The background is that our first application (we also went for pre-planning) to knock down an existing house and re-build a new home in a conservation area was refused. Our second application was granted and Ben and his team saved us 9 to 12+ months in getting the plans approved as well as alleviating a lot of stress and uncertainty. Ben's detailed knowledge of planning law and clear communication style make him very easy to work with and he got the result in a very challenging case.

Ben and his team were brilliant in guiding us through a very tricky second application. On Ben's advice rather than appeal the refusal, he suggested a different course of action, which was to ignore the original pre-app advice from the council (to create a modern style property not in keeping with the conservation area) and make significant changes to the property's front elevation to make it more traditional and in keeping with the conservation area.

Ben, worked really well with our Architects helping them to adjust the wording of the application. He also wrote a supporting planning statement laying out the reasons why the application should be passed based upon the current national planning framework, the local authorities own guidance and recent appeal decisions. Ben also suggested that an additional heritage report be commissioned to appraise the character of the existing property as well as the new one to see which contributed more to the conservation area to cover all the possible objections.

The council planners agreed with the new design (recommendation to approve) but due to neighbours disagreeing and the subsequent numerous objections the plans were sent to a planning committee. Ben represented us in the planning meeting and while he talked briefly, he focused on the key points as to why our proposal should be approved. It was a close vote but the plans were approved.

Ben Norton excels at his work. He actually managed to walk back an erroneous Council decision and the final outcome was positive instead of negative. He knows his planning law inside out and his real strengths are his negotiating skills and the approach he uses in difficult cases like mine.

Having worked with Ben on a recent planning application, his input was invaluable at helping our clients secure consent at planning committee. He provided us with a comprehensive planning statement and presented a confident speech at committee.
