** BEWARE!

** Phoenix - Western Gardens Location!

I have never had the misfortune to have to leave such a terrible review for anything, or anyone, in my entire life before. This experience saddens me beyond belief, and whilst one might think that it is because I have had such a terrible go at this ... in reality, it is because my neighbors are no doubt experiencing it alongside me.

I purchased a Lennar home, in the Western Gardens neighborhood of Phoenix, six (6) months ago. Since then, I have not been able to focus on work, school or home life - as I have had to dedicate my entire existence to protecting myself and family from this godawful Lennar home, and even more urgently, this HOA company.

My family and I were, quite literally, lied to and then bullied by Lennar's representatives since the initial purchase of the home. Now that I've been in six months, the entire house is falling down around me, and despite me trying to literally keep the walls from crumbling down, I do not have enough hands (or feet, or fingers, or...) to hold the place up. Craftsmanship? Doesn't exist here. These are houses that look ugly on the outside, but that is nothing compared to the shoddy materials, construction, appliances. But any reviewer can read up themselves on Lennar's reputation - not just in the Phoenix area - but their extraordinarily poor reputation seems to live up in almost every state they build houses in. Please - do your research.

Since moving in six months ago, we have also been terrorized by the HOA company. And when I say terrorized, I mean TERRORIZED.

My family filed one complaint about an inordinate amount of garbage throughout our neighborhood ... such an inordinate amount that folks were electing NOT to buy here, due to how trashy the grounds are. This lowers property values and obviously keeps any sane person from wanting to invest $600K to live here. Unfortunately - but not surprisingly - the HOA responded with the use of bullying tactics. They threatened to fine us. Or to throw us out! For what? Nothing - as we are the only people in the neighborhood who actually abide by ALL of the restrictions upon which we were imposed. But, no worry, if you haven't committed any of the sins that they lay out in their billion-page restriction guide, they will simply find an infraction to blame you for anyhow...

You cannot have more than two "decorative" items visible to any neighbor at any given time. So you put a wreath on your door and a small flower pot on your front porch and call it a day, right? Wrong. They fine you and say it's because your doormat is also "decorative".

They say you have to take your garbage bins into your garage no later than Tuesday before 8pm, but then they fine you if the actual trash trucks have not yet come to pick up the trash by then.

You know that strip of rocks between your sidewalk and the street - the one that is "HOA property"? They will let all of the plants there die, but then they fine you if you attempt to pull up the old scraps, and they fine you if you attempt to - or even ask to! - replant living shrubs there! How are they going to fine you for asking a question, you ask? Who knows! But they do!

My family is now terrified to report even the smallest concerns or ask the easiest, most innocuous questions.

I had some neighboring teenagers threaten to kill me and my elderly mother on a walk one day, so I asked the HOA to simply keep an eye out for them and perhaps warn the others in the neighborhood that these teeneagers are dangerous (or nuisances, at best). The HOA told us that, despite their rule book stating that they have the authority to handle such matters, they prefer not to be involved or know anything about it at all. "That is not our problem, it's yours." So now we just don't leave the house, because she is too afraid of being shot to go anywhere. I mean, WOW, what a fantastic and safe place to live!

Do yourself a favor and steer clear of this place. All it boils down to is money, and if you aren't making them money in some way/shape/fashion, then YOU are the problem. Save your own hide and buy in another community - ANY other community!

Regret Buying Lennar

Echoing the other 1 star reviews, the experience with Lennar overall has been the worst. It's a fight to get them to honor their warranties, every person you talk to seems shaddy, and the quality of the homes are subpar. It has been almost 2 years since we moved into our house and we have experienced water leaks, cracked pipes, multiple gas leaks, foundation issues, dead trees planted, incorrectly installed irrigation system, defective appliances, crooked and warped fencing and posts, and so much more. The house is falling apart and not just ours, most people in our subdivision are experiencing the exact same problems. If I could do it over, I would never buy a Lennar built home.

Where to start

Where to start - I bought a Lennar home in a 55+ community in Port St. Lucie, FL and I regret it! Most community home builders give you an unconditional 1 -year warranty, but not Lennar! You have a pre-walk through scheduled prior to close and then a final walk through just prior to closing. I noticed several defects on my pre-walk through which were noted - and they did fix most of them prior to the final walk through. The Lennar representative had me sign documentation that the defects were corrected, so I asked if I can still submit for warranty repairs prior to signing and I was told "yes" by the Lennar Rep., which I later found out is a false statement. Lennar stated they will not fix (cosmetic) defects after the homeowner moves in. Unfortunately, most of my complaints are about the shotty workmanship; crooked wall outlets, baseboards that show all the nail filler spackling, paint on the bathroom mirrors, sloppy caulking and the door threshold trim was poorly installed to name a few.

The Lennar nightmare began immediately, even prior to closing; on the final walk through my washer and dryer were still in the garage but the Lennar Rep said the washer was damaged so they would get a replacement (It would take several weeks to get my replacement washer.) After closing, they gave me the wrong access code to the front door lock - so I was locked out and had to seek assistance from the Sales rep in the community. Once in my new home I naturally want to get some groceries - so I left and went shopping, but on return I could not get back into the gated community because I closed on a Friday and they did not tell me to go to the community to get gate pass prior to close. After I finally got in my home and was settling in, on the Wednesday following close, I was taking a shower prior to going to work my second shift job and the water turned off - Lennar would not even allow me one week to switch over all the utilities which is harder for one person to accomplish with all the problems associated with a new home move in.

When I moved into my dirty home, because Lennar did not clean it prior to my acceptance as promised, I reached out to enquire about the washer and dryer and other concerns and they sent the Senior construction manager over who was sympathetic at first. He told me to put together a discrepancy list and he would take care of it; it took me a couple of weeks to collect my discrepancies and submit my list, when I gave it to him his demeaner changed and stated that he would need to run my list past the warranty department; and you guessed it, they denied my claims, stating they were cosmetic. He did however, come by to clean some caulking compound off the laminate flooring, which had limited success. They had a subcontractor workman come by to clean the remaining caulking off the flooring and when he left, the flooring was worse than before; he had melted some of the flooring with the Acetone cleaner he was using. I am still waiting for flooring repair 10 months later.

The second moth following move in, my garage door came off the track, it took a couple of days to get fixed, thankfully I didn't have anything valuable in the garage.

My AC unit stopped working in July - 8 months after move in. They did cover under warranty; however, the repair crew didn't know what they were doing and it took 2 days to fix, they also used a brazing torch and sent black soot all over my office space, they never bothered to protect my belongings.

I wish there was a way to get the word out on a national level, to prevent home buyers from getting taken advantage of by unscrupulous builders like Lennar!

Bad craftsmanship

When I first purchased my home, I was happy with it, and things got fixed in a reasonable time. At the two year mark, that's when the real issues started happening. I have a leak coming from either my 2nd floor window or the roof. It is causing black mold all over the drywall ceiling in my garage. And the 2nd issue is my foundation cracked in the floor of my basement, and above the same crack there is a minor leak. They refuse to fix any of it and hire sub-par contractors.

DO NOT PURCHASE HOME!

DO NOT PURCHASE HOME! I just moved in my home in October 2025. The microwave that came with the home quit working in 3 months, my room was flooded because whoever put the tub in didn’t seal the pipes, and now the wall in my other bathroom has a hole by the tub. I’ve never had regrets but purchasing a home with Lennar is the biggest mistake of my life.

Disappointing Warranty Service…

Disappointing Warranty Service Experience

I’m very disappointed with Lennar’s warranty service after purchasing a new home.

One of the kitchen electrical circuits completely lost power, leaving half of the kitchen outlets and the gas range receptacle unusable. I submitted a warranty service request and have followed up, but after approximately one week, I still do not have a confirmed appointment with an electrician.

This is not a minor cosmetic issue. We are unable to use a significant portion of the kitchen, including the gas range, and resetting the breaker and GFCI outlets has not restored power.

I understand that warranty repairs may require scheduling, but leaving a homeowner without normal use of the kitchen for a week without even providing a confirmed service date is extremely disappointing, especially for a newly built home.

I hope Lennar will take ownership of the issue and arrange the necessary electrical service promptly. I will update this review based on how the warranty team ultimately handles the repair.

Initial experience was good and exciting. Then throughout the mortgage process and attempting to close we led to believe one thing and then ultimately walked away due to misinformation and delays. Would never recommend their mortgage company!! Stay away unless you want them to question everything you have done for the last 20 years. Horrible experience.

Lennar Does Not Honor Warranty Construction Defect

Lennar does not honor warranties on new AC system purchased with home. The build quality is COMPLETE GARBAGE. They have been sued for construction defects possibly more than any other builder. #Lennar, #LennarHomes, #ILoveLennar, #WeAreLennar, and #LennarCareers

Disappointment

We purchased a brand-new Lennar home expecting quality construction and a smooth homeownership experience. Instead, we’ve spent much of our time dealing with one issue after another.

Since moving in, we’ve experienced problems involving plumbing, HVAC, electrical, hot water, and multiple warranty-related repairs. While we understand that every home may have a few minor items that need attention, the number of issues we’ve encountered has been far beyond what we expected from a newly built home.

One of the most frustrating experiences involved our solar system. Solar was one of the features that attracted us to this home, yet we experienced significant delays and problems getting it operational. During that time, we were left paying much higher PG&E electric bills than we anticipated while waiting for the system to be activated and the situation to be resolved. We felt that communication and accountability throughout the process were lacking.

The warranty process has been equally disappointing. Many repairs required repeated follow-ups, and it often felt like we had to continually push for issues to be addressed. Purchasing a new home should provide peace of mind—not an ongoing list of repairs and service appointments.

Looking back, I wish we had known what to expect before buying. My advice to anyone considering Lennar is to conduct an extremely thorough inspection, document every concern, keep records of every communication, and ask detailed questions about the warranty process and the home’s systems before closing.

We invested hundreds of thousands of dollars in what we believed would be a high-quality, newly constructed home. Instead, we’ve dealt with ongoing frustrations that have taken away from the excitement of homeownership. I sincerely hope Lennar improves both its construction quality and the way it supports homeowners after the sale.

I deeply regret buying a home from…

I deeply regret buying a home from Lennar. What should have been an exciting experience has turned into months of frustration. Since moving in, we’ve found multiple construction and quality issues that should never have passed inspection.

The most disappointing part isn’t just the problems—it’s Lennar’s refusal to properly address them. Instead of standing behind their work, they have repeatedly dismissed our concerns or delayed taking responsibility. As a homeowner, it’s incredibly frustrating to spend so much money on a new home only to be left fighting to get legitimate issues repaired.

My experience with Customer Service Manager Barry Beveridge has only made things worse. In my opinion, he has been unprofessional, unhelpful, and unwilling to advocate for the homeowner. Rather than working toward solutions, I felt like my concerns were minimized and ignored throughout the process.

A new home should provide peace of mind, not constant stress and endless follow-ups. If Lennar truly cared about customer satisfaction, they would stand behind the quality of their homes and treat homeowners with respect instead of making them fight for every repair.

I cannot recommend Lennar based on my experience. If you’re considering buying from them, be prepared for the possibility of poor workmanship and disappointing customer service after the sale.

Awful time with these fools

Awful time with these fools. Dan jones the warranty manager for Arkansas refused to fix any issues I have with water. For example there is puddling water standing water right in front of my gate that isn’t covered under warranty. It stays soggy and muddy. I also have water coming from back behind my siding by my front door and it’s taken me almost 10 months to even get a response or someone who actually cares to come look at the issue. They will send out some random person and they won’t even get out of the car and then say everything looked good. Dan jones warranty manager came and patched holes from the cabinets being hung to high but refused to do any repairs on anything major. I do not recommend buying or even entertaining the idea of buying from these wacks. Half ass work lazy staff 1 year warranty for what?? Bc they will NOT fix anything

extremely disappointed with my…

extremely disappointed with my experience purchasing a new Lennar home.

The quality of the materials used throughout the home has been far below what I expected from a brand-new construction. Since moving in, I have been discovering new defects almost every day. The workmanship has also been disappointing, with issues that should have been identified and corrected.

What has been even more frustrating is the warranty process. Instead of fixing problems, I have repeatedly been advised to purchase products from Home Depot and address issues myself. As a homeowner who purchased a new home with a builder's warranty, I do not believe I should be making temporary repairs for construction-related defects.

The community infrastructure has also been disappointing. There is no irrigation system for the landscaping, making it difficult and expensive for homeowners to maintain green areas outside the house.

Overall, this has not been the quality or customer service I expected when buying a new home. Based on my experience, I cannot recommend Lennar and hope they improve both their construction quality and their commitment to standing behind their warranty.

Bitter sweet experience buying house from Lennar

So far my experience with Lennar has not been very pleasant, people working for this builder seems to not know their responsibilities,
I recently bought a house by the far south side of San Antonio, the plan of the house is nice, the building materials are worth what you pay for your house,
The cosmetic details are not good, cabinets are cheap but good enough to do the job, the entrance post of the house that supports the roof at the corner still has all the splinters from the tree 😁, wood was not sanded, just painted over the rough splinters, I like that the whole front of the house has brick, which increases the value of the house if you ever decide to resale, this is something that other builders don t offer for the prices that Lennar does,
Rooms are good size, master bedrooms bathrooms are very nice, hallway windows very nice, I don’t like that outside the house there is only one water Source, and it was installed outside the property fence, don’t know who s idea was that but they were probably hangover when they added it to the house plan😁, the house came with a two car garage which is excellent, HVAC, water heater, and appliances are good, not top of the line but acceptable, insulation is sprayed on the inside of roof at attic, which helps to avoid the ugly fiber glass insulation which used to be in older homes,
Garages are not insulated, so they’re very hot, and I will move in next week, (July 2026) we shall see if this house is going to perform good when it comes to energy efficient features, so there it is, I think overall, this houses are good if you think of the price you are paying for them, I looked for about three months for used and new homes and I think I chose the right house.
Have a nice time shopping for houses!!!😎

Nightmare in Windsor, WI

Like most reviews on here, it's not a good one. My ranch home was finished in June of 2025, located in a small town called Windsor in WI.

From the start, there were red flags all over the place. There were systemic failures from day one of closing, when I moved in with a conditional occupancy and a mud pit for a yard. But that was only the beginning.. My garage floor was poured during frost season and settled 4" and cracked everywhere, requiring a full replacement.. from there, drainage and grading issues on the yard, fraudulent levels of insulation in the attic, concrete cracks everywhere, unfinished exterior trim everywhere, plumbing and electrical that was rushed and not to code, plus filth everywhere and construction debris left in floor vents and AC ducts.. and mold in the basement behind unsatisfactory insulation on the foundation walls, that Lennar wouldn't remediate or fix.

This was all from a brand new home.. and the customer service was brutal, they are trained to deny and delay as much as possible to protect the bottom line. And when they do send contractors it's the same people that messed it up in the first place. If the homeowner isn't there, they'll rush the repair or do nothing at all. You gotta document and babysit everything they do. It's almost comical how bad they are.

The first year in my new home has been nothing short of a disaster. Do not buy from this company, they're incompetent, they're dishonest, they're unethical and uncaring people. Worst part is every home in my neighborhood has similar experiences, it's not just one or two isolated failures.

Only way to fix this is to get the word out, and to stop purchasing their homes altogether to force them out of business. They're fraudsters.

They tell a lot of lies; they say the house comes with a warranty, but when something breaks and you call them, they just tell you that specific item isn't covered. Everything breaks down, yet in the end, nothing is actually under warranty—don't buy from them.

Lennar Horror story (You could not make…

Lennar Horror story (You could not make this one up).

I am a homeowner at Towns at Ivy Creek, a Lennar community in Buford, GA. I am writing this review after 6 days without air conditioning in my home, with a newborn (1 month old premature) and a 4 year old present.

I reported the issue Sunday night (Service Request #07565473). The diagnosis: a hole in the evaporator coil. Despite the urgency, we are still waiting on a replacement part with no confirmed ETA.

During this time: the upstairs of our townhome reached 86°F, Lennar's emergency line went unanswered, RGP HVAC (their contractor) placed temporary window units but refused to install one upstairs citing safety hazards, and my one-month-old premature infant was taken to the Children's ER in Sandy Springs.

Hotel accommodations were approved 3 days into this ordeal only after Gary Griffis from customer service stated that it had not been hot enough in the last few days. Not sure what he was talking about as inside the home was 86 degrees. A family should not have to leave their home waiting on a coil replacement in a relatively new Lennar home.
I have documented everything. If you are considering buying a Lennar home, please factor in how warranty and emergency service requests are handled post-closing.
