I’ve recently worked with Meg at NPP and couldn’t have asked for a smoother experience. She approached me about one property, which quickly turned into three. I was looking to sell quickly and she made a straightforward, fair offer that worked perfectly for me.

Purchased 3 great properties via NPP which all went through smoothly - Comms were great.

External quotations for works were expensive so maybe shop around for those.

NPP have helped me purchase multiple properties and are great for a completely hands off experience. From finding the property to doing a refurbishment including the interior design and furniture. They have also introduced me to great mortgage brokers and property management agents for the properties.

They are very responsive and helpful at all stages.

NPP are a prime example of getting exactly what you pay for.

Communication throughout the process was fantastic. Very friendly and helpfull. Anytime I had any questions/ queries the team got back to me straight away. Being new to investing in property and working full time they did all the heavy lifting.

My experience with NPP has been mixed—there were some positives, but also several areas of concern.

It started with an introductory call with James, who explained the advantages of becoming a Platinum member. On the second call, after we decided to proceed, I felt that James was more focused on getting me to sign the contract and transfer the fee rather than answering my questions. I was pressured into signing the contract during the video call, without sufficient time to read it properly. Immediately afterward, I transferred the funds—around £8,000—during that same call.

Once the contract was signed, James began sourcing properties for me. The first 2 options I was shown were quite run-down, with visible damp and other issues. After reading the contract more carefully post-signing, I discovered that NPP would only offer up to three properties, and if I rejected all three, I could lose my fee. That added a lot of pressure to accept one. Eventually, he found a third property in Barnsley that looked good visually, so we decided to proceed.

We instructed the solicitor and broker that NPP recommended. The lender later rejected the mortgage, requesting a specialist surveyor’s report due to damp issues that weren’t apparent in the photos. This was extremely frustrating—especially considering the price I paid. I expected their "expertise" to filter out unsuitable properties.

When I raised this with James, he said I would need to cover the cost of the specialist report. At that point, I would have pulled out, but the contract essentially forced me to move forward or lose the fee. I paid for the report, which confirmed significant damp problems. James acknowledged the issues and offered me a second property that was in much better condition, which I appreciated.

However, when applying for a mortgage on the second property, the lender again rejected it because it was a private sale. The broker found another lender, but this time the valuation came in £10,000 below the asking price, as they considered it a 3-bed instead of a 4-bed (one of the bedrooms was too small to count). This was disappointing, especially since the NPP deal sheet listed it as a 4-bed with an “instant equity” of £5,000. Again, I felt stuck due to the contract, so I negotiated with the seller and paid an additional £5,000 myself.

Even then, when I wanted to conduct a house report for peace of mind, NPP pushed back hard—likely due to pressure to close the deal. I insisted, and they had to wait for the report to be completed.

Now for the positives:

James and Bryony did respond to problems and offered me a second property when they could have simply kept the fee.

NPP Developments was genuinely good. I made some changes to the property (new bath taps, shower screen, washing machine, etc.). Their costs were fair and the quality of work was solid.

In the end, I secured a good property in Leeds. It’s rented out for £1,000/month (instead of the £1,100 stated in the deal sheet), but I’m still happy with the purchase and I believe in the future this property can increase price easily.

Conclusion:
While I appreciate the effort James and Bryony put in to help me move forward, the overall process felt rushed and overly pressured—especially around the contract and property conditions. I hope NPP improves their due diligence and client support to ensure a more transparent and less stressful experience in the future.

A good all round experience with a team who are clearly knowledgable and well drilled.

We will be using them again.

It was a great experience working with NPP from the start to the finish of the project. Thanks to all the staff, especially Kayden and Bryony, who managed and oversaw my multiple properties, frequently updating their states in good time. I hope to work with NPP again.
