Do not book with iTrip Mesa.
I had a condo reserved in Sedona for spring break — one of the busiest travel weekends of the year. On Tuesday at 1:30pm, just 3 days before my Friday check-in, iTrip canceled my reservation citing water damage and flooring repairs.
Here’s what makes this inexcusable: in their own cancellation email, they admitted they “had been hoping the repairs would be completed in time” — meaning they knew about this problem well in advance and said nothing. Instead of alerting me so I could make other arrangements, they waited and hoped for the best. They even sent me my check-in information the day before they canceled.
When I called to find a solution, they told me they had no other units available. Their only suggestion was to “check Airbnb or VRBO.” At spring break. With 3 days notice. In Sedona. There was nothing available — no vacation rentals, no hotels, nothing. Our trip had to be canceled entirely.
A full refund of the rental is the bare minimum when you cancel someone’s reservation. It does not make up for a ruined spring break trip, non-refundable expenses, or the fact that they sat on this information while we had no opportunity to find alternatives.
The “hope you have a wonderful trip” sign-off after all of this was a stunning lack of self-awareness.
Book elsewhere. Megan Rodriguez and this company will leave you stranded.

Beware of iTrip and Gemma at the Chick Ranch Temecula CA!!

We rented a home in Temecula CA from airbnb which was managed by iTrip. The house was okay, not as clean as it should have been but we survived. The problem occurred prior to the rental period. I contacted iTrip at a phone# provided to me through airbnb. I wanted to switch the rental week to the following week. I called the # but no answer. Within 5 minutes, I received a text from that # asking how they can help me. I told them that I would like to change weeks if that is possible. (long story short) They told me that would not be a problem. I said, Great! I need to check and see if I can change my plane flights. They said, go ahead and change your flights and when you do, let us know so we can update your arrival day. So I did change the flight and then let them know. They said great, we will update your days and enjoy your trip to Temecula. I thought, wow! wonderful but then about 5 minutes later, I received a text that said, the above information is inaccurate and was AI generated. What??!! Then I received a phone call saying OMG we had no idea that our AI system would do that, did you change your plane flights? I said, yes! based on the text info I did. Well, iTrip even though this was their system and their mistake, they would not change my dates so I had to change my plane flights back again at a cost of $664 plus instead of a non-stop that I had previously, I had to pick a 6 hour flight that ended up being delayed 3 1/2 hours. Not happy at all. iTrip should have owned up to their mistake and compensated me but iTrip and the owner would not take as blame whatsoever! In addition, beware, this rental and maybe others have a 24 hour cancelation period only, then non-refundable. I have never seen that before!

Black mold in rental

I stayed at an itrip property in steamboat. Place had black mold growing so bad it was eating away at the baseboard. Itrip did nothing. Place was dirty and not well maintained and rented at $600 a night. Do not use itrip properties they have health issues.

Breach of Contract, Overcharging, and Unprofessional Conduct by iTrip Tampa

I am a property owner who worked with iTrip Tampa, managed by Kathie Wild, and my experience has been deeply disappointing. After repeated failures to meet contractual obligations, Kathie Wild was terminated for material breach of contract.

Despite multiple written requests on September 18 and September 25, 2025, iTrip Tampa has failed to provide the itemized receipts, invoices, and refunds that I am legally entitled to. This ongoing failure reflects a serious lack of cooperation, transparency, and accountability in their business practices.

Conversations are not remembered, properties are rented out for less than the agreed amount, and unsubstantiated charges appear on owner invoices. I was repeatedly asked to perform management tasks myself because Kathie lived in St. Petersburg and could not properly service the Tampa properties she was being paid to manage.

In addition, I experienced verbal abuse when calling during emergencies. On one occasion, she admitted she had “slept through” while on call; on another, she said she was “on a boat trying to relax,” with no backup in place for urgent matters.

To make matters worse, iTrip Tampa charges among the highest management fees of any short-term rental company I interviewed, yet delivers one of the poorest levels of service and professionalism.

I am posting this review to warn other property owners and to urge iTrip Corporate to investigate their Tampa franchise for serious operational and ethical concerns.

If i could give less than one star

If i could give less than one star, I would. I reserved a property thru iTrip and paid the deposit in September 2024 for a vacation in MD in Mid June 2025. I then received multiple emails to prepare for my trip including 2 days prior to my stay. I paid the remaining balance on June 1. We arrived at our destination only to discover they had doubled booked and people were staying there. We were told by Mike from ITrip that our reservation was cancelled yet he has still not been able to provide any proof of that cancellation months later. I certainly didn’t approve such a thing and received NO notifications of any cancellation. I was stranded 300 miles from home with my family with no place to stay!

Itrip knew before we checked in that…the internet to our town house was not working.

Itrip knew before we checked in that the property's wifi was not functioning. We had 8 adults in need of internet for work purposes. Lack of internet also made it so the tv did not work. They do not like to answer the phone, rather random incoherent texts that do not solve the problem. Only solution was for us to use hotspot which did not work because there was not a strong enough signal in the mountains and none of us had enough bars. 3 night stay for $1600 and they only offer $75 to cover hotspot which was not useable. Useless to correspond with via text which is their preferred method and actually rude, condescending and combative over the phone. Will be cancelling the charge on my credit card and will never stay in a property managed by Itrip ever again. Do not do business with this horrible company.

I only gave 1 star because I had to put something. If you are thinking about booking, DONT DO IT!!! This company is garbage!!!! They kicked me from home after 2 days of staying for having my ( service dog! ) only did they give me less than an hour to pack up my things. The person who called me asked me what type of service does my dog offer. No one should ever ask you. What service does the dog do that against the law! I hate it in my vacation after spending so much money! DONT BOOK!

This company is human garbage. Wrote misleading property description and charged $250 when I canceled hours later. They post sites on VRBO with fake descriptions. If you see their name on anything, do not use.

I am being very honest about my review

I am being very honest about my review. I wish that honesty was reciprocated by I Trip. We found the condo at 244 Tides was unacceptable. The refrigerator was stained from water dripping, the oven had not been cleaned in a long time. The dining chairs were stained both seats and backs, the couch and love seat were old, stained, and had uncomfortable sagging cushions. The floors of the entire condo were filthy to the extent one had to wear shoes constantly. The table on the patio was rusty and all the cushions were stained and moldy. The windows and floor had to be scrubbed. I did purchase couch and loveseat covers and covers for all the chairs. I trip stated the condo had been professionally cleaned before our arrival which was impossible. Some of our complaints were taken care of by I trip but did not make up for the conditions we lived in for a month. There were roaches found in the kitchen and at no time during the month we were there was the condo sprayed. I trip stated we were spiteful because we asked for reimbursement for covers we purchased. This statement just added to the horrible month we stayed at 244 Tides with the rental agency I trip. I have pictures to show each of the accusations we made and I trip have these pictures so their response to our review can be proven to be untrue and very unprofessional

I wouldn’t even give Leslie Fowler one star. She must be on drugs. She let us know six days before leaving Delaware to go to Longboat Key Florida that our rental was no longer available. It was listed on VRBO. I had a question for her about the address and tried calling her on a Saturday, Sunday and half of Monday. Left messages, texts, etc. Got VRBO involved and I was on the phone with them for hours while they tried to reach her and her business iTrip that never answers the phone or returns your calls. She finally called that Monday, we were scheduled to leave that Saturday and that’s when she said the house was off the market. She was going to put us in a dump in Bradenton Beach. I demanded she refund our credit card company and she did. We were going for a month now we have nowhere to stay. Inconsiderate and terrible person. I don’t know how she can live with herself.

Awful experience with them, never again!!

Awful experience with them when we experienced issues with a ski condo we spent $5000 for a 4 night stay. Rather than admitting fault and trying to solve the situation and actually caring about their guests they argued with me and shifted the blame to anyone but themselves. They offered me a $50 compensation as a “gesture of goodwill” which I of course happily declined. Insulting to say the least!

Worst Property Managers

Used them to manage my property. They told us that we couldn’t list the property anywhere but their site (so not Airbnb or similar sites), didn’t get us bookings and proceeded to tell us it was our responsibility to get bookings despite not being allowed to get any traffic beyond their site. How?? On top of that, they charged monthly fees without having bookings, and any time we had a booking somehow we weren’t paid a cent. Then we decided to stay at our property and notified them in advance. They emailed us right before saying we couldn’t stay on our own property during that time because there were bookings. I replied that we had told them in advance and there can’t be bookings during that time because we would be occupying our property. They said they would charge us a fee for bookings they couldn’t move to a new property even though they had continued to allow bookings AFTER being told to not have bookings during that time. Then they just stopped doing any bookings or charging us or contacting us for two years, then out of nowhere put a lien on our house!! Absolutely awful company!!

Upon arriving home after 6 weeks of living in this disgusting, smelly, horrible house with too many conditions to list I had talked myself into not writing a complaint…BUT after receiving an e-mail from them accusing me of smoking in the house and adding a charge …Hence this review. One common thread I have noticed after reading the reviews are the conditions of the homes themselves…disgusting. When I first walked in I was blown over by the stench and the condition of the furniture and general disgust of this house. So to accuse me of smoking in the house is just a ploy to extract more money from me…Don’t rent from this company.

ITrip - Pinnacle Port c3-201 in…

We have rented Pinnacle Port c3-201 in the past, without issue so cannot comment to how ITrip has been. While the cleanliness was nowhere where it had been in the past…
this time Jan of 25 was different;
The unit’s washer didn’t work. After two repairmen came, they would order a part. The hot water in the shower is broken. Hot water gets to the sink- just not to the shower. Final straw during
the cold spell last week - the central heat doesn’t work. While ITrip said they would get repairmen out to address the issues - was not a fan of sitting around waiting on repairmen all vacation. We decided to leave after only two days into the week. Periodically testing major features of a unit should be in the management company.

AVOID ITRIP

HORRIBLE. Itrip takes zero accountability for communication issues that arise because the booking was through air bnb. They make you create a profile on their site and clearly say that “all communication needs to happen via air bnb.” So, I made all requests through air bnb including the request for pets, because they advertise pets are clearly allowed! The day of the check-in, two hours to the dot before check-in, they say that we have to pay per dog $500 refundable deposit per dog and they have to be approved breeds (we have two). We either needed to pay or cancel our trip with the room completely paid and no refund. It was an extreme amount of money to not have while on vacation and two days before Christmas with NO where else to go. So we paid.

My one dog barked a couple times and we decided to take him to a boarder to not disrupt anybody just in case he barked while we were out. Dogs bark!!! Dog was there in the place not even three hours before we booked him on the Rover app. Itrip would not give us the $500 deposit we had for the dog, even though he didn’t even stay with us, and said we would get it after check out. Then, I got a complaint about dog boarding that someone had sent to HOA and itrip threatened to kick us out, even though we actively and quickly responded to remedy the situation and the dog hadn’t been there in at least 12 hours.

The day after check out, we received a “receipt” for a $306 refund, with absolutely no breakdown for the cost of why we didn’t receive the rest of the deposit ($800 total). We swept, cleaned, took out all trash, followed every rule for the longgggg check out procedure, and received no explanation. We left everything as we found it. Upon arrival, Baseboards weren’t perfect, the furniture had some scuffs on it, towels were clean but old. We wish we would have taken pictures of EVERY LITTLE DETAIL, because all of those details were actually put on us after further investigating why we didn’t receive a refund, they told us that it was because our pet had caused damages (we never left the remaining dog in the room without being in a cage, had constant eyes on him, and they could not provide details on what the damages were). ***They sent us picture of dirty towels and laundry used by people after continuing to press them and they explained that justified $495 work of PET damages. Btw, they clearly state that you are not required to strip the beds and that all laundry be put in the laundry area.

Bathroom tub was clogged and we had to shower in standing water (and not clean!). Found dead bugs in there. Idk what their hired cleaning people do in there and what they report. Other reviews said that sheets were “stained” but their policy says “don’t worry about stripping sheets or doing laundry when you leave!” We stripped the sheets but also, if there was some dirt/sand from the fact that we were on a BEACH and you clearly said, “don’t worry about laundry!” … be warned. You’ll pay more than you’re quoted, have really rude customer service, and get ghosted - unless they want more of your money!

Note: We ended up contacting Air Bnb’s support team to help mediate the situation. Itrip then attempted to say our urine was soaked on the linens and that this was why they were keeping $500 of our dog deposit (not true, at all). Long story short, Air Bnb mediated and we received our entire deposit back. Itrip is sketchy and will attempt to haggle you for everything. Avoid this awful 3rd-party rental company!!!!!

Booking & confirmation means nothing.

Found a property listed by iTrip, secured my preferred dates and booked it. Received confirmation via text and email. 2 days later, I tried to pull up the property to show family where we would be staying, and noticed that the listing had disappeared from the site. Tried to call them and ask about it, but the number didn't go through. The next day, the property was back on the site, but at a very different rental rate than the one I booked it for. Tried to call them again to ask about this. Got Chris on the phone. He said they had some listing errors. "So... the confirmation I received isn't valid?" Chris: "Nope." "So... I don't actually have a booking at all?" Chris: "Nope." No apology, no attempt to find a solution, just couldn't care less. You've been warned.
