I am owed a refund
I am owed a £386 refund and have been waiting over a month now. I have called and emailed but they are not even replying to my emails. Imagine if it was me who owed them 🤬 Terrible service from their financial dept!

Avoid! Zero communication. Very slow at providing required invoices to explain service charge. Wish I thought to check out OHG before I bought a property they manage.

Since being taken over by Riverside One Housing serving has declined. They do nothing for residents.
I have water damage from the flat above mine coming to my ceiling light. And because of Healy and safety reason I contacted the river side one housing emergency number. No one cared! No one came. No one called back. Still waiting for the plumber and an electrician. This is a joke.
simply want to sell my property
simply want to sell my property. They sent me the selling package and I have complete all the required documentation. No response after 3 weeks and several emails. Very frustrating. Not sure what you can do when they don't even reply to your emails?????? Incompetent, lazy, disorganised.

Since being taken over by Riverside One Housing serving has declined. They do nothing for residents. Repairs are not done or done badly. They should never have permitted to buy OHG and should be held to account. A truly terrible landlord who don’t care about the tenants
The worst housing association ever
The worst housing association ever . They have driven me insane . They have cost me so much money I don’t even know where to begin . I’m taking my case up with the ombudsman. I can’t even park my car in its bay for the past 3 months neither can any of the other residents that is still ongoing so we are all getting tickets slapped on which one housing don’t care less about . A leak from one of their pipes has been billed to me for over £3000 !! How ridiculous, I’m fighting that too . I pay in my tv contract but one housing haven’t fixed the aerial for months now so I pay my bills but no tv !! They never read or reply to emails even if you send 20 of the same email . The whole organisation is an absolute joke .
They have made me unwell and affected my performance as a full time carer .
These people should be investigated
Unsafe and cladding
Their properties have flammable cladding on them which they have known about and refuse to do anything about it. They don't care about the people who live in their properties, and that's evident in other reviews I've read. These people should be shut down and prosecuted.
Outstanding plumber.
After a full 12 hours without water and One Housing Riverside failing to provide updates or concrete help, an out of hours plumber attended. His name was Faddel Bakali. This guy was one of the most helpful people I've ever encountered. He sped over from East London and was so kind, offering to go all the way back and get stockpiles of bottled water. When the water issue was resolved by Thames Water, he seemed genuinely delighted for me. What a great guy. He's made my day!

The most useless company ever. Someone parked in my space for many weeks, and they couldn't help me with anything, despite managing the property. They kept transferring me to a colleague, who always said someone else was responsible. Massive time-wasters, and in the end, the problem was not solved. Even today, I am still struggling to get this done. I had to go through the council and police to try to get this sorted, and guess what... no progress.
Avoid at all costs, as they don't respect their clients.
One Housing Group with Riverside
Pretty bad experience with this company who are my current landlords. There are a number of troubling experiences here. The latest is discovering that my self contained flat is not so self contained as they have combined external utility fuse boxes, with another tenants, making it difficult to change/ update meters if you need to do so- I am currently in this situation. I have also found, on talking to OH staff about this they seem not to know whose responsibility it is to correct. In addition, and not sure whether this is solely their responsibility water meters have been mixed because they would have been wrongly identified by OHG in the first instance. They arrange repair visits out which is not conducive to anyone who has a 9-5 job, and identifying this with them seems to be ignored. OHG applies a weekly service charge but has never identified services carried on the property to justify this weekly charge, for eg Hallways, front gardens are maintained by tenants.
EPIC FAILURE
One Housing Group must be one of the worst companies in the industry of building management companies. Where do I start:
- 10-20 days to respond to emails (as per their policy)
- phone call queue >10-15 minutes
- the lift in our building has been broken down for 4 months now, and OHG failed miserably to do anything about it
- No Onboarding process to set up new residents/leaseholders etc. (intercom, parking, concierge, contact person needed for day to day. nothing of the sort!!)
- Extortionate service charge (and not corroborated with proper answers once asked/requested for explanation
- one singular email that receives all inquiries about all topics (repairs, legal, parking, accounting, customer service etc.) which dramatically increases processing time of emails
- Very, very, very (i can't say it enough) slow response time when dealing with repair teams and subcontractors, the repairs go on forever
- Zero ownership: OHG functions like a collective team of people doing everything all the time with no ownership over specific issues or cases, so what happens is no one know anything about a topic, and it keeps on getting passed around this large organization with zero ownership or accountability, and the residents have to suffer and wait due to the long waiting time for OHG to take action (that is if ever at all!!)
It's incredibly frustrating dealing with One Housing Group. As a professional working in business consulting, and on a personal level having dealt with OHG, I can very confidently say that this organization is incompetent, grossly negligent to residents' needs, extortionate in the amount they charge, utterly slow in their response time, and bear to accountability or remorse to the problems face by their residents.
It has been a true pain dealing with OHG. What a disgrace and an epic failure that this company is allowed to still operate and take people's hard earned money.
No hot water for days.
No hot water for days and no one is coming to fix it.
An engineer came days ago to fix a small issue and he made things ten times worse - no water in the property. I called this week and was told that someone would be here within 24 hours. Nobody came and it’s now the weekend when “the line is closed” so two more days without hot water.
Unacceptable.
One Housing is Corrupt and Incompetent
I am writing this in the hope that anyone considering buying or renting a property from One Housing will think twice. I have a shared ownership property that was newly built when I purchased it, the building work over the years has proven to be completely sub-standard. I have had a leak from my windows for the last 15 years, it constantly leaks when it rains and drips down to my bedroom where I need to keep a bucket to stop flooding my floors, all the woodwork around the windows is rotten with black mould. I have complained and tried to get this repaired now for 15 years, and still, no one in that entire time has ever called me back. Three months ago, I tried once again as I do most years, to get the repair sorted and still to this day no one has called back, each week I phone up to follow up on my case and each time I'm presented with a BS excuse, either system are down, a change of systems, or the person in charge is on holiday... and so it goes on and on. I pay through my service charge over 250% more for my building insurance compared to what I would pay if I were a private tenant. Each year our rent goes up as do our service charges yet we see NOTHING in return. One housing is a scam company and must be avoided at all costs.
Hell on Earth
Writing yet another review for One Housing. Frankly, it’s no surprise that their overall ratings barely scrape 2 stars.
I've resided in the One Stratford Block for 15 years, and for 13 of those years, we've been pleading with them to fix the lift. I've been trapped countless times, including once for 2 hours, causing me to miss a flight. Living on the top floor has been a nightmare, especially during the 5 months we had no lift.
As I write this, the lift has been out of order for 5 days. We have received no information or response from One Housing. Complaints are met with delays of weeks or even months, and when they do respond, it's usually a robotic representative who feigns concern but does nothing substantial to resolve the issues.
If you're considering buying a flat with One Housing, DO NOT. Not to mention the exorbitant monthly service charge of around £300.
Working at one housing
I regretfully spent a significant amount of time working at one housing group, and my experience was nothing but very bitter and short. The environment within the company is overwhelmingly unprofessional, with a lack of respect for basic workplace standards. A place where you are glued to the phone and expected to take calls and complete calls within minutes no matter what the customers frustration was. The management, unfortunately, fails to provide adequate leadership, resulting in a chaotic and disorganised workplace. Management are very unprofessional with no greetings throughout the day, no communication what so ever which makes you feel like you are in a prison.
Not only is the management incompetent, but they also display a blatant disregard for the well-being and concerns of their staff. Employee welfare seems to be of no importance to them, as evidenced by their negligent attitude towards resolving issues as they are VERY unapproachable. It's disheartening to witness such disregard for the people who contribute to the success of the company.
Furthermore, the overall atmosphere within the company is toxic and demoralising. There is sense of dissatisfaction and disillusionment among the employees, stemming from the pervasive culture of neglect and indifference exhibited by the higher-ups. It's evident that the company not only prioritises profit but other KPI’s over the happiness and satisfaction of its employees.
In conclusion, I would strongly advise against considering One Housing Group as a potential employer or business partner. It is a place where professionalism goes to die, where management incompetence reigns supreme, and where the well-being of staff is disregarded with alarming indifference. Save yourself the frustration and seek opportunities elsewhere where you can grow be happy and be in a supported environment.
Absolutly atrocious
Absolutly atrocious. This housing association shouldb't exist. They are very transphobic and have no respect for their tenants. Their inaction for repairs has caused a friend of mine to die due to the disrepair of the property. I personally have had to get lawyers involved to get my own property up to code and they have sent falsified documents to try and shift the blame. I hope that the company goes into liquidation. the ceos need to get their heads out of thier asses and improve their service. Would recommend anyone who considers moving inro a onehousing property to run as far as you can and don't look back. You are better off elsewhere.
Severe mouldy windows & kids in the street
Called years ago about severe mould on our windows my wife had COPD and she had a hospital bed right beside the living room window. Which was not good for her at all as many a day she was on her nebuliser. I was advised to call osprey to get it sorted we were promised new windows in 2024,'2025. After calling osprey they said it was our responsibility my son has asthma so he couldn't help I'm disabled but I fought to get them sorted myself. Yesterday Stewart from osprey came out and just looked at the living room windows. He was rather mouthy to my son as he came out to see the mess they were in he turned to my son who has asthma and said ure the carer u can get them cleaned having no respect for his health so I had to fight to do it which was hard for me. Got a visit this morning from Masson and Glennie son said can I help u they said Stewart told us to come and look at the mold. I said ure too late we were ordered yesterday to clean it out self so they just left they didn't look at the other mouldy windows so I had to scrub three mould off the kitchen and bathroom windows myself . I don't think Stewart can count as we reported lots of mouldy windows but he just looked at one which we got ordered to clean it ourselves then he calls a company to look at it how sick can you get. So they didn't look at the kitchen window or the bathroom window they just left. So today it took me from this morning to half past 3 to scrub those windows and now I'm in mortal agony and my t shirt soaking wet due to the agony I was in but they just don't seem to care but yet they've put the rent up from 1st of April by £60 daylight robbery considering they don't care about there tennents or condition of the windows to them it's up to the tennents to sort having spent hundreds scraping , treating , sandpapering,then painting them all with yaught varnish theres already a law against this but there all cleaned till next time. Kids playing football in the street the police don't give a dam what happens to them I told them a car had to toot so they could carry on but all they do is shout abuse there's a play park which never gets used but I just hope 1 day a car comes shooting round the corner and hits one of them it will be the police and ospreys fault as roads arent football parks they are for car use. It just shows the parents don't care about there kids
Lots of disorganization and be very careful when signing contracts, everything is fake and disorganized.
people with no minimum qualifications to work, disorganization and they treat people like animals..it's been over a year since this agency destroyed my entire life...I have several mental health problems, panic attacks and all because people who work at this agency don't help with nothing, no one knows how to fill out documents and because of them I have been suffering various damages for over a year..
Persistent problems with lifts
Persistent problems with lifts. They keep on going wrong and never get fixed properly. Once again there is no access for people with mobility issues to their own homes. No matter how many emails we send or phonecalls we make, the problem keeps recurring and all we get are generic replies about "passing it on to the relevant team". No wonder they never get better than a bad rating.
My 94 year old mother was left without…
My 94 year old mother was left without hot water for several months in her assisted living flat. We complained and moved her out. This was 6 months ago and I am still getting automatic messages saying they weren't able to deal with my complaint and are passing it on. Avoid One Housing.
