Unfortunately, we had a really bad experience booking this Kasa property through Airbnb.
I wouldn’t book Kasa through Airbnb if it’s a last-minute booking.
If you’re going to book Kasa through Airbnb, I strongly recommend completing all of the required check-in steps as early as possible and making sure you have all of the information you need well before your arrival. Kasa operates virtually, and we didn’t realize until later in the evening that our reservation was still showing as pending because we were expected to complete additional forms and check-in information through links sent to our phones.
The problem was that the links they sent us didn’t work. It took several hours to get the bugs fixed. Even after the issue was finally resolved, we were told at around 1:00am that they had accidentally overbooked the property and could not accommodate us.
At that point, we had already made the trip and were left without the place we had booked. We contacted Airbnb and, thankfully, they are refunding us, but we ultimately had to drive all the way back home in the middle of the night.
Really was a terrible experience. If you do book a Kasa property through Airbnb, I would verify everything, including that the reservation is fully confirmed and all required forms have successfully gone through, well in advance of your trip.

We stayed at Kasa in Little Italy in San Diego, CA. First off is the location, super prime, you can walk to anything, the restaurants, thew boutiques, the coffee shops, and the bars. We stayed at a 2-bedroom, 2- bath corner apartment on the 10th floor and let me tell you how great this unit is. Everywhere you turn is a view, it has floor to ceiling windows in every room. Very spacious kitchen, living room, bedrooms and bathrooms. Everything was clean, new and well maintained. My family of three did not want to leave. Now for the amenities. We went to the pool/jacuzzi floor. Before you get to it, there is a gym, conference rooms you can work in, or have meetings better looking than my own firm's space in DTLA 60th floor. There's the patio and then the pool. All well-appointed and maintained. The pool was not huge but also not small. It was a perfect day to take a dip (85 degrees) and the Jacuzzi was also big enough that it can fit about 8-10 people with so much space. There was only one thing that I needed that it did not have, a full-length mirror. Overall, a very awesome weekend stay. I would definitely come back. We loved it!

ok where do i start??? Stayed a year and oh boy let's start with the noise from garbage removal 3x's a week infront of the building! My boyfriend has terminal cancer plus has had 17 rounds of chemo and Kasa kicked us out would not work with us because of my dogs! One dog is certified!!!(was approved when we signed lease) -we moved dogs out but was told they couldn't even visit my cancer boyfriend!!!! One being a puppy Rottweiler! Both are sweet as can be! Kasa forgot our apt number and said the apt number didn't exist not to say always had to reach the leasing office rather than handle things!
Kasa can never give a day or time for any repairs! So get ready for last minute or them entering without you home. The elevator gets checked and is out of service without any notice-time-date/ parking spots gets confusing and if electricity goes out it's hard to get into the building! We ran into 4th floor movers in the garage and when we tried to ask nicely to get to the 5th floor they punched my cancer boyfriend's truck window and they screamed words! (nothing was done after we complained) The apt is nice but gosh this is crazy! We paid on time & we're quiet! Some really nice neighbors but many aggressive dogs and pls don't use puppy run because it smells of old urine!!!! oh and many don't pickup dog poop so watch where you step To not work with cancer patients is the worst!!! This must change! Leasing office barely gave us 3 days after our lease ended! NOT NICE We begged for a little more time to no avail! Does this represent Boise hope not!

We stayed at KASA Little Italy (in San Diego, CA). It’s a corner 2-bedroom and 2-full bath unit with a complete functioning kitchen on the 10th floor! A floor to ceiling glass wall with blackout blinds beautifully frame the entire unit so when the blinds are up, you are treated to a scenic view of the skyline, day or night! Our unit also boasts a balcony where you can step out, feel the breeze, breathe in fresh air and enjoy the wonderful scenery of Little Italy, San Diego! Our unit is equipped with indoor washer/dryer, centralized A/C, cable and streaming TV. One of the bedrooms has a walk-in closet. The unit’s very clean and the appliances appear new and top grade. Both the kitchen and bathroom are stocked with basic necessities (pots and pans, cups, plates, utensils, coffee, tea, sugar, dishwashing soap, shampoo, conditioner, body soap, hair dryer, bath towels, pool towels, bathroom tissue, etc). If there’s anything lacking at all, I can only think of one…a bathroom 10x magnifying mirror to help me apply my makeup! 😉 The manager on duty during our stay was very cordial and exuded a willingness to help should the need arise (which fortunately didn’t!) Overall, stepping into a KASA unit felt like stepping into our own home! The comfort and luxury atmosphere couldn’t be denied. Thank you so much for a wonderful experience! Truly a gem in the rental property/hospitality industry.

Scam, not a hotel. The building doesn't say Kasa on it anywhere. No real person on site. Just a phone number to a 3rd world. Customer service is a 0

I booked a Kasa in San Diego for my parents who you would consider elderly (they're at their 70s), but kinda tech-savvy. I wanted to see how they'll adapt to this new concept of a tech-enabled stay. Surprisingly all went well. They were giddy with excitement since it's their first time to try staying at a place using codes. Anyway, Kasa in Little Italy was like a home away from home. It was clean, spacious, well-furnished. We got a 1 bedroom suite and it had a full kitchen, washer-dryer and amenities like an outdoor pool, full gym and a room with a massage chair (which my dad loved). Wish they had vending machines but it's not a deal breaker because they're located in a great spot in Little Italy where there are tons of restaurants and stores. Also close to the airport so we just took a rideshare all over, no need to rent a car. Can't wait to return!

I would give no stars if I could! We traveled 14 hours via car only to arrive at the destination with no place to sleep. The booking via VRBO still showed as valid. However someone emailed us and cancelled us while we were traveling and didn't really have access to email. When we arrived he had an email cancellation from Kasa. We checked our booking via VRBO, it said it was still valid. Someone really dropped the ball here. We had to frantically look for a place to stay. Wound up paying more money for a place we had no idea what to expect. The whole process is just wrong. They didn't even offer an upgrade to another one of their properties. Just a generic email written by AI stating they were sorry!
I feel like they should be held accountable and not be allowed to do this to people. We would expect them to try and make amends with a customer. They just washed their hands and said. Nope to bad so sad. Buyer beware. Please spend your hard earned money somewhere else! No customer service! No help!

They entered my property without permission. Left dirt, dust and documents. They falsely claimed it was an emergency. Avoid.

My reservation was canceled by Kasa only two days before check-in, leaving me scrambling to find alternative accommodations near Santa Clara University at the last minute. The biggest issue wasn't the cancellation itself—it was the timing. By that point, hotel availability was limited and rates were significantly higher. Travelers relying on a confirmed reservation should be aware of this risk. Recommend to find another more reliable place to do business. Absolutely unacceptable and couldn’t even warrant a phone call as I got an anticlimactic text. Would rate lower than one star if possible.

I have NEVER dealt with a company that would not allow me to speak with a supervisor to assist me in a situation. Their customer service department is absolutely HORRIBLE!!!!

I was very disappointed with my stay at this property.
The check-in process was unnecessarily complicated and there is no reception on site. I was asked to complete a large amount of information that had already been provided when I made the reservation. In addition, there was no secure place to store luggage. We were told to leave our suitcases behind an unlocked door, which did not feel safe at all.
The apartment was not properly cleaned when we arrived. I found sheets, towels, a pair of jeans, and a t-shirt still inside the washing machine. The floors were sticky, there was hair throughout the apartment, and the kitchen is in poor condition and needs several repairs.
There were three of us staying in the apartment, but only one bed was provided with sheets and blankets. As a result, one of the beds could not be used properly for the first two nights, despite our repeated requests for additional bedding.
The mattresses are extremely thin and worn out. They sag significantly, making them very uncomfortable and giving the impression that you are sleeping directly on the wooden frame.
The apartment is also minimally equipped. The number of plates, glasses, and pieces of cutlery is barely sufficient, which makes it inconvenient for three guests.
Overall, my experience was very disappointing, and unfortunately, I would not recommend this property.

Our recent stay at Hotel Davis in San Diego was by far the worst hotel experience we have ever had. The room was extremely dirty, with grime on everything from the bathroom fixtures to the only lamp provided. There was no desk—just a small cocktail table and a single chair. When we reached out to Hotels.com for support, they were completely unhelpful. Unable to stay at Hotel Davis, we were forced to move to another property owned by the Kasa corporation. This cost us an additional $744.13 for two nights, on top of the $405.95 we had already paid for three unused nights at Hotel Davis—which was never refunded. To make matters worse, Kasa inexplicably charged us $30 on April 4th, 2026, even though we did not arrive in San Diego until April 24th. For just two nights with Kasa, we ended up being charged a staggering $1,180.08. We will never use Hotels.com again, and strongly warn others to avoid Kasa due to their dishonest and untrustworthy practices.

I honestly don’t even know where to start.
I booked Kasa Sunset Los Angeles directly through their website at around $290 per night based on the bright, natural light-filled photos they advertise everywhere.
What I got from Wednesday to Sunday was a pitch-dark room with ZERO natural light. Why? Because there is a massive advertising banner wrapped around the entire side of the building, completely covering the windows.
Nowhere on their listing does it mention this. Not a single word. The photos show sunlight pouring in. The reality is a dark box with a vinyl banner stuck across the glass.
I will be attaching a photo to this review showing the banner wrapped around the hotel so people can see exactly what they don’t tell you when you book.
I complained immediately. I was told I’d be moved Friday. That didn’t happen. Then Sunday. More delays. Constant back and forth. Zero urgency.
Eventually they moved me.
The new room? A constant 24/7 low mechanical humming from a ceiling vent. Not subtle. Not “white noise.” A low pulsing hum that comes straight through earplugs and makes it impossible to properly sleep. It literally goes through you.
Then during heavy rain it escalated. Water started leaking through the windows. There was pooling on the floor. I emailed them. The usual generic “someone will look into it” response.
Minutes later water started GUSHING through a ceiling vent directly onto the bed. Not dripping. Gushing.
At that point I’d completely lost patience and faith in the organisation. I packed my things and paid for another hotel on my credit card that same night because I refused to stay somewhere where water is pouring through the ceiling.
They’ve offered a partial refund (remaining nights plus one extra). I rejected it. That doesn’t remotely cover spending half my trip in a misrepresented dark room and then dealing with noise and water ingress in the replacement.
I’m still waiting for them to refund the Wednesday–Sunday portion where I was placed in a room with zero natural light due to the undisclosed advertising banner.
I’ve now had to initiate a chargeback with my bank.
And to make it even worse, this building has roughly 60 units and absolutely no on-site staff. Everything is handled by a remote overseas support team. So when water is pouring through your ceiling at night, there is no one physically there to deal with it. Completely unacceptable for a property charging these rates.
This trip was supposed to be relaxing. Instead it was stressful, disruptive, and handled terribly from start to finish.
Avoid.

While the apartment in Greenville,SC was very nice, the reservation personnel was extremely frustrating to work with. I left some clothing items behind. The items were located only after I had to make calls to the company. Incorrect contact info was given. Still waiting to receive these items. This company needs to go back Hospitality 101.

Kasa support responded to my issue quickly and kept me updated throughout the process. The issue was also resolved within a few days. Professional and friendly. Thank you.

Aside from the property being in a rather unattractive and pseudo safe part of town;
Aside from the fact that the hallways reeked of weed and there were absolutely NO hangers at all - (We bought some and left them) the final insult was after 9 days they had our car towed from the garage space that we paid extra for to protect our vehicle! They had our car make & model and our license plate. They make it very clear that if you don't park in your designated spot you could be subject to towing. That's it. They ASK that you put a parking pass on the dash - never implying that failing to do so, could result in towing.
We failed one evening and they towed our car! Or rather the predatory towing company that they contract with, went in - didn't bother to check if our license or vehicle was authorized to be there, they saw we didn't have the 'pass' displayed and so they towed it. We called immediately and got an answering service - They said we would hear back that day from the 'Team'. We called 3 times, and no response. We finally got a text days later. We argued that the only towable offense - according to their 'directions' was for not parking in the designated space. They finally said that the towing charges would be refunded. We contacted them again after a week, to say no charges have been credited. They then said we need to call the towing company ourselves to ask them to credit us back! Like a towing company is going to just reverse the charge for us because we're asking them to???!!! We said, "They work for YOU!". Their first remedy after the towing happened was to offer us a 10% discount on our next stay! What a joke! At this point, they tell us they are in contact with the 'Team' and are looking into it. They are just stalling until we give up. I will write a follow up review, if they end up doing right by us. Until then, Heed this: Do not book at a Kasa VRBO. Not good.

I don't have any complaints about the apartment community I stayed in but....KASA the company itself sent me a very disappointing and unprofessional email stating I smoked inside and on the balcony of the unit and that I would no longer be allowed to stay at a KASA. I don't smoke so possibly the photo they took was from the last person but to send me an email with a photo that honestly could be any balcony and say I am no longer allowed to stay at a KASA without a conversation is crazy to me. That is totally fine with me because with customer service like that I don't want to stay in one of your units. The customer service and instructions to get into your place were very complicated anyway! Thanks and yours truly, a nonsmoker!
Not the greatest experience at Kasa
Hotel is nice. Location good.
2 might be a high review ... CHECK in process very frustrating. Texting like it mentions and calling was not a good experience.
We stayed at Kasa Southside Pittsburgh. Their website did not state this location has no parking included. At check in we found out you must park in a pay garage that is located next door. Checking in meant carrying luggage down 5 flights of cement stairs, as the garage had no working elevators. Getting in the front door from parking was a good 2 city blocks away. The washing machine in the unit was broken. Kasa notified us of this at check in. We asked the Virtual Front Desk for another unit with a working washer. It took them two days to notify us we could move to another unit. The Virtual Front Desk locked us out of our original unit without telling us. All of our things were inside the unit! It took many texts and two more lock outs to get us moved. We had to repack, go to the new unit, and found we were locked out again. This wasted about an hour which caused us to miss a prepaid dinner cruise, so we lost $195.00.
The units were clean. The location was good. The Virtual Front Desk texts too polite but not efficient. Furnishings were very Walmart pressed board. Towels were tiny. The building is huge and there is a great deal of walking involved from the garage.
Would I recommend staying there again? No!
I strongly advise against staying with Kasa. From start to finish, my experience was appalling.
• My room’s AC failed, leaving the unit at 76° and humid. A technician entered at 9 PM and left a massive industrial fan so loud I could not sleep. I was promised a $50 refund for this disruption — which I never received.
• On checkout day, I attempted a late checkout through the app. Instead of honoring it, staff repeatedly knocked on my door every 15–20 minutes, harassing me even after I explained I’d be leaving at the approved time. I was later billed for the extension anyway.
• I was charged $226 for “linen damage” due to dark/brown makeup transfer — makeup that is fully machine washable and normal for Black and brown guests. This punitive charge is discriminatory and exceeds their own $200 deposit policy.
• Throughout, my communications with Kasa were ignored, and I was ultimately banned from the property.
This company demonstrated harassment, poor customer service, and clear racial bias. Their practices are predatory and unprofessional. If you value basic respect, fairness, and professionalism, avoid Kasa at all costs.
