Poor agency IMHO

Moreland manage a property neighbouring mine. Within six months the flat has been subletted TWICE causing huge disturbance to residents. Past lets by this agency led to emergency responses by police. Say no more about this agency... and their woeful response to this and other such situations concerning their 'vetted' residents.

Poor experience of Moreland

Sadly Moreland has just let a property in my block to someone who then sublet it without permission. The new 'tenants' have caused significant noise nuisance to me and other residents. The new tenants have also stored goods to the communal hallways in contravention of fire regulations, which could have meant the block's insurance being invalidated.

A further previous let by Moreland to my block saw the police being called out in the early hours due to an altercation involving their vetted residents. Neighbours recall hearing a woman screaming for help, who also had a very young child within the property.

My neighbours and I also had to endure many months of noise disturbance from the said residents.

Indeed, Moreland had made past assurances to my block's managing agent that proper flooring - carpeting and underlay - would be laid to the flat they let to my block, so to eliminate noise. To date this hasn't materialised.

I would recommend Living Residential Ltd, in West Hampstead, who I understand find excellent tenants for more discerning landlords and investigate complaints without delay.

Very dishonest

We have finished renting with Moreland. To get you into the place they will be quick at responding, which in fairness is good. But be ready to get a ridiculous deduction on your deposit at exit of your tenancy. For two tiny marks of paint removed on the wall, that were left, we were charged 120 GBP.
Additionally, be ready to have the wrong deposit amount quoted to you on emails. It seems they get files mixed up between the current and previous tenants of the building, so you will receive communications quoting the new tenants' deposit amount. Who knows what GDPR laws have been broken there as we can now calculate the rent of the new tenants from this.

They will ask favours of you: "please can we have the afternoon for viewing as we want to do so before the holidays". You will be told this will be the ONLY set-back, and then after, they will ask if they can do some decorating for the new tenants, on your time. "Please can you drop the keys off for us to do this". You will get texts hounding you at the end of the work day. No matter how accommodating to them you have been, in the end, they will try and rip you off with the deposit reduction.

Not only this, but when it came towards the end of our tenancy agreement, we let them know with over a month's notice, that we would not be renewing. They then tried to tell me I had to give 3 months notice, despite it being the end of the contract. This is incorrect. 3 months break does not need to be given if it is the end of the contract. End of the contract is that.

I feel that they should at least be giving correct contract advice and the correct deposit amounts in emails, but alas, they can not be trusted for this.
