First-tier Tribunal (Property Chamber) case ref: LON/00AM/HMF/2023/0014 found that Daniyel Munir (also known as Shaz Munir) was responsible for managing a licensable HMO in East London that was not properly licensed. The tribunal decided that the requirements under section 72(1) Housing Act 2004 were met and issued a Rent Repayment Order in favour of the tenants.
Rude manner and poor service
My partner recently instructed this firm for a building survey and we were deeply disappointed with the service. Our confidence in the quality of Daniyel Munir’s report was undermined when it arrived late and was lacking a reasonable level of property-specific detail, utility, and advice.
We also found post-report communication frustrating, particularly when trying to obtain a return call. When we eventually spoke with Mr Munir, we found his manner brusque and dismissive rather than constructive or helpful. Raising one's voice doesn't strengthen one's point.
Before deciding who to instruct, you may wish to consider whether this surveyor meets your expectations for quality and reliability.
Based on our experience, we would not use Mr Munir’s services again.

Misleading and inaccurate reporting
Misleading and inaccurate reporting. Watch out for for 'damp' statements as this surveyor refused to provide the actual reading taken during the survey. They labelled as 'significant' a damp read reading over 10 even though readings below 15 is widely considered dry making their assessment of damp conditions misleading.

Aggressive with seller and provided no report
We instructed Lamar Chartered Surveyors to carry out a Level 3 Building Survey and paid £915 upfront. The surveyor (Daniyel) attended but did not complete the inspection following a dispute with the occupier regarding a request to remove shoes or use coverings.
The interaction has been described to us as aggressive and confrontational, and the situation escalated quickly rather than being managed or resolved. No attempt was made to contact us as the client at the time.
No report or usable inspection output was provided. Despite this, the firm has retained 100% of the fee.
What is particularly concerning is that the inspection was subsequently carried out by another RICS-accredited surveyor under the same conditions without issue. Other surveyors we contacted also confirmed they would have been able to proceed.
I believe Daniyel to be a risk to send to a seller’s home.
We are now pursuing the matter through The Property Ombudsman.
Based on this experience, we would not recommend this firm. They’ll take your money and not provide a service.
Extremely unprofessional and intimidating experience
I had an appointment booked with Lamar Chartered Surveyors for 11:00am on 25th February 2026. The surveyor, Daniel, arrived at 11:51 with no apology or explanation for being almost an hour late.
From the moment he entered my home, his behaviour was aggressive and disrespectful. I politely explained my no‑shoes policy, which I mention to all visitors. He refused, pointed at the sliders I was wearing, and told me to give them to him to wear. I was shocked by how rude and confrontational he was.
He then commented that he wouldn’t “ruin his socks on my dusty carpet,” gesturing around my home in a way that was insulting and completely unnecessary. I felt intimidated, so I called my landlord on loudspeaker. Even while she was explaining the no‑shoes rule, he spoke over her and continued to be argumentative. When I reached for my phone, he turned away sharply, preventing me from taking it back.
He repeatedly tried to pressure me to give him shoes from my shoe rack and continued making comments about the cleanliness of my home. He even took out his phone to take photos without asking.
When I mentioned his lateness, he dismissed it with a casual “there was traffic,” showing no professionalism or accountability.

Right from when I first advertised my job and the prompt response received from Helen Macris, client services manager. She handled everything very professional. Helen was always quick to respond to my emails and clarified anything that needed to be clarified. The surveyor attended to inspect the workmanship the builders had undertaken at my property within two days. I will definitely recommend Lamar Chartered Surveyors in the future and will use them again if I have the cause for their services just for their professionalism, approachable andattention to detail.

Do not book a survey with them. Information given was all rubbish. i recently paid £500 for a level 2 survey of a property i wanted to buy i booked with Lamar surveyors Danial a surveyor that works for this company and preformed the survey the information he had provided was completely wrong and had provided the report to the wrong person and eventually provided a week after he they had stated. I have tried to contact them after this and they did not reply. I have tried both Danial via email and through their website and no answer so after you paid you cannot get in contact with them to discuss the report and their poor service. I do not recommend.

Avoid using Lamar Chartered Surveyors
Avoid using Lamar Chartered Surveyors. My Level 3 "comprehensive" survey mistakenly described a two-bedroom property as a one-bedroom, the report I received was template-style copy-and-paste job, riddled with errors.
If you're looking for a surveyor who describes glaring mistakes as being "only human", this may be the firm for you.
We found our full structural to be very thorough
We found our full structural to be very thorough with photographs, clear indication of costs and he spotted minor defects which we had missed. Daniyel also assisted in clarifying some points with our solicitor after the report had been recieved. Much better than ouor last full structural survey and produced quickly within about a week.
Definitely not recommended
I arranged a snagging survey. I then had to pay extra for an urgent delivery of the report. The survey failed to pick up so many things. The survey report was to be attached to my sales contract so it was a critical report. I picked things the surveyor missed, and once I moved in an incident caused an injury which led to a further survey being needed from another firm. The second firm was outstanding and delivered a superb report the next morning. It clearly shows how much was missed. I have complained and asked for a refund and sent chasers for the complaints policy. They simply fail to respond. What an awful service.
