Worst letting agent ever.
As a seasoned student landlord, I’ve dealt with many letting agents over the years—but none as disappointing and unprofessional as Merrick Binch. My son and three fellow students rented a well-presented property at 245 Sovereign Road, Earlsdon, and the experience was riddled with issues from the outset.
🔹 Deposit Disput: The agent initially demanded a deposit exceeding the legal limit of five weeks’ rent. Despite their insistence that the amount was fair, we had to push back and eventually agreed to pay only the maximum legally permitted. Astonishingly, they never formally requested the deposit—we had to chase them for payment details ourselves. Landlords, take note: this level of disorganisation is alarming.
🔹 Unannounced Visits The landlord repeatedly arrived at the property without providing the required 24 hours’ notice, often bringing workmen to address severe damp problems affecting multiple walls. This not only breached tenancy regulations but also created unnecessary stress for the tenants.
🔹 Council Tax Mishandling Merrick Binch took on responsibility themselves for notifying the Council of the student occupancy. However, they failed to include the necessary student exemption certificates—despite having received them—resulting in Council Tax demands and even court summonses for the tenants. Thankfully, we were able to intervene and prevent further action.
🔹 Unjustified Deposit Deductions At the end of the tenancy, the agent and landlord submitted a claim for £720 in damages via the Deposit Protection Scheme. This included excessive cleaning charges, such as £175 for oven cleaning alone. The DPS ultimately sided with the tenants, accepting their counter-offer of £90 as a fair resolution.
This experience was marred by negligence, poor communication, and disregard for legal obligations. I strongly advise others to steer clear of Merrick Binch who are the worst and most unprofessional letting agent that I have ever had the misfortune to deal with.
Avoid merrick binch Clare....
My house was let with Clare and her team for six months before I moved to a different estate agents.
Clare was useless and did not have the knowledge required.
Poor communication, information from the tenant not passed on, no contract provided, on several occasions had workmen attend the property ( completing work without my consent or providing a quote first) despite telling Clare several times I have my own preffered workmen, several times receiving duplicate invoices for the same job and deducting money from the rent.
I moved my house and tenant to red bricks estate agents and have no problems at all.

A total lack of professionalism. Rent arrears, lost keys, lack of paperwork/ copies of tenancy contract not provided, inventory mismanagement, no comms. re. a tenant that had moved out, insufficient screening of tenants -ensuing hassle with council tax, energy providers, safety certificates (gas & electric) copies not provided when requested etc.
Poor attitude from careless Clare and her lazy staff (they never stay at MB for long) Emails ignored.
You will be out of pocket financially using Merrick Pinch. Be warned!!!

Last Year, I moved into a new property through Merrick Binch, and let me tell you, their approach to customer service is as refreshing as a slap in the face.
Initially, everything seemed normal - I inquired, I viewed, a gold star for basic competence. I was told I'd be contacted about the next steps.
Two days later, I called them up. Claire on the other told me that the property had been taken off the market. No problem I thought these things happen. When I tried to pivot to another property interest, I was abruptly cut off mid-sentence and hung up on. Take notes kids on the fine art of customer service
Defying common sense, I decided to give them another shot with a different property – clearly, a momentary lapse of judgment.
This time I practically had to smoke signal them to elicit a response to the simplest of questions. The urgency to hustle me into the closest moving date was laughable, my convenience be damned.
It was clear all they cared about was £££
Unless you are in need of somewhere to live urgently I cannot stress enough to pls pls avoid these Agents.
To top it off, their response to negative feedback is to dismiss it as "fake review, boring" – no apologies, just pure arrogance. It’s quite telling of their public decorum. They are trying their very best to play the system and trying to hide these honest reviews
Keep this in mind when considering them; They will probably do the same for this review.

Their promises were nothing but empty, manipulative words meant to lure me into their web of deception.
Communication with this agent was a test of endurance.
They consistently avoided my calls and emails, conveniently developing amnesia when it came to addressing my concerns or providing even the most basic updates.
It felt as though they took perverse delight in keeping me in the dark, allowing their unethical practices to flourish without restraint.
Their unquenchable greed was, perhaps, the most shocking revelation of this entire ordeal.
Their actions left me in no doubt that their sole motivation was the commission they could extract from my misery.
I was coerced into purchasing a property that was entirely unsuitable for my needs, all for the sake of filling this agent's greedy needs.
Now, I find myself trapped in a house I deeply regret buying, burdened with a multitude of unexpected problems and expenses that this agent conveniently omitted from the transaction.
The decision to engage with this agent was an unequivocal low point in my life, and I wouldn't wish this level of torment on my worst enemy.
If you hold your peace of mind, financial stability, and faith in the real estate industry dear, I beseech you to explore alternative avenues and seek out a professional who operates with integrity and genuine care for their clients.
This agent shows the darkest facets of this industry, marked by avarice, deceit, and a complete absence of moral compass.
The aftermath of their involvement is profound and enduring, and I wouldn't wish this anguish on anyone.
Approach with extreme caution, and be sure to choose an agent who treats your interests with the seriousness and respect they deserve.

Professional and sensituve…
I have recently had the sad experience of selling my aunt's home of 53 years. Merrick Binch were professional and sensitive to the situation. As a landlord I've had nothing but fantastic service from Merrick Binch since 2009 more or less which was when they started up. Everything is done on time and they have a good selection of tradespersons on the books for if services or repairs are required. Friendly, efficient and professional and I've had nothing but a stress free service from day one

I've never sold a property before but this company has been brilliant. Very informative in keeping me up to date on whats happening in the process of the sale. Very professional service. Definitely reccommend them. I'd go as far as saying I wouldn't bother going to any other estate agent should I need to buy or sell again in the future :)

Extremely efficient
After seeing a promising property on Rightmove, I emailed to arrange a viewing. I received a phone call from an extremely friendly and helpful agent within 10 minutes. Excellent.
Barts House sale
With the exeption of two errors in the online advertisement, which I had to point out, my experience was very positive.
Merrick Binch were efficient and they provided regular updates in the journey of the process. I would recommend this company to anyone.
