Bond recovery at Noonan Real Estate

After 16 years of renting properties in multiple countries, this is the first time we have ever lost a significant portion of our rental bond.

Our experience with Noonan Property Management was extremely disappointing. At the end of our tenancy, more than 75% of our bond was withheld, with total deductions exceeding $3,000. The charges included a damaged cooktop, garden maintenance, a missing doorbell and cutlery tray, wall patching and painting, carpet repairs, and floorboard damage.

While we accepted responsibility for some items, we disputed several charges that we believed were either fair wear and tear or excessive. The carpet issue was particularly frustrating because it had been reported during the first property inspection. In addition, during our routine inspections, we were consistently complimented on the excellent condition and upkeep of the property.

The most concerning example was the floorboards. The actual repair quote was approximately $555, yet the landlord insisted on charging us $1,000. Despite our efforts to resolve the matter reasonably and our detailed breakdown explaining why several charges were unjustified, the agency advised that the landlord would not reconsider the deductions.

Ultimately, because we were in the process of relocating internationally, we did not have the time or capacity to pursue the matter through the tribunal and reluctantly accepted the loss.

We found it particularly disappointing that, after such substantial deductions and little willingness to compromise, the property manager included a request for a 5-star Google review in the same correspondence.

Our tenancy was otherwise well maintained, and we arranged professional cleaning before vacating. Based on our experience, we would advise prospective tenants to carefully document the property's condition, retain all evidence, and be prepared to challenge deductions if necessary.
