The process of purchasing our first Pacaso home was fast and easy. While it was a phenomenal house, it wasn't the perfect fit for our family with three kids. We were able to use the transfer program and it couldn't have been easier to switch houses. Now we’re in a home that’s a much better fit for our family.

I'm leaving a second review to update on my experience. I've had my place for about a year now. I love the house we got and have been very pleased with the house maintenance, the booking system, and the overall process. The buying process was a breeze. The booking process is easy. No hate by surly neighbors looking to tar and feather us. My kids love the place, and we enjoy having a vacation spot that feels like our second home. Having storage places to leave your gear has been great. One concern I had going into the purchase was whether you were going to feel like this was AirB&B. However, that has never been an issue. We check in and no one has ever bothered us during our multiple stays or done anything to make it feel like it wasn't our place while we are there. Post-purchase, one concern I had was when Pacaso indicated it was taking house cleaning internal and whether this would result in the upkeep jumping radically as a way to increase profits. That has not been an issue for me. I think needing to internalize the work for consistency is fair given where the labor market has been. One thing people should keep in mind, is that you most likely won't be able to utilize the house 44 days a year per share. There is a day break for cleaning between guests (at least for now), there are caps on summer and holiday booking per share to keep some availability for all, and some available dates fall in mid week periods where you may not be able to stay. That being said, I think Pacaso does everything possible to keep the process fair and ensure there is reasonable availability for all. If you tried to arrange a fractional ownership set up yourself, this is where things would ultimately go to hell in a handbasket - the fighting over who gets what dates. Pacaso allows that process to be outsourced with a fair system that applies to everyone. If you are buying a share from someone, make sure you ask to see what dates they currently have booked. Overall, I think this a great approach to having a fun vacation place if you have some money to spare for a luxury item and do not want to spend the time keeping up a second home.

As soon as I walked into my Pacaso, I knew it was the right decision. The first time my family visited, a cousin said “You do realize this is the house now that we're all coming to whenever we gather” which I think is amazing. I’ve loved getting to know my neighbors, it really feels like you’re part of the community. For me, Pacaso has been a great way to have home ownership in a place I love, that I get to go back to over and over gain.

The purchase process was very streamlined, it was the most painless financing I’ve ever been a part of in a real estate transaction. The scheduling has been super easy, we’ve been able to get all the weeks we’ve wanted to get. We live close to our Pacaso so we’re able to take advantage of last-minute weekend trips when they’re available. Pacaso just made sense for us and helped us have access to an amazing vacation home without the risk of a short-term rental where local regulations might change.

We love our Pacaso house in Vail. As empty nesters it is a great place to gather our family and friends. When we are there we are enjoying an incredible house and building memories and when we are not there we have no hassles what so ever! It's been ideal for us.

When I came across the Pacaso listing for the share we ultimately purchased, I thought it was too good to be true. After going through the sales and purchase process I could only think how Pacaso is the next disruptor in real estate. Sorta like your first ride share experience when you get out and think, “wow, this is a game changer!”
Since purchasing our share early 2022, Pacaso has been everything we were hoping and more. Beautiful home (check), lower ownership costs (check), red carpet treatment (check), and no tools required!

Overall, I would rate the buying experience as Very Good - just a slight notch below excellent. I have not stayed at the property yet, so I can't comment on full owner experience at this time. I thought that the primary interfaces (sales agent, home manager, finance lead) were very professional, straight forward, and responsive. I had a buyer's agent and attorney working with me on the deal, and all three of us felt the Pacaso team was great to work with.
There was one area where I felt there could be some space for improvement. Although the team seemed to be well intentioned, I thought it was a little more challenging to get property details / financials during Due Diligence period than it could be. I would've expected that some of the questions (e.g., balance sheet, details on the budget assumptions, documented list of property improvements made by Pacaso) would have already been prepared and packaged for buyer visibility. It seemed that some of this material was only pulled together and available because I asked for it. They were NOT being secretive, it just took a bit to get the info and it wasn't always packaged in easy to digest formats. I'd just be surprised if these are not common info requests from buyers.
Overall, I am very pleased and look forward to staying at the property. From what I can tell, the app and booking technology / process seems to be efficient and fair.

Pacaso staff were all friendly, transparent and accommodating. A special touch was helping us by providing a portable crib and being willing to set up gates before our visit to keep our grandchild from falling.
