0 Stars ---BUYER / OWNER / HOA BOARD BEWARE OF OHANA PROPERTY MANAGEMENT.......After my experience with Ohana Property Management in Mesa, I strongly encourage anyone considering them to take a hard look at the pattern of reviews online—because my experience aligned with many of them. Don, who appears to run the company, operates in a way that feels extremely controlling and one-sided. Being the biggest issue starting at the top. Don, sets the tone—and unfortunately that tone comes across as dismissive, unresponsive, and lacking accountability. Communication is inconsistent at best, and when you do get a response, it often feels rushed or deflective rather than solution-oriented. There’s a noticeable lack of professionalism in how situations are handled. Simple questions turn into long delays, and getting clear answers feels unnecessarily difficult. It creates an environment where you’re constantly following up just to stay informed. What’s most concerning is that this doesn’t seem like an isolated experience. Multiple reviews across platforms describe similar issues—poor communication, lack of follow-through, and frustration dealing with leadership. That consistency says a lot. A property management company should bring organization, transparency, and peace of mind. This was the opposite. Instead, it felt disorganized and unnecessarily stressful from start to finish. There are too many solid, professional property management options in the Mesa/Phoenix area to take a risk here. I would strongly recommend looking elsewhere.

Stunning Location, But a Very Disappointing Stay

The Bel Air BnB in Christchurch has incredible potential, but my experience was extremely disappointing. Communication was poor throughout, and it took weeks just to receive a simple receipt.
While the property itself looks amazing, the interior was filled with cheap Kmart furniture, which didn’t match the advertised standard. The barbecue and stove hob barely worked, there was no cooling AC, and the spa that was promised was completely missing.
On top of that, the property had visible damage, signs of bora (wood borer), random leaks, and overall poor maintenance. For the price and expectations set, this was unacceptable.
I would not recommend staying here unless major improvements are made to both the property and the management.

Extremely Unprofessional and Dishonest…

Extremely Unprofessional and Dishonest – Avoid

I had a terrible experience with Ohana Property during my two-night Airbnb stay in Christchurch from 19/11/25 to 21/11/25.

The listing clearly stated free parking, and Ohana even requested my rental car details two days before arrival, which gave me confidence that parking was properly arranged. However, after I returned to Australia, I received a parking breach notice $145 from my rental car company.

I contacted Ohana immediately. At first, they responded quickly, even calling me to apologise and promising they would take care of the issue. After that, everything stopped. For over two weeks, I heard nothing. I followed up twice and was completely ignored — despite Airbnb clearly showing my messages were read by Ohana. Once the Airbnb review period passed, they clearly no longer cared.

I then contacted the parking company directly and was told that Ohana never paid for the parking during my stay, which is why the fine was issued. As a result, I was forced to pay the fine myself for something that was advertised as free parking.

I escalated the issue through Airbnb and requested reimbursement from Ohana, which they refused. Thankfully, Airbnb handled the situation professionally and compensated me — but Ohana took zero responsibility for their mistake.

This company is disgusting, dishonest, and completely unprofessional. Their communication disappears the moment there is a problem, and they do not stand by what they advertise. I genuinely do not understand how they can run a property management business this way.

I strongly warn guests to be very careful, and I sincerely hope property owners reconsider trusting Ohana to manage their properties, as their poor management directly impacts guests and damages reputations.

Disgusting service and total lack of…

Disgusting service and total lack of customer care.

I engaged Ohana Property to manage my Christchurch investment, which they took over in March 2023, and honestly, the experience has been disappointing from start to finish.
While there were a few minor frustrations around communication and process in the first 18 months, things really went downhill about six months ago when I let Ohana know that I’d separated from my husband and wanted to take back management of the property myself. From that point, the service (or lack of it) got even worse.
I’ve had to constantly chase them for updates, and I’m still receiving emails addressed to both myself and my ex, even after advising multiple times that we had separated. Rent went unpaid for several months, which caused serious financial issues for me — including impact to my credit and problems with my bank. Communication from Ohana was inconsistent and often completely non-existent for weeks at a time.
When the handover date arrived (which Ohana set - outside of our agreement) items were missing and the property was dirty. Complaints were ignored completely, or minimised when they were finally acknowledged.
Even now — nine days after the handover should have been completed, and four months after my first request to take the property back (June 4th) — the process still isn’t properly wrapped up, and items have been removed from the property.

When I advised AGAIN about my dissatisfaction (the week, after months of little action and terrible service) and that I would be writing a review, the response was "that is your prerogative" and I was accused of "threats"

Stay away from this pathetic excuse for a business.

Didn’t pay rent for months

While I have not personally engaged Ohana Property, I’ve been directly involved in assisting a client whose Christchurch property was managed by them — and I’ve reviewed the full correspondence, tenancy records, and financial outcomes.

The situation is alarming. Rent was not paid for months, creating serious financial consequences for the owner, including credit score damage and negative impacts on their bank standing. Communication from Ohana was sporadic at best, with weeks of no response to repeated attempts for updates or resolution.

When the client finally managed to regain possession of their property, it was untenantable, with missing items and outstanding issues that should have been addressed under proper management.

From what I’ve seen, this is not just poor service — it’s a complete failure of professional responsibility. I would strongly caution any landlord or investor against entrusting their property to Ohana until there is clear evidence of significant reform in how they operate

These guys are an absolute ripoff

These guys are an absolute ripoff, with cheap and tacky setups. Security is pathetic with doors left open, cleaning poor to say the least and equipment and setup provided with fees upon fees generally very bad quality and sometimes broken. Cleaners try to steal the cheap shit you have paid ridiculous amounts for. Phil Cooper Ohana is arrogant and condescending and is happy to let your house get used and abused as his cash cow for his mob of trash and breverans.

I genuinely caution against using this company

We looked at renting through Ohana. We were initially quite happy with Ohana and their sales pitch. However it ended up being 2 months of delays and missed deadlines. They unfortunately missed the boat completely in terms of getting the paperwork sorted for our house before we needed it, although we approached them months in advance. We were given advice throughout the process from them and went out and purchased things we needed for the house based on this advice. Sadly, when it came time to formally sign up they informed us that what we had purchased wasn't suitable and we would have to purchase more (our linen was high end and coloured when they would only accept white linen). That would not normally be the end of the world, but as they had taken over a month to get back to us - after many attempts at contact from us - none of our items could be returned any longer. They claimed no responsibility or apology for this.
They then had the audacity to drop us with a very rude (and late night) email from the manager within 2 weeks of our rental going live.
Overall terrible communication. They appear to have no communication within their business, we ended up speaking to different people every time we finally got a response from them, often being asked for the same information that had already provided.
They seem very friendly and cooperative upfront but the bottom line is they couldn't deliver on promise after promise throughout the two months duration we dealt with them. and. I assume from older reviews that they used to be a good business but unfortunately with their recent growth they appear to have not scaled their operations very well and are struggling to actually communicate and do their job properly - or and all.
