Worst Management Company

I strongly advise against choosing them as a management company. Our lift has been broken since November, and there has been virtually no progress or urgency in resolving the problem. To make matters worse, Lamberts have only bothered to send two emails about the situation, both of which lacked any clear timelines or concrete plans for a fix. Their complete disregard for communication and action has left us all feeling exasperated and neglected.

Lack of communication & accountability

Lamberts manage our block, where there was a recent incident of theft. The thieves gained access to our carpark using a fire access key to open the electric gates, which were supposed to be secure. This fire access feature was installed on the recommendation of a security company and approved by Lamberts. The installation of this feature compromised the primary purpose of the gates — to provide a secure carpark — by allowing anyone with the universal key to enter freely.

At no point was the installation of this feature discussed with the RTM, denying leaseholders the chance to make an informed decision about risks directly affecting the safety and security of our assets. As a result of this security breach, thieves were able to come and go easily and stole a motorbike. It was only after this theft occurred and this feature came to leaseholders’ attention, that we had it disabled.

Just over two weeks ago, I contacted Lamberts to request compensation for the financial loss caused to us by this avoidable security breach. Our property manager was responsive and confirmed my claim had been passed to two Managing Directors and the Head of Property Management, who I was told would be handling the case.

Since then, and despite my follow-up email a week later, I have received no reply from any of the senior staff. It has now been over two weeks with no acknowledgement or update. This lack of communication, accountability, and basic courtesy from senior management is unprofessional and extremely disappointing.

Honestly the worst company no wonder…

Honestly the worst company no wonder they do free valuations. Really really incompetent spend so long valuing the properties and really have zero clue. They are known to undervalue. If you do have to use them I would ask for another firm. They are just so unprofessional the valuer seemed like she just took a day off school to value the place and it’s her first place she’s valued. No idea what she was looking for. I’ve had 35 plus valuations and this has been the worst experience ever.

Cannot trust them

Cannot trust them
I thought there is worst service but not they are the baddest at all level if there is any level for being useless.
Ignore everything that we require or request but charge for everything extra high arrange the worst contractors who just complete half jobs or have to call them back not once.
Not clear the breakdown about the money they spent what we paid in for service and cannot see anything at all in the building that been repaired from our money.
Absolutely useless company cannot trust them very expensive and looks a lot of amateurs and incompetent people work there.
Do not use them if want pain free life at your home.

Corporate Vindictive Liars

Requested and paid for new car park key fob, never received it via post. When chased them was first told to take it up with post office. Reminded them it is the sellers legal duty to make sure it is delivered. They said they attempted to post it again, but when it arrived, it was an empty envelop. They now say I have to go onsite to pick up the fob, which was what they wanted me to do in the first place. They never have any intention to post the fob to me.
When going onsite to pick the fob up, they said they would leave it in letter box of property. They never did. This was 2 and half hour round trip for nothing.
