WARNING! AVOID Lanart Homes Pty Ltd

Lanart Homes Pty Ltd, operated by Constantine Romanov, Stas T, and real estate agent Svetlana Kan, sold us an off-the-plan house. They made numerous promises to secure our contract, none of which were fulfilled. 4 years later, the house remains unfinished, riddled with damage, poor workmanship, and the use of substandard materials. Constantine keeps saying "we don't have money to finish it" - though we paid him for everything and even asked us for more money.

Lanart Homes Pty Ltd has a history of not paying their contractors and tradespeople as evident from list on NSW Service builders search of traidis whom LANART owes money.

The company is currently in court for liquidation as they continue to trade insolently. Lanart builder’s license was suspended in May 2024 and canceled in July 2024. Despite this, they are reportedly continuing operations under a different company name.

Staff are immigrants, some working illegally and a lot of staff are underpaid, raising serious ethical and legal concerns.

Financial Exploitation - Constantine charged us for supposed variations for removing stones, trees, dirt. However, there is no evidence these works were done. Several other clients 10+ other clients we know reported similar experiences of being scammed.

Constantine Romanov frequently demanded additional payments outside the fixed contract, using tactics like claiming urgent deadlines or threatening construction delays.

The payment schedule was manipulated, constantine asked us to re sign contract, front-loading the contract to secure more money upfront. Don't make same mistake, refuse to re sign things.

Construction Delays and Certification Issues- Construction has experienced massive delays, with no accountability from the builder.

Lanart Homes refuses to provide essential stage certificates required for Occupancy Certificates, leaving us and other clients unable to occupy or rent their properties.

Tradespeople were instructed not to share certifications with clients, further complicating matters.

Unethical Contract Practices

Lanart’s contracts include special conditions heavily skewed against clients. Despite claims of being “standard contracts,” they contain clauses like no obligation to provide certificates. A lay person would no know what this all means. Would a company truly wanting to deliver a good service and product withhold certificates??

Their customer service is non-existent, with calls and emails routinely ignored.

Constantine placed Psychological Pressure on us. We were pressured into signing contracts under false pretenses, such as claims of high demand for lots, the construction will stop if we don't pay, stages were not complete and he said they were and demanded money.

Many were coerced into resigning contracts with unfavorable terms or paying additional sums under duress.
We are now it huge debt and no finished house. Other builders don't want to touch it because we don't have certificates.

We are left in financial hardship with no house, no money, a lot of stress.
Please dont do the same mistake - Avoid Lanart Homes Pty Ltd and seek a reputable Australian builder with proven credibility.

Always have a lawyer specializing in Building and Construction law review your contract.

Verify builder credentials through the NSW Service Builder License Check and research court records for ongoing disputes.

We strongly advise against engaging with Lanart Homes Pty Ltd or Constantine Romanov or Svetlana Kan. Based on our experience and the accounts of other affected clients, this builder operates unethically and leaves projects incomplete.

They took the deposit and never returned it back. I bought a land and off plan building…

I bought a land and off plan building package from this company. They help me bought the land and took 10% of the building deposit from me, they delay the building for 2years since 2019 until the material cost sky rocket and ask for hundreds thousands dollars more to complete the same house. The contract that I signed did not help to secure the contract cost and they did not keep their words.

They never started the building and never returned the deposit back to me. They told us to resale the whole package to next investor and they will return all the deposit back which force me to sale the land that I own. They managed to sold the package to next person but never ever return any dollars back to me.

Not trustable. Until now they still did not return the money back to me and other customers.
