We are a real estate investment platform that brings acquisition, DSCR financing, landlord insurance, and property management into a single coordinated transaction. Instead of navigating four separate professionals across 30 to 45 days, investors work within one platform — and can close in as few as 13 days.

Lineage platform — how the pieces fit together

How it works

Step 1 — Conversation with an Investment Consultant. A free 30-minute call to understand your goals, timeline, capital, and what kind of portfolio makes sense for your situation. By the end, you'll have a clear picture of how many properties it takes to reach your target income, which markets fit your budget, and what the numbers look like. Most investors start with $50,000–$80,000 for a down payment and closing costs.

Step 2 — Property selection. Once your plan is set, we match you with properties that fit. Every property is evaluated for location, rental demand, condition, and financial performance — and comes with a full financial breakdown: purchase price, expected rent, expenses, cap rate, cash-on-cash return, and the DSCR ratio your lender will use. You see the numbers before you commit. Independent appraisals, third-party inspections, rent comps based on actual leases, and title searches are included. Most investors never visit their property.

Step 3 — Coordinated closing. Lineage coordinates lending, insurance, and title in parallel — not sequentially. The property is titled in your name or your LLC. You own it outright. Not a share, not a fraction, not a fund position. Closings happen in as few as 13 days. The industry average is 30 to 45 days.

Step 4 — Property manager placement. After closing, your property is placed with a vetted local property manager from our network. They know your market and your property before the first tenant moves in, and handle tenant placement, maintenance, rent collection, and reporting. Most investors spend about 15 minutes a month reviewing their statement.

Step 5 — Portfolio optimization. Lineage tracks your portfolio performance — cash flow, occupancy, equity, and DSCR — across every property. Your Investment Consultant reviews your portfolio quarterly and flags refinance opportunities, growth timing, and repositioning options. When you're ready for the next property, each deal moves faster than the last because we already understand your portfolio and financing capacity.

What the platform covers

Property acquisition. Lineage sources and evaluates rental properties across investment markets, applying structural underwriting that goes beyond surface-level inspection. Properties that pass screening are financially sound before they reach investors — including assessment of deferred maintenance, local vacancy rates, and projected rental income. A typical DIY investor spends $1,750 or more on inspections, appraisals, and option fees on deals that fall through before closing. Lineage's $749 flat fee covers the coordinated process from start to deed. No advisor fees. No platform fees. No origination markup.

DSCR financing. Investment property financing works differently than a primary home loan. Lineage works with DSCR lenders — where qualification is based on the property's rental income, not the investor's W-2 — and coordinates the financing process alongside acquisition and insurance so that all three move together. 85% of our investors finance through us (as of Q1 2026).

Landlord insurance. Standard homeowners policies don't cover investment properties. Lineage coordinates landlord insurance that matches the asset, the financing terms, and the property management setup — placed at close, not as an afterthought.

Property management referral. Lineage refers investors to vetted, professional property managers in each market. The manager is identified and aligned before close, so day-one operations are already in place when the investor takes ownership.

Who Lineage is built for

Most Lineage investors are working professionals — doctors, business owners, attorneys, engineers — who understand why real estate belongs in a portfolio but haven't acted because the process looked like a second job. They already have a 401(k) and a brokerage account. What they need is not a coaching program or a seminar. They need a platform that handles the operational complexity so they can focus on the investment decision itself.

For individual investors, Lineage provides access to professionally evaluated rental properties, financing guidance, and portfolio strategy support. The tax picture

Rental property investing comes with significant tax advantages that many investors overlook.

Depreciation. The IRS allows you to deduct the cost of a rental property over 27.5 years. On a $175,000 property (excluding land), that's approximately $4,500 per year in non-cash deductions, even when the property is cash flow positive.

Cost segregation. A cost segregation study can accelerate depreciation by reclassifying parts of the property into shorter schedules. For higher-income investors, this can create larger first-year deductions.

1031 exchanges. When you sell a rental property and reinvest, a 1031 exchange allows you to defer capital gains taxes — a common tool for investors upgrading properties, shifting markets, or growing a portfolio without triggering a tax event. Lineage coordinates with your tax advisor and qualified intermediary.

Property management partners

Lineage also partners with established property management companies, who refer their investor clients to the platform. This ensures the property manager already in place for your asset is aligned with how your portfolio was structured from day one — not brought in as an afterthought. We grow operators. We've had a wonderful experience with Lineage

We've had a wonderful experience with Lineage, and Brendan specifically. We had our first conversation with Brendan 10 months ago and he was patient with us and followed up until we were ready to move forward with our 1031 exchange. He is extremely knowledgeable and his guidance throughout the process was very beneficial to us.

The properties and incentives that were offered will allow us to cash flow and we are very happy with the portfolio that we've started. We would highly recommend working with Lineage. Brendan is focused on customer service and making sure his clients are happy and making wise investments.

Our experience with Lineage was fantastic!

Our experience with Lineage was outstanding from start to finish. Our property consultant, Tyler, was absolutely amazing to work with. He was honest, professional, and consistently followed up and followed through on every question or inquiry we had. Throughout the entire process, he made us feel genuinely taken care of and supported.

What really stood out was Tyler’s communication and commitment. Whenever something needed additional attention, he didn’t hesitate to escalate it to his supervisor and kept us informed every step of the way. That level of transparency and dedication built a strong sense of trust.

Lacey, our escrow coordinator, was also great to work with. As first-time real estate investors, we had a lot of questions and concerns, and she took the time to patiently answer every one of them. Her guidance made the escrow process easy to understand, which we truly appreciated.

Great Experience For First Time Buyer

It was my first time buying a property, and frankly a little overwhelming at times. However, everyone was very responsive to my numerous questions and patiently answered in a way that I understood. I would have given five stars, but one document I had to fill out had a mistake from the issuer, then it was sent to the wrong person internally, so I ended up having to fill out three times.

A leap of faith and out of desperation

Lineage has changed my life forever. My husband are retired, living on a pension. We had a home in California that we inherited and rented for 10 years. The house did appreciate, but we never made a penny. In fact we were constantly putting money into the house to be able to rent an after the tenants destroyed it. I was afraid to sell the house because we could always refinance the property if things got bad and our children would inherit it. The last tenant stop paying rent, stop watering the grass, flowers, and trees and did about $75,000 worth of damage. They were in the property for two years and we spent around $50,000 in repairs during those two years I did take them to court to evict and try to recoup some money. I didn’t even get enough money to cover the attorney fees that’s California. Lineage has rental properties that our landlord friendly.

Rebecca and Lacey are fabulous. I’m amazed with the communication between the staff, sellers management companies , loan processors, escrows-which started with the sale of my house in California, the 1031 Accomodater and my husband and me. The efficiency of having so many aspects of the whole process from selecting the properties to meeting our income goals to closing the deals with all the moving parts is nothing short of awe striking. The process was so quick. Rebecca, Lacey and their staff protect us throughout the process, making sure all the money was used appropriately from the 1031 and in a timely manner, to making sure we have the best insurance for the best price available to to ensuring that we had a stream of income to meet the mortgage demands. They connected us with fabulous, responsive property management companies. As one of the property management company said, “we want you to be able to sit back and put your feet up and let us make money for you.”

It’s so hard to trust strangers especially when it comes to spending large amounts money that is not easily or in our case, possible to replace. Rebecca repeatedly explained strategic game plans to maximize our cash flow. Literally, she was just a phone call away when our nerves got the better of us.

Everything they did was meant to be utilitarian and efficient, and the staff worked tirelessly-while taking time to explain things, even more than once, in efficient, friendly manner.

I have so much respect and admiration for the systems that Lineage has in place. They are sharing wealth.

3/5/26 venture update. After almost 4 months of owning the properties, I’ve never had to dip in to savings and I’m realizing a profit.

Their job is to provide properties and they could not do it

I tried to buy investment properties through them twice. I was not able to buy either of them through fault of the sellers. One property was not completed 8 months after delivery date. The other the seller refused to fix issues found on the inspection.
In both cases they lied, or at least withheld information. I talked to several of their recommended property managers and their recommended lender. None of them were cooperative about answering my questions.

After losing thousands in interest and appraisals for these properties that could not close, I asked to speak to a manager about whether we could continue our relationship or not. He didn't even apologize. He seemed annoyed about having to address these issues and was eager to blame anyone outside the company, including me, for the problems. I tried to talk to them further after that, but they never got back to me.

We’re sorry to hear that you remain frustrated with your experience. Real estate transactions can be complex, particularly when third-party sellers, inspections, lender selection, and construction timelines are involved.

In the situations referenced, no funds were retained by Lineage, and all earnest money deposits were fully refunded. In one instance, an appraisal was ordered through an outside lender of your choosing rather than through our preferred lending process. That cost was not collected or required by Lineage.

When transactions do not move forward, our priority is ensuring investors are informed and protected throughout due diligence. Inspection findings and repair negotiations are part of that process, and occasionally a deal is ultimately not the right fit. While certain factors fall outside of our direct control, our commitment is always transparency and clear communication.

Our Director of Sales spoke with you directly, and we acknowledge that the experience did not meet expectations on either side. At that time, we communicated that if the structure or alignment was not right, you were free to pursue other investment opportunities.

At Lineage, we are committed to helping investors build long-term wealth through a coordinated acquisition and management framework. That requires mutual professionalism and alignment. While not every relationship is the right fit, we remain confident in the process and outcomes we deliver for our investors and property management partners.
