Moved in to brand new home in January

Moved in to brand new home in January, all my doors have gaps so I figured maybe I should get a foundation guy out to see if maybe it's unleveled. IT IS. It's about 12,000 to come in and fix. They are going to have to rip all my floors out and fix it from the inside. I have so much erosion in my yard already...giant holes under the sod. The list goes on and on. I feel so taken advantage and disheartened. Star far away from any Lennar build. All of the neighbors on my street have major issues...and now we are all stuck in these cardboard houses.

Stay away

From my terrible experience, if you have another option go for it. Stay away from them. They delivered a house defective. In the final inspection before delivery, we denied the house because the driveway was filthy, full of marks and stains. So they said they were going to fix it. 2 weeks later they called me to deliver again and I noticed the cement was darker than my neighbors, but I was told that it was a fresh cement and it was gonna look like the others.
8 months later I had a professional pressure washer company go there to clean my driveway and thats when I found out they just did something to cover their mess and everything just faded away. Resulting in my driveway looking awful in a brand new house and they say the warranty does not cover the driveway.
I had to hire an attorney...but if you can, stay away from them.

I'm in the process of purchasing a…

I'm in the process of purchasing a Lennar Home in Florida. What a nightmare. Everything is "their way or the highway". They are all "on vacation", don't answer emails or if they do....it's days later. Don't bother asking a question because the answer is always "NO". The most extreme terrible customer service I've experienced in quite some time. I can't wait for this nightmare to be over. Oh yes, they don't even know the utility providers for their own homes.

Buyer beware

Buyer beware. Virtually no quality control on Lennar's part. Myriad issues with my home. Required to stay home for 4-hour window for each vendor to arrive and fix issues; they often were late or didn't show up at all. It took a year to complete the list of required repairs. Many significant construction problems were discovered by inspectors and my HOA now has a large claim against Lennar which is currently being mediated.

Worst company

Worst company, they build cheap houses and they have a team of nice guys that follow you trough the process of inspection before closing that they get 10 k commision if they manage to get us to make a good review and the guy does everything possible to get us to get a 5 star reviews. Then when you go to the review process is imposible to give a bad review to lennar without giving to the guy. Scammed and mafia people that have city employees in their pocket. And they all construction sue lennar for construction defects.

Worst Builder in USA! Scammers! Store my deposit and sold the unit while i was still under contract! Tried to contact the Managers in Las Vegas ;Marcelle Adams and Paul Parkinson and both decided to ignore my request and to find a solution to avoid legal lawsuit.

I write this in hope Lennar sees this & it helps buyer experience for others. First the good, Katie from Sales & Margaritio from service do go up & beyond!! For the most part, I like my home. I moved in 4 days ago.

The bad!
Escrow Buyers pay 100% of all fees which are normally split between a buyer & seller.

The contract ONLY favors the builder, not the buyer. You change your mind, they will keep your deposit.

They make you pay the $400 a MO HOA despite not having a single amenity built that we're paying for in our dues. I mean NOTHING! we're paying for NOTHING! This seems very unfair to charge for things we dont have. I ask & they said they have to "build their reserves" What? now im paying to build it.?

Mail & package delivery. Nobody said we cant get deliveries here of any kind. These are new streets & I guess Lennar wants us to figure out how we get delivery, when you cant find the street on a map. Because of this, I have 10 packages floating in San Diego that cant be delivered. You say pick it up?? We're elderly here and I have a 300lb bed, mattress and a whole house full of product I cant pick up alone or even know where it is now. You would think lennar would warn people or have a department that informs USPS,UPS, Fed Ex & Amazon where these houses are. I have NO idea how to get my items & Lennar has left me high and dry.

All in all, I cant say I like the community because as I said, there's nothing here that I paid for. As a designer for 35 yrs, their "all included" isn't all that. Cheap appliances I will be replacing and the cabinets are laminate as are the floors. My Microwave broke on day one & now im told i must go through Samsung for repair. After 1 day?? I would get it if it were months but day 1?? Samsung says I need to wait a week for a repair man. Why do I have to deal with this after living here 1 day?? For over 1.1 Mil, I think we deserve better materials. BTW Im in the Sycamores plan 3.

We will see if I end up liking it here when its built out but so far, Im not impressed!!

Decent in Myrtle Beach-

Writing to review my Lennar experience 2 years after closing and moving into my new home at Coopers Bluff, in Myrtle Beach, SC.
I will start by saying others in my community have had worse experiences, so perhaps I am a lucky one, or perhaps they are blowing some things out of proportion as well, both could be true.

Back to my experience, the sales agent was very nice and she was responsive. My closing went smoothly, ( I did not use Lennar as a lender).
The house had some issues at walk through, but most of those were fixed in a semi-timely manner, I had to make many calls and had a few no shows but overall not horrible. The house itself is pretty basic, no options to choose from since covid this is just the norm with these mid-grade builders like Lennar, DR, Pulte/Centex and that group, you’d need to jump up a level to like a Toll Brothers or Poert City Homes to get custom and nice workmanship, but that comes with a larger price tag as well.. so it’s the old get what you paid for thing here. My biggest complaints are I have walls that are not straight, molding that has big curves and bumps in because the wall or sheetrock is not square, some of the doors swell in humidity so they are fine on non humid days but on humid days the stick and or don’t close without being forced too, first I have seen that in any home I have ever owned. The cheap disk lights all over the house flicker on/off and different brightness each time they are turned on, sounds like it could have been a bad batch- but regardless the lighting is super cheap.

Things I like however exist as well. The floorplan is super nice, well thought out (Boston plan). We love the main floor flooring, looks great and 2 years in is still like new! The kitchen cabinets and countertops are real nice as well, compared to the much cheaper stuff they use in all the bathrooms the kitchen is a BIG upgrade in materials, so that is nice.

All in all I give it a 6/10, not super nice or quality but not the worst I have seen as well, and for the price it is exactly what it is, mid-grade build, buy a mid-grade builder, at a mid-grade price point, so in all it lines up.

Worst experience in home buying in my life. Poor communication, fragmented process, failure to fix major defect requiring me to reach out to upper management to get things complete. The home orientation from Joe was a joke. The construction manager Brayden was rude. Closed on the house 3/28 and received sod and trees but they still have not completed placing the mulch. I even reached back to upper management earlier this week with no follow up and still NO mulch. Can’t this company just complete what’s their responsibility so i can be done with them. Buyer beware. I would not recommend the company or ever do business with them again.

Lennar Homes Terrible Quality

If you're looking for poor build quality, and a miserable warranty process, Lennar is the way to go!

The home at Harvest Ridge was built terribly, and under terrible conditions. When purchasing the home, the close date slipped a few weeks due to the exterior not being painted. They rushed the painting and did it in the cold and in the wind resulting in paint overspray all over the house.

Items identified pre-closing were not addressed, and I had to fight with them to rectify them. For example, they admitted they ran a piece of flexible conduit under a joist and the drywallers drywalled around that leaving it exposed. I had to fight them for them to somewhat fix the issue. They got lazy and decided to mount the doorbell on a piece of 2x4 instead of mounting it to the siding as the other houses had it. The doorbell and AC did not work once I closed on the house. They refused to look at the AC even during the warmer days because it wasn't "warm enough."

Also, with how the shower door is oriented, it leaks onto the baseboard causing water damage. They came out to "fix" it 3 times, and the problem still persists. Now they are essentially telling me to kick rocks.

The doors are all painted in a satin finish as well as the hinges where they should be left unpainted. This causes the doors to pick up dirt ridiculously easy. They also didn't paint the backsides of any of the handrails.

Overall terrible quality, terrible handling of warranty claims.

We have lived in our Lennar home for 4…

We have lived in our Lennar home for 4 years. The cost of the basement was over 30k (unfinished). The foundation walls had cracks in it "before" we even moved in and Lennar send a company out to repair them. We just discovered water on our basement floor and the wall was seeping during a rainstorm this week. We called Lennar and they said, it was not a foundation issue, not their responsibility and the wall was out of warranty after 2 years. Update:
Today is 4/5/2024. Professional Basement Repair came to our home yeterday per our request and at cost to us. It will be $1,700 to fix the wall from the outside of the foundation. They said whoever fixed the wall 4 years ago injected some type of sealing foam into the crack (which is suppose to work for 20-50 years, IF done correctly). This Basement Co. we are using NOW, has a 5-year warranty with their work and are using a different method of repair.

Lennar home is telling us we have to buy our own garage door opener. They have a list of items we need to buy on a brand new house. The agent was very anti social and didn't seem to try to come up with a solution or option on how they might be able to provided these items.

Lennar is the worse builder ever!!

Lennar is the worse builder ever!!! I have not been in this house 2 years yet and I've had more things go wrong than I care to count. My closet shelf has fallen completely out of the wall scratching up my wall and the inside of the door. I've called the person who installed it multiple times, and he hasn't answered, returned my call, or my text. I've had a piece of my flooring to tear, the siding at the top of the house came undone, not to mention the things they didn't fix prior to my final inspection. I pay too much for a house to have had this many problems and I've only been there 16 months. I also had paint on my wall that should not have been there, and I sent the picture in so they could come and fix it, and they told me they have me a free gallon of paint and I could paint it myself. Then I get dumb notices about parking on the street at night. There are no school buses or garbage trucks running at night, so please leave me alone!!!! They are building houses too fast and the quality of work is absolutely horrible. I regret ever buying a home with Lennar!!

Quite Disappointing - Still No Update from Lennar and it is 3/2/24

I initially loved my home with Lennar and the whole process of buying with Lennar. However, the experience since buying my home when issues have come up, the experience has been quite disappointing. We've been dealing with a roof leak and after talking with quite a few people within my community, they've all been experiencing the same issue with their homes and have felt like they've had to really fight with Lennar to get help fixing the leak. One person I spoke with said Lennar has been out 3 times to fix the issue over the last couple of years and were dealing with the same leak again the last couple of weeks with all of the rain.
Last year, we had quite an extensive leak and was told it was due to ice damage in the gutters and they did not check the roof to ensure there was no other issue. We got the issue fixed and this year the leak happened again, but this time it was coming from the roof. When the issue happened, I submitted a request through Lennar because with the house only being a couple of years old, it makes no sense that we'd have a roof leak that just happened out of nowhere. When I got a call from the Lennar representative in my area (a week after the request was submitted, while it was continuing to rain and damage my home), the rep, Nate, was quite rude and began the phone call by telling me he was not happy with my request and stated that this was diagnosed last year as ice damage to gutters, that I'm out of warranty, and clearly didn't fix the issue. Not once did he ask me if I fixed it, which I did, but told me I clearly didn't because the photos I submitted were the same. Nate told me he could see the photos from the visit last year showing the gutter damage and when I asked if he could send them to me he told me probably not, that it would be "too difficult". This call was on 2/15/24 and it is now 2/21/24, he never sent the photos like I had asked and I don't understand why I am not able to view the photos from the visit last year. I would love to verify that it is my house and at this point, have confirmation I wasn't being lied to. After a lot of pushback on my end, Nate said he would send a roofer out to look, but they were dealing with a lot of leaks, so it would be a few days and likely wouldn't be covered by Lennar. He said if it was a roofing issue it could have likely been from when the home was built and if a plumber and roofer weren't coordinated the way it should have been. If that's the case, why wouldn't Lennar fix it then? I ended up having my own roofer come out on 2/17/24 and they found there was a piece of flashing missing entirely to direct the water into the gutters. They showed me that there is no residue that it was placed there in the first place, then showed me where the piece was at on the neighboring homes. So, when it has been raining, the water has been going under the shingles and into my home. It was discovered that this issue has been progressing for the almost 3 years my home has been built. Now I am spending nearly $5,000 to fix the interior and exterior damage due to this issue. I understand that typically interior is homeowner responsibility, but to hear that this is definitely something that has built up over the last three years due to a piece of the roof that wasn't there in the first place is very disheartening, especially after the representative that called me was quite rude and dismissive of my issue since I am out of warranty. I still would love to see the photos from last years visit and can't understand why they won't send them to me? I'd be willing to make a change to my review if I felt Lennar was willing to make it right, but to be told I'm out of warranty and out of luck, even though I've had a roofer tell me I should have never dealt with this in the first place and this wasn't right from the get go is quite frustrating.

Very Complicated Multi Home Purchase

My wife and I recently closed on a property with Lennar at Sundance Greens, Lennar. My sister also worked closely with us on closing the house next door simultaneously. Which was an absolutely requirement. Making this buy very complicating, as we all had different needs and expectations. We as a family decided this would be an all or nothing deal. This was a very complicated purchase that had multiple needs, loan types, loan structures, requiring very many moving / complicated parts, and ever changing situations to accomplish.

Peter McGee, the new home consultant for Lennar, went above and beyond to meet all expectations. He accomendated multiple last minute meetings, and stayed connected with lenders, builder, warranty, underwriting, and so much more. He naviatived the sell and coordination of 2 homes. Accomplishing this task with not only Lennar’s team but navigated language barrier and multiple inputs, unwavering requirements, expectations, and changes from no less the 10 people involved in decisions making from the buyer’s side. Peter is professional and absolutely a pleasure to work with.

Cody Lazarre, and Judith DeLanie on the financial side, worked through complicated financial needs to make sure this multi buy purchase could happen simultaneously. They often worked late hours and through weekends off to accomplished these task. They were quick to respond and anticipated upcoming needs, troubleshooting issue before the arrived. They maintained a level of communication and professionalism that should be envied by its professional community.

You expect professionalism and good customer service when making a purchase like this. But Peter McGee, Cody Lazarre, and Judith DeLanie are true professional who meets and exceeds all expectations in the new build community. Going above and beyond what would have already been exceptional ratings, these individuals far exceeds the standards and expectations. It was our pleasure to do business with you.

Lennar are will be my recommendation for all homebuyers in the market for a new build. I can not rave enough about my family multi purchase in the Lennar community.

Basically a house of cards builder

Basically a house of cards builder. Everything looks quality from a 100 foot view. The more you look and explore the quality of the build the more issues you’ll find and truly see how cheap their build quality is. When you can be the basement and hear someone fart on the 2 or 3rd floor that’s an issue.

At no time prior to purchase did the builder fully disclose that I was sold a house on a plot of land on which almost half of the backyard was actually a public easement on which no “structural improvements” could be made. This I discovered only after applying to the HOA, requesting and being refused permission to do landscaping. The survey presented, not reviewed, at closing gives no details about the land restrictions. Who would knowingly buy land just to maintain and pay the taxes without the freedom to use and enjoy as ordinarily expected? Over two months since bringing the matter to top level management, Lennar has yet to take responsibility for non-disclosure about the nature, the extent and limitations regarding the property prior to purchase. For me, as for most people, a home purchase is a long term investment. The cost here was higher than worth, including the opportunity cost to secure a different, more suitable home. The company has displayed an absolute appalling lack of integrity, unfair and reprehensible business conduct.

My experience with Lennar has been less…

My experience with Lennar has been less than perfect by far. We chose our home style based off the model home that was available. The exterior of the home is not similar at all - the items in the home have changed and the few small adjustments that we asked for were all shut down (after getting confirmation from staff that it shouldn't be a problem to do). At this point we may spend just as much money to modify the home to what our expectation was as we would if we walk away from our earnest money. Lighting fixtures have changed, The advertised tankless hot water heater is a stand alone 50 gallon hot water heater. The rough in in the dining room shown in the model is not present in our home. Appointments made have been missed by Lennar staff with no follow up, no apology, no explanation of why a scheduled time was not held - makes me think that maybe we can't go back into the model incase we notice other changes. Although the building process is pretty cookie cutter, the customer service behind it all has been less than perfect. We asked to be able to insulate the garage prior to the sheetrock being hung and was told that should be no issue. With no follow up, I reached out weeks later and found that cannot happen. We also made a decision to finish our basement as a part of the build process within 48 hours of our contract signing while the home had no framing started and were told this could be done so long as we made a decision quickly. I learned that 48 hours was not quick enough. As soon as I consulted with financing after receiving the $ amount to complete this we were told we no longer can do that. End of story, Lennar is in business to build and move forward to the next home, there is little care behind the customers wants/needs. Also, with our home being on the Lower median rate of the development at $460,000 it has been stated more than once that "it costs money" making us feel less than honored to be a part of the developement. For example, Lennar financing offers a float rate - but it was not offered to us. When I inquired on why it was not offered to us, the response from finance and finance's manager both stated "it costs money" I have money and would have likely opted into this with the wild interest rates, but had no idea it existed. This was while dealing with my second finance staff member as the first one was terrible in organization and communication. The homes look great as a finished product, just be careful and document EVERYTHING. If your experience of signing documents is like ours, online with no staff assistance or explanation of signing, you will likely sign into changes that you may not catch in the document signing process.

Bad experience with Lennar Homes
I purchased my home in November 2020. I've had several issues with lennar including flooring, roofing and hvac system. TC backer construction has been to my home 4 times to fix the same leake in my roof. The contractor informed me that Lennar Homes uses cheap materials on their homes. My ceiling is still leaking til this day. I'm in the process of obtaining lawyer to see what if anything can we done. I want Lennar Homes and TC Backer construction exposed for their dishonesty, lack of concern on how they treat their customers.
