that suited us. So, we decided to make our home work for us.

Our main goal was to create more space downstairs, with a larger kitchen and an open-plan living area. We also wanted space for work and leisure, including a dedicated area for our daughter’s music practice.

We found ProBuild360 through local ads and recommendations from friends and family. We were particularly impressed after seeing a neighbour’s renovation project and hearing how highly they spoke of ProBuild360. We wanted a partner who could manage the whole process from start to finish, as we knew we wouldn't be able to do it ourselves.

DIY was no longer an option for us, and we both agreed it was time to bring in professionals. ProBuild360’s all-in-one service really appealed to us.

We’d heard horror stories about building projects dragging on, but ProBuild360’s approach was different. They took ownership of the entire process and completed the project on time, which was such a relief compared to some of the never-ending projects we’d seen nearby.

ProBuild360 also paid attention to the little details, like symmetry and proportions, ensuring that everything worked together perfectly. We had a rough idea of what we wanted, but they helped refine it, offering expert advice when we were uncertain. They were fantastic at visualising how everything would come together, even when we weren’t sure ourselves.

The interior design team, led by David, was integral to the whole process. His confidence in his ideas and style convinced us of things we hadn’t thought about before. He kept us well-informed throughout, explaining every appliance and piece of furniture that would be installed. They even invited us to their showroom, which we were really impressed by. It gave us so many ideas, especially for the worktops and pantries we wanted in our kitchen. Knowing that these could be supplied and fitted through them was a huge bonus.

The whole team, including Wes, Matt & Max was excellent. They kept us updated throughout the project. Whenever we had a question or wanted to make a change, they were always available and happy to listen and solve any issues we had. They were always just a phone call or WhatsApp message away, which was a huge difference compared to other contractors we’ve worked with.

What we appreciated most was the teamwork between all the specialists—externals, interiors, and electrics. Everyone was on the same page, which made the project smooth and fluid. We could talk to one person about interiors, and they would know exactly what was going on with the electrics and externals. This collaboration made everything easier and more efficient.

The end result has completely exceeded our expectations. The light the space brings in, and how it connects the outside with the inside, has really given us a new way to live.

Our neighbours were also very complimentary about the team. They were impressed by how tidy, polite, and professional the builders were.

If I were to advise anyone starting a project, I’d say have a vision, know what you want to achieve, and definitely call ProBuild360. Do your research, find a reputable company, and make sure they take ownership of the project. You don’t want to be chasing different companies for the same issues.

Managing the project ourselves wasn’t an option for us. We wanted a company that would take responsibility for everything and guide us through the process. I would highly recommend ProBuild360—they really took care of everything and the quality of the finish was fantastic. In 2017, we purchased our home as a new build with the vision of expanding it to suit our growing family. We loved the space at the back of the house, which set the foundation for our future plans. Don’t be afraid to take the plunge, even if the timing isn’t perfect—our experience of starting an extension while I was pregnant turned out to be far less stressful than we expected, thanks to the excellent communication and project management from ProBuild360.

The extension has truly transformed our lives. With a big family, including four children and their partners, we now have ample space for everyone. Our extended family has also been impressed with the new space. Before, we used to crowd into a small dining room, but now we have the space we need.

My husband has always wanted a big kitchen, and now he has it. He's thrilled, and so am I. The kitchen is perfect, and I’m sure, as a chef, he'll be cooking many wonderful meals there.

Overall, I would recommend ProBuild 100%. Their professionalism, clear communication, and efficient project management made the entire renovation process a breeze. We didn’t have to worry about a thing; they took control, and we stood back in amazement. Our neighbour, a former builder, was also impressed with the build quality. We couldn't be happier with the results and the experience.

ProBuild Edinburgh replaced render on half of our chimney as well as pointing out and tending to loose chimney pots and other little bits that other trades people had overlooked. They were very professional and polite at all times and price good.

Simply brilliant! Why juggle a load of tradespeople on a project when ProBuild takes all the hassle out out of it! I got them in so they could modernise our kitchen and lounge, and the quality was second to none! Everything from the building consultation, through the design phase and the building work itself was outstanding! Great communication throughout and a very detailed building and costing schedule allowed us to keep on top of the project without the stress. Working with ProBuild is like having a warm hug and you feel like it's your family doing the work.

The experience was so good, Ive asked them back to do more modernisation on other areas of the house. Dont hesitate, book a visit now!

We have used Probuild 360 a number times over the last few years for various projects including, electrical works, roofing, underfloor heating and some complex structural remodelling of our home. We have found the whole team to be incredibly professional, knowledgeable with a real eye for detail.

The whole experience is of such high quality, from the initial conversations where multiple design ideas are proposed in line with our budgets, right through to the respect and quality workmanship of the various trades out on site.

We have not always been an easy customer and have changed our mind on designs etc during the various projects but the team at probuild have always been patient, worked around us and provided us with invaluable advice along the way.

We would highly recommend probuild and we wouldn’t go anywhere else in the future for any of our next projects.

Probuild 360 have left 13 homeowners in Hall Green Birmingham with leaks in roofs, defective render finish, poorly fitted windows and doors, escalating water ingress resulting in rotting floors and skirtings and mould issues creating hazardous health conditions. Along with the potential concerns that as the buildings are of SIP design the buildings could become structurally affected .
My 85 year old mother was sold her property 14 months ago and despite providing Probuild 360 with the defect evidence they refuse to rectify the problems giving way to potential negative equity.
Caveat emptor !!!!!!!!!!!!!!!!!

Update 29/3/2024!
Probuild 360 have tried to have this factual review removed and threatened me with legal action, we have been polite and patient and only requested they honour there legal and moral duties, However they would rather spend money on litigation than customer care!!!
So Probuild 360 I publicly challenge you! instead of acting like a pestilent child kicking and screaming when you don't get your way. Come and resolve your defective works so I can review my review and if do a good job for change you might even get a gold star! We're waiting??

We bought our dream property in 2021. We’d been aware of the house for a long time, and as soon as it came to market, it was a must-have for us. Externally, the house is a beautiful Queen Anne-style property but internally, it was very outdated. Having a young family, our day to day lifestyle is structured around our children. We also have a large extended family, with lots of people coming and going from the property regularly, so there was some work to be done in terms of getting the layout of the house to work for us.
 
We wanted to create a home that retained character, but balanced it with modern interiors. For a property built in 1903 , this was going to be a challenge.
We chose to go with probuild 360 for a number of different reasons. Firstly, the scale of the project we had, required a contractor with experience and with a depth of team, and specialists for niche work. We contacted several large building companies, but ProBuild360 stood out. We had heard of them through Google and had seen their reviews and awards online, which led us to initiate a conversation.
 
They came for an initial survey, talked to us about what we wanted to achieve and the style of home we desired. They also invited us to their head offices, which no other contractor did. We were blown away by the head office, it gave us an immediate insight into the level of finishes and quality of workmanship we could expect from probuild.

We are professionals ourselves, and detail-orientated people, so we needed a contractor who could meet our requirements for attention to detail. We had taken the time, pre meeting Probuild, to prepare architectural drawings & designs, but we needed someone to take our vision and bring it to life. ProBuild360 not only used our drawings as the basis for quotation, but they actually reviewed them with their in house design team, and came back to us with feedback for modifications and improvements.

Throughout the project, their professionalism and competence was evident. They were transparent about everything, consulted us at every stage, and made suggestions that significantly improved the project.
 
One standout aspect was their fortnightly meetings. These touchpoints ensured the project stayed on track, gave us peace of mind, and allowed us to address any issues promptly. Their honesty, reliability, and competency made a very complex renovation process run smoothly and successfully. We couldn't have asked for a better experience.
 
 

ProBuild360 have just completed a full design and refurbishment of our property. We were looking for a Company that could offer a full turn-key solution.
Our priority was to find a Company who were interested in delivering a high-end look & feel.
It was clear from our first initial meeting on site that the entire team from PB360 were very engaging and were interested in making sure we had the best possible outcome.
Without any commitment, they came to see us with all the required parties (Owners, Commercial, Designers & fit-out team).
We soon realised that we were going to be taken on a journey that would make us think differently about how we wanted our new home to look. This we have to say, was the best thing that could have happened. We were shown such a wonderful array of designs that we would never have thought of ourselves.
From the eye for detail, to the superb installation quality, we were rewarded with a wonderful home. We could not have had a better outcome.
As part of the journey, we were given a cost breakdown of every element of the scheme. This gave us the ability to manage the budget throughout the project and the guys at PB360 really did focus on this, and our home was delivered on budget.
If I was to name individuals, it would not be fair for everybody who played a part in the overall project. The entire team are fantastic. Their business model is exceptional. They really do deliver a turn-key solution from start to finish using their in-house design team and in-house tradesmen. We would thoroughly recommend ProBuild360.

We have just completed a full refurbishment and kitchen extension of our 5 bed house and would like to thank everyone involved in the project from building, plastering, decorating, tiling, plumbing etc. Of course there were times when things do not go to plan but they were quickly rectified and everyone was pleasant to work along with during the last 15 months. Having just had my home build and renovation completed I wanted to say a huge thank you to everyone that worked on the project and to feedback on our experience.
The scale of the project was not far off having the whole house rebuilt and so it would have been daunting without a build partner like Probuild.

Our entire project felt like we were taken on a journey. We weren’t the builders, or doing any of the work, but we were made to feel like we were part of the team.

Being surrounded by people that are so knowledgeable, was very reassuring. Like in all houses, there are quirky things that require clear communication between the teams. In ours, there is a small arch detail feature that could easily have been ignored but it has been done so well. Because everything is in one place at ProBuild, it was just easy.
Everything, from the finishes to the teams, is just of a great quality. I remember coming in and seeing the plasterers working on the walls, and I just thought “he is plastering like his life depends on it”. It was obvious that he was great at his job, but it was the attention to detail - the genuine care about whether my wall was flat - that has stuck with me. You don’t see care like that very often.
The absolute headache for me with this project would have been trying to find a kitchen place, trying to find a this or that, managing builders that were either behind or ahead. Having the complete, connected package that ProBuild360 offers made all of this possible for me.

ProBuild came highly recommended after our friends used them for a recent project. We really liked that we wouldn’t have to programme manage anything during the project. We wanted a partner who would take care of everything for us and ProBuild360 certainly delivered that.

Right from our initial meeting, we were met with enthusiasm and passion for our project. The teams made suggestions to get us the best results and from the beginning were always happy to accommodate changes. That gave us confidence that we’d made the right decision straight away. And as we got to know the rest of the team, that only became clearer. They had everything in hand from the get go.

The project management was a great asset. We trusted them to get everything done and they did. Even when we hit hurdles, the teams didn’t even seem to break a sweat. They knew exactly how to fix things and had a plan B ready to go just in case. We were kept informed throughout the project too. If we had any questions, the guys answered the phone straight away and were more than happy to discuss things further. Nothing was ever too much.

We didn’t know anything about construction before we started our project and went with ProBuild360 based on a gut feeling of confidence in the company and their work. We’re so pleased we did. Thank you ProBuild!

Just moved house and the surveyors report said that the chimney needed repointing. Sean from Probuild came out to do the job and after inspecting the chimney pointed out that there was nowhere near as much work to be done as the surveyor had reported, which was very honest of him and a refreshing change from tradesmen who try to rip you off at every turn. He fixed what few things there were to be fixed in short order and also gave us some welcome advice in regards to roof maintenance. Would definitely use Probuild again based on this experience.
