This is the worst housing association…

This is the worst housing association in the UK Britain not Ukraine so don't think I'm taking about that dump even though this place is a dump yet again work never gets done came out for repairs we didn't report always something different to what we ask to be fixed i wonder if they actually studied English and literature or are they just convited criminals like the police just hiring 3rd party that are con artists down to a tea because it seems every time we need repairs doing it's half year later or they say nothing ever gets done 26 years living in this place and I can only recall 7 repairs being fixed out of the 150 thats needed attention

Slipping on repair waiting times

Been living in same property since 2014 in South Shields , moved in as new build , I’ve noticed over the past couple of years the way in which repairs are carried out is questionable so either level one urgent and level 3 none ! They have no level 2 any more , so now your waiting months for a repair , the workmen are professional and knowledgeable and staff on phone. Affordable housing also ?? When compared to south Tyneside homes these are nearly 200 a month more expensive to rent same type of property

Tenant for nearly 22 years

I was a tenant at Burdon Terrace, Jesmond for nearly 22 years, and during that time I witnessed a significant decline in both the quality of property repairs and the overall service provided. My concerns were repeatedly not treated with the seriousness they warranted.

Despite multiple mergers and repeated assurances of improved, streamlined services in their regular glossy marketing magazine which is no true reflection of reality by any means —from Nomad to NomadE5, ISOS Housing, and now Karbon Homes—the standard of service has consistently deteriorated rather than improved.

Following the passing of my long‑standing downstairs neighbour, the subsequent tenant created persistent disruption for the entire building. This included loud music, strong odours, frequent unknown visitors, and regular attendance by emergency services attempting to gain access while she lay unconscious. Although I was repeatedly told she would be moved to more suitable accommodation for her needs, this has still not happened. I moved out 18 months ago, and she remains in the property.

The final year of my tenancy was further impacted by a black beetle infestation that took far too long for Karbon Homes to address. I have since been informed that approximately a dozen bags of rubbish were removed from the downstairs flat after the new tenant moved in, which strongly suggests this was the source of the infestation.

Additionally, the flat adjacent to mine had a long‑term issue with heavy smoking. Due to a hole under the bath, smoke infiltrated my property throughout that tenant’s occupancy (2008–2024). Despite raising this repeatedly, it was never resolved. The tenant passed away shortly after I moved out, reportedly from cancer, and I have no doubt that years of passive smoke exposure has caused me harm courtesy of Karbon Homes inability to resolve.

More recently, after visiting neighbours still living in the building, I learned that an overflow pipe has been leaking continuously down the back of the property for around six weeks, now causing damp issues for at least two tenants. This ongoing neglect is unacceptable.

The current state of the property and the conditions in which tenants are expected to live are deeply concerning. Karbon Homes need to be named and shamed.

Just wanted info, already unbareable

Come on here, yep another estate agents that is completely garbage.

And to think if someone had just answered that phone id probs be trying to get the application sorted with them right now, instead im never touching karbon homes because its pretty clear u arent there to actually help aha

Payment Impossible!

The more technology, verification and red tape that Karbon introduces into the rent payment process the more impossible they make it for people to actually pay rent!
We have a family member who is very ill and have tried multiple times to get payments made but the portal is utterly useless, too much verification, codes, having to try to reset passwords etc ultimately leading to non payment…… if this company ends up with a long list of households with rent arrears then it’ll be Karbons own doing and they’ll end up front page news if they repeatedly try to threaten vulnerable/ill people who have previously explained their health issues on multiple occasions and already communicated the difficulty experienced with the “new and improved” system!!
Bring back rent offices/paying in cash rather than creating unnecessary stress and stupid hurdles for people who are already at their lowest ebb!!

Dreadful

We have been tenants since 1983 when it was enterprise 5 then nomadE5, all was fine but now unfortunately karbon. The website is terrible trying to pay rent constantly requiring verification codes & account invalid. I rang to pay the rent last week it's ridiculous. Dampness in our back kitchen black mouldy walls & no effort to address this, a surveyor visited weeks ago he seen it yet still no action. Overall this association has gone downhill rapidly just unnaceptable.

New website is absolutely horrendous

New website is absolutely horrendous. Almost impossible to log in and pay rent. You need lots of different codes to authenticate your log in. Have to change passwords every time. An absolute nightmare. Old website worked perfectly.
* Whenever I log in it says my password has expired.
* Whenever I log in asks if the device is trusted then I have to get a code to verify my log in.
* Codes often don't work.

Years of misery.

I can only speak of the 54North side of the 'Karbon empire'. Although some of the staff seem OK, it's been a saga of failure to tackle ASB, failure to deal with a malfunctioning fire alarm, contractors either not bothering to turn up or turning up without notice, petty harassment over minor issues, taking weeks to answer emails, staff not seeming to know what is going on and/or not seeming to care. General attitude of 54North as an organisation suggests that tenants are seen as inconvenient nuisances and lesser beings. If you are a decent, law-abiding person who wants to live a quiet life with a landlord that improves your well-being then you would be well-advised to think long and hard before taking a tenancy with the 54North part of the 'Karbon empire'. I would not wish what I have been through on my worst enemy.

Terrible

Terrible I have lived in my downstairs flat for nearly 30 years they have done very little to improve it old storage heaters still the same old bathrooms no shower a blow heater that was put in when they were built 32 ish years ago. A year and a half ago I built a seat out of old pallets under my front window put lights around it some artificial flowers I also put a few pots with flowers in on the wheelie bin store to make the place nice. I also put a plastic storage unit down the side of my flat I was told by my housing officer that i would have to move everything last year I appealed and was told it could stay. In October I got a different storage unit it is taller and slightly bigger I have now been told i have to move everything and have a month to do it. Yes it is in the communal area but it is tidy i have asked many times it i could just fence a bit of the communal area off for my own space and I would pay for the fence and up keep and have been told no the best is there’s just a handful of residents use the area. I could go on forever about KARBON but that will do for now.

Extremely Poor Service

Extremely Poor Service – Karbon Homes Has Completely Failed

My experience with Karbon Homes has been absolutely unacceptable. Their service is not just bad — it is terrible. They show no respect for tenants, no urgency, and no responsibility.

I have a serious problem with the sink in my home, and for months I have been trying to get help. Every time I contact them, they give me appointments after one month, and sometimes even after a year. This is shocking and unprofessional for a housing company.

Karbon Homes does not answer properly, does not follow up, and clearly does not care about the wellbeing of their tenants. I have called many times, but nothing changes. The team is slow, unhelpful, and completely unreliable.

This is the worst customer service I have ever experienced.
I strongly advise everyone to stay away from Karbon Homes. They do not care, they do not help, and they do not deliver.

Sh!t, condescending organisation who view their tennants with utter contempt, but play a good public sector / third sector PR game.

Play favourites Neighbour has installed CCTV which Karbon state is not allowing Neighbour is using CCTV to threaten myself and my guests this has been going on for 7 weeks yet nothing done as Karbon say they have been unable to contact neighbour which I feel is totally implausible as said neighbour whilst harassing me states they are in contact every week with the local housing officer I have now reported CCTV to the IOC and am working with a solicitor to take Karbon to court re them breaching the terms of my tenancy I have made an official complaint to Karbon re their handling of the complaint but once again they do nothing haven’t even followed their own timescale re responding to complaints All Karbon care about is money so as long as you pay your rent you can do as you please

AVOID KARBON HOMES

Terrible company with worse staff who are so bone idle and don’t do anything at all about their unruly tenants who make other people’s lives a living hell. Safe housing drug dealers and abusive crackheads is all they do.

I’ve been with karbon for the last 5…

I’ve been with karbon for the last 5 years and had no problems, only thing I’d say is sometimes you have to wait a very long time for repairs, especially if you need a joiner. Maybe they are just short staffed but it’s always done eventually by a friendly member.

No trust in Byker trust

I think Karbon Homes and Byker Trust are the worst ever and the level of toxicity is beyond words that they have eroded my trust and support and i wouldn't have them anywhere near me the worst is the gossiping from their supposed people working on repair there is one electrician and he ain't ever getting in my home ever again and truly beyond any words

I have had no trouble with the repairs…

I have had no trouble with the repairs department up to now. Being on My Karbon gives you the control of appointments and describe what type of repair so the tradesman knows in advance what he/she is dealing with. Very convienient. Although read on hear not so good. But regarding insulation/noise not good as having to complain and confusion who deals with it so not much done to address it.

Me and my partner have been trying to…

Me and my partner have been trying to get a shared ownership property, we found some through Karbon Homes. I was asked to supply them with my bank statement to show i had the funds available, then I was asked to go through a financial check, even though I sent them my bank statement. The financial check is too get a mortgage in principle with the mortgage company associated with Karbon Homes, which i imagine have a lucrative contract with them, just to get to see the property which we may not like. What a ridiculous policy, which is just to fill the pockets of Karbon Homes, who are paid by the mortgage company who in turn make money.
Karbon Homes get government funding, what a corrupt and greedy principle of a way to run a company and especially so after you receive government funding from which we pay.
