The Traditional Way The Traditional method of selling a home works like this. You hire an agent to sell your property. You agree to pay that agent and their firm a fee to sell your home and complete the transaction. That agent, in agreement with their local board, agrees to share that commission with any agent that brings in a buyer and completes the transaction. Your agent markets your property by using the Multiple Listing Service (MLS). The MLS is a Board which acts as a meeting place where buyer and seller agents meet to conduct business and trade buying and selling sources. Once your property is listed in the MLS, your selling agent has agreed to share their commission with anyone who will bring a buyer to the table and complete the transaction. So, just as it is prudent to shop around for the best deal when you are buying a new car, it is equally important to shop around when you are hiring the services of a Realtor. no-commission“Commission rates are determined or set by individual real estate companies (brokerages) and are not set by any governmental body, real estate board or association” Each and every day, home sellers and home buyers employ the services of real estate professionals. However, as a home buyer, it is unlikely you would ever be asked to pay any portion of a real estate commission. Since it is doubtful your Buyer’s Agent is working for free, how and by whom does this Realtor get compensated? In almost every home sale, the entire commission payable to both the Listing Agent and the Buyer’s Agent is paid by the seller. How this works, is that through the MLS, the Listing Brokerage offers a percentage, usually around half (2.5% to 3%), of the total commission to the Buyer’s Brokerage. The two agents involved share credit and commissions in the sale of the home. The majority of all home sales are transacted this way. As a home seller, therefore, you will be called upon to pay commission for both sides of the transaction. While this may not seem fair, it is fact. For this reason, it is essential to secure the best possible commission rate with your Listing Agent when selling your home. Paying a high rate of commission, such as 7% on $100,000, will not make it sell any faster. There is absolutely no correlation between the total amount of real estate fees you pay and the time it takes to sell your home or the price you get for it. Paying more simply means paying more. “Paying a high rate of commission, such as 7% / $100,000, will not make it sell any faster.” The good news is that real estate commissions seem to be falling. The monopoly that Realtors have held over the MLS system is weakening as a result of comprehensive Web Sites that enable the public to access this information. Web services are creating new competition to the industry which will ultimately lower commissions rates. More specifically, it is the listing side of the commission that is feeling the downward pressure. The role of the Listing Agent in the sale of a home is more like that of a property manager than a salesperson. Speculation suggests that one day the Listing Agent will be completely replaced by the Web in that the public will pay a flat fee to place their home on a national MLS site. The emergence of “buyers only” brokerages throughout the United States certainly lends credence to this theory. The REAL PROs are "List With Freedom"

LWF personenel were always there to assist when we had a question or make changes. LWF always made sure the MLS was completed. We sold our 2nd. home with GREAT results. Why waste thousands $$ when the real pros are List with freedom

Most everything was good

Most everything was good, except, I was a little disappointed with the communication with the local broker they set you up with on the sellers end. I never heard from her or spoke with her. Even the buyers realtor tried to get ahold of her and she also had very hard time ever getting a hold of her. I think it would even be beneficial to pay them a little bit more so that maybe they would be more willing or motivated to help. Because "List for freedom" is new to a lot of MLS realtors in some areas and they want to speak with the sellers agent or Broker, but no one is there to help. It said I would be set up with a local agent and she was not local at all! Just discouraging for me and the buyers agent when trying to get answers or help!

This was the 2nd time I used…

This was the 2nd time I used ListWithFreedom and both times my property went under contract within a matter of days, one time directly to a buyer, and the second time with the buyer’s realtor involved. Both were hassle-free experiances. This method makes a lot of sense for the future of realestate. Thank you ListWithFreedom!

No “For Sale By Owner” stigma

Buyers and agents were unaware we were a “for sale by owner” listing due to the professional photos we purchased, the MLS and Zillow listings, etc. Went smoothly from start to finish. And we never even placed a sign in our yard!

We saved $18,620 in commissions using…

We saved $18,620 in commissions using ListWithFreedom instead of using a traditional agent.

We showed the house ourselves and then when we received offers we asked ListWithFreedom questions through their customer support and they walked us through how to accept or counter-offer.

They also have an additional service for an additional cost to review documents for you and also setup the closing, the same service you get with a traditional agent. However the customer support answered key questions for free making it very simple for us to sell our home.

We had agents tell us our home would not sell unless we did a laundry list of items. We did none of the items we were told to do. We listed the Buyer's Agent Commission at the percentage that we wanted and we received over 6 offers. We were told by agents that if we didn't list at a higher BAC then our house wouldn't sell. Not only did it sell but it sold for more. And then on top of all of that we saved on the agent commissions.

As long as you are willing to show your house yourself, make it beautiful, clean up clutter, act professional when showing your home, take good photos and lots of photos, you will have no problem selling your home at the correct competitive market price.

There was another discount listing service that we originally considered that charged a flat fee of $3500 to have our home listed on the MLS. We decided ultimately to go with ListWithFreedom instead since there was just the $295 listing fee and then a .1% closing commission fee and NO OTHER COSTS saving us $18,620 in commissions.

And the price we listed our home was very competitive. We simple looked at other homes in our area that were comparable and saw what they were being listed at and then what they were being sold at when their listing showed "SOLD" on the MLS and that gave us a good idea of what our correct market price would be.

We listed it at a competitive price so we didn't have to keep lowering our price like we see so many other listings do. And we know our price was good because we kept getting lots of showings, offers and positive feedback. If we were too high on our listing price our showings would have been less and we would not have been receiving offers. These are some tips I wanted to provide to those considering using ListWithFreedom to give you the confidence that Yes, you can sell your house yourself and get just a good of offers as you would get using traditional agents PLUS you then save a lot on those agent commissions! Have confidence in yourself and know that ListWithFreedom is there to help along the way with their helpful and friendly customer service.

Terrible. Just listed this morning and they have…

Just listed this morning and they have square footage way less than the professional measurement we entered. Now our new listing is incorrect and some of the pictures were sideways even though we had rotated them prior to sending. No one will talk to you via telephone or give me a time this will be corrected. Being told we are in the queue. Super frustrating and costing us buyers by listing incorrect info. Would NOT recommend using!

Learned a lot during this experience
It was a nightmare trying to get somebody to sign a document for the closing process. It literally took weeks. I also wasn't aware that they are technically your realtor, as I didn't see that in the contract. However, I got the place sold, and I still saved money. It was appreciated!

Highly Recommend

Ralph Harvey, the owner, personally answered the phone on 2 occasions and spoke at length with me about the sale and closing process of my mother’s home. He allayed any fears I had.
I also found everyone on line or on the phone anytime I contacted them to be very helpful and responsive. You can edit your listing anytime and it is updated right away. You also save a lot of money!
I highly recommend List with Freedom.

Use another MLS publishing service.

3 times realtors reached out to me asking about offers that they made that I never received. I had to reach out multiple times to get those orders forwarded to me. On another occasion, I had a full price offer sent to me (that I didn’t get) that would have enacted a escalation clause that I ultimately lost out on, costing me 2k. On ANOTHER occasion, after only being sent an offer, my listing was changed to “pending” when no purchase agreement had been signed. Obviously realtors will avoid showing clients pending houses if they can.
I receive next to no support and I lost out on thousands of dollars by using this service. I contacted costumer service about all of this and nothing was done (financially) to make this right.

No issues made changes worked as stated.

Worked as stated. We had to make some changes to listing description with no problems. House was on market for 7 months before we listed with Freedom. We sold in less than 30 days after listing with Freedom.
