I've used many CRMs but since my brokerage chose IRE Bold Trail it's been nothing but nightmare tech failures, horrible customer service and constant upsells. They are very literally the worst!

Worst company to deal with

Worst company to deal with. Wish I had read the reviews before getting under contract. Using the back office, which is not functioning the way it’s supposed to. They would not let me cancel or terminate the contract. Would not recommend. Tech-support has been awful. Customer service has been mediocre.

I had the pleasure of having Morgan Albers from BoldTrail (Inside Real Estate) join our Frontier Realty Solutions company meeting, and I can confidently say it was time extremely well spent.

Morgan delivered clear, practical, and highly actionable insights on how to better leverage the BoldTrail platform to grow our real estate business. What stood out most was his ability to take what can sometimes feel like a complex CRM system and break it down into simple, usable strategies that our agents can immediately implement.

He was knowledgeable, professional, and engaging throughout the entire session. Even more importantly, he took the time to answer questions and tailor his advice to real-world scenarios our team is facing right now.

If you're using BoldTrail and not fully maximizing it, a session with Morgan is a game changer. He brings both expertise and a genuine desire to help you succeed.

This system is extremely over priced

This system is extremely over priced, and they promised that the conscierge service would follow up with the leads and book appointments. This was the main selling feature. I spent 18grand, (13200 USD) on this service for this reason. They did deliver the leads but did not deliver on theor promise to convert leads. I did get a handful of conversions, but for 18k, I would expect 2-4 appointments weekly. In the end I think I got 2 maybe 3 deals for 18k. Very deceptive. When I tried to follow up with my concerns, the sales person would not reply. He did the first time but subsequent follow up was not responded to. I tried to cancel the service. They would not even consider it.
The lead quality is very low, from Facebook ads primarily. I could have easily run my own FB ads probably prodiucing similar results for 100-150 per month.
In short, I would not recommend this service. There are many companies offering similar results for less than 1/2 the price.

“I signed up with BoldTrail as a new…

“I signed up with BoldTrail as a new user to the platform and had high expectations for guidance and support. Because I was new to the product, I had several questions and needed assistance understanding how to properly use the system. I called multiple times seeking help. While I was eventually able to speak with someone, my concerns were not fully addressed, and my deposit refund request was refused.

During the process, I received inconsistent information from different employees, and the details I was given seemed to change after my payment was processed. As a new agent, I expected guidance and clear communication while learning a new platform, but unfortunately I did not receive the level of support needed. Overall, the service and communication did not meet my expectations, and based on my experience, I would not recommend this company to new agents seeking guidance and support.”

Stay far away from this company

Tried cancelling and they refuse to cancel my contract as they say it’s auto renewed for another year. I’m reporting them to the attorney generals office of MA for bad practices. On top of that not one viable lead was obtained.

DO NOT WASTE YOUR TIME/MONEY

Spent $1000 USD per month for 12 months on a 12 month contract - brutal service. On the initial calls they boast about the fact that you'll see a 4% conversion rate but don't really agree to show any proof of this whatsoever. In reality, the conversion rate is awful and a lot of the leads they produce aren't even worth trying to deal with.

More than half of the calls they scheduled for me with leads with no shows, and when you go and read the conversation notes it's clear the lead had no interest in a conversation and was just trying to get them off the phone. The employees they have making the calls have no idea what they're doing and it shows.

On top of this, I had to ask for them to reimburse a month because leads weren't being flagged to be called by the concierge (an issue that took them a month to fix).

Communication is brutal overall, they don't seem to care about your experience and don't really implement any feedback.

If it was possible to break the contract early I would have done so in a heartbeat. Would never work with them again, and would never recommend their services - complete waste of money.

They also aren't clear up front that they'll only make TWO calls in their "12 months of follow up" - the rest is just useless emails/texts that don't actually accomplish anything.

I would give a zero if possible

I would give a zero if possible. Signed up for the Leads 360 with a year of Concierge Nurture. DO NOT DO IT. Their idea of "industry standards" is two phone calls, not within the 3 minutes they promise, no voicemails and then just texts. No emails - although they do not force phone numbers so the majority of the leads are not responsive and not "nurtured" by your "assistant". You cannot hear the calls they actually connect. Now they will not release me.

All they care about is getting your credit card number. It is horrible and not worth a penny or a minute of your time.

I strongly caution anyone considering…

I strongly caution anyone considering Inside Real Estate. I enrolled in their “Nosey Neighbor” program and added the concierge service — both of which sounded promising but proved to be costly disappointments.
Behind the marketing, the reality is far different. The programs delivered little to no value, and when issues arose, the customer support process was frustrating at every level. Despite speaking with representatives including Mark Izzard and Brett Kay, and even escalating through their internal department, meaningful resolution was never provided.
Billing practices were equally concerning. Megan Tirnidad, the billing supervisor, refuses direct communication with clients, leaving problems unresolved. Attempts to cancel were met with resistance, as the company locks customers into long-term contracts in order to secure “discounted” rates. Even after I made it clear to Mark that I wanted no further extensions, the contract was prolonged against my wishes. When I placed a stop payment, the company responded not with resolution but with repeated emails.
Customer support is another major weakness. Finding a real person to speak with is nearly impossible. If you need assistance with tools such as "BoldTrail", previously KV CORE be prepared to spend an entire day waiting online. BoldTrail is kvCORE with a new coat of paint, but the cracks are deeper than the surface. If anything, the problems have multiplied. A name change can’t disguise the fact that the service is broken.
The support system is inefficient and inaccessible, leaving clients without timely help when they need it most.
In my experience, the service started poorly and only declined from there. If ratings allowed, I would assign a negative score. For professionals seeking reliable tools and transparent support, I recommend looking elsewhere.

Avoid Smart Social

Avoid Smart Social, BoldTrail, kvCORE, and Inside Real Estate at all costs. In my experience, this is one of the most overhyped, underperforming services in the entire real estate industry. They make huge promises up front — “automatic conversions,” “AI-driven leads,” “set it and forget it” success — but the reality is the complete opposite.

The Smart Social leads are low quality, unresponsive, and totally useless. You spend hours following their scripts, running their playbooks, and calling their “leads,” and nothing comes from it. It’s exhausting and a total waste of time. Despite all their claims, there are literally zero real success stories to back this product. If they had any, they would be showcasing them nonstop — but they don’t, because they can’t.

What makes it worse is how BoldTrail and Inside Real Estate push this through kvCORE as if it’s some proven, must-have tool. They leverage their big brand partnerships to pull in agents, but they don’t deliver what’s promised. The moment you raise concerns or ask why the service isn’t performing, they gaslight you with, “We never guaranteed conversions.” Funny how that part is never said up front — only after you start complaining.

Their customer service is dismissive, unhelpful, and quick to shift blame onto the agent. They’ll send you on an endless loop of “follow the playbook,” “make more calls,” “trust the process,” even though the process leads nowhere. And when you push back, they avoid accountability and hide behind canned responses.

And the silence is telling — they never address these issues publicly because if they admitted what they tell customers privately, no one would ever sign up. The lack of transparency says everything.

Smart Social is overpriced, misleading, and ineffective. In my personal opinion, this entire setup — BoldTrail, kvCORE, Inside Real Estate, and Smart Social — is one giant disappointment with absolutely no proof of success anywhere.

Save your money, your time, and your sanity. This is not the solution they make it out to be.

Terrible company

Terrible company. Leadership does not care about employees or customers. They are just looking to get acquired and cash out. This is why they are not investing in the system and it is just as unstable as it ever was. My guess some big customers will start leaving soon since minor bugs take weeks to fix because they want to focus on the new shiny AI stuff that will allow them to get rid of everyone. Stay far far away from this place and the arrogant leaders that would not last a day at a real company.

Absolute worst company — do NOT get roped in!

Absolute worst company and confusing platform, and definitely NOT worth $650/month!! Do not get roped in. After spending months trying to learn the CRM system, watching YouTube videos, and sitting through "Bold Academy's" awful instructional videos, I realized this platform is not meant for single agents and shouldn’t have been sold to me in the first place.
I never even understood that I had two separate websites until my broker discovered that BoldTrail had created a second site using her brokerage’s name, making it look like I was the broker. She was furious — and understandably so — since that kind of false advertising could have gotten us both in serious trouble with the California Department of Real Estate.
I repeatedly asked to get out of my contract and listed multiple valid reasons, including this compliance issue, poor service, and misleading sales practices. My broker even threatened legal action, and they still refused to let me out. Instead, they offered to re-sign me for another year at a “discounted” rate of $300/month! Who does that? Who tries to trap an unhappy customer into another year instead of resolving the issue?
Customer service is disconnected, unorganized, and dismissive. Weeks go by without real responses, and now they’ve even added a “bot” that replies to support emails — as if automated messages could fix a broken product or address legitimate legal concerns.
This company’s entire approach is unethical, overpriced, and hostile to its own customers. If you’re a single agent thinking of signing with BoldTrail or Inside Real Estate — don’t do it. Save yourself the time, money, and massive headache.

This company is an absolute…This company is an absolute nightmare

This company is an absolute nightmare—hands down the worst vendor I've ever dealt with in 15+ years of running my real estate business. I signed up for their $650/month CRM Suite, expecting professional tools to streamline operations. Instead, they hijacked my domain's DNS without my knowledge or consent, rerouting my email setup and causing every single message to Gmail addresses to land in spam folders. This tanked my client communications, lead follow-ups, and deal closures for months.
I reached out dozens of times over 3 full months via chat, phone, and email—documenting every ticket, call log, and thread. Zero meaningful help, zero acknowledgment of the problem. Support reps ghosted me, gave scripted non-answers, or bounced me between departments. My assigned sales rep? Completely MIA—ignored multiple urgent voicemails and emails pleading for escalation.
Only after I threatened to cancel the contract did anyone bother responding. Even then, their "fix" was useless. The second I terminated service and migrated my DNS back to GoDaddy, the spam issue vanished within 48 hours—proving it was 100% their sabotage.
Now? They're refusing to honor the cancellation, demanding I continue paying for a service I can't use, and threatening collections and credit damage if I stop. They've already cost me thousands in lost business and endless frustration.
AVOID AT ALL COSTS. Horrible support, deceitful sales team, and predatory billing practices. If you value your business, sanity, and domain control, run far away from these scammers.

Formal Complaint Against Leads 360 / Inside Real Estate
Subject: Leads 360 Delivers Severely Subpar Lead Quality – Not Worth the Investment
I am formally submitting this complaint to document my experience with Leads 360, a lead generation platform marketed under Inside Real Estate’s Success Assurance and Concierge offerings.
🚩 Challenge 1: Sales Pitch Promises vs. Reality
Leads 360 strongly emphasized during the sales process that I would receive verified, contactable leads—complete with accurate phone numbers and email addresses—from individuals interested in buying homes in my selected markets. These leads, I was assured, would be screened by a "Concierge" team who would live-transfer qualified leads or follow up via email if contact couldn't be made.
The promise sounded compelling, but the execution failed spectacularly.
📉 The Data Tells the Real Story
Out of 367 leads delivered:
• 67 leads were not even based in the United States
• 184 leads were missing phone numbers entirely
• The remaining 183 leads had phone numbers, but 90% were fake, landlines, or VOIP numbers traced to offshore locations
• Email open rate was below 5%
• I had only two actual conversations, both with individuals uninterested in purchasing—a renter in Florida and someone in the middle of a personal crisis
To date, zero leads have progressed to a showing or home tour, let alone a sale.
📞 My Follow-Up Efforts
This was not due to a lack of initiative. My lead follow-up process was comprehensive:
1. Immediate voice calls (when numbers existed)
2. Text messages (when opt-ins were in place)
3. Video emails via BombBomb for personal outreach
4. Custom-curated email lists with local market data and alternative homes
I executed a 90%+ outreach rate—far above industry norms—and followed all recommended practices.
🧮 Conversion Rate: ZERO
Despite being told by my client coordinator that a 1–7% conversion rate was expected, I have not seen a single conversion. Even a conservative 1% conversion rate should have yielded at least 3–4 clients to offset the program cost. Instead, my ROI is -100%.
⚠️ Repeated Complaints from Others
I am not alone. Numerous users have posted complaints on the Better Business Bureau:

Low conversion, wasted ad spend, and business burnout. Hormozi advises businesses to focus on high-quality, intent-driven leads—the exact opposite of what Leads 360 provides.

I urge other agents to think twice before committing to this service. Until Leads 360/Inside Real Estate aligns their product with their promises, this program remains an overpriced, low-return gamble at best—and a predatory scam at worst.

I do not recommend Boldtrail

I do not recommend Boldtrail. The leads were terrible quality — mostly from social media ads and not serious buyers or sellers. In 10 months, I only closed 1 deal. I had a 12-month contract, spent thousands of dollars, and even paid extra for their concierge service to help convert leads — which turned out to be a complete joke.

When my broker chose not to renew (because none of the agents were satisfied either), Boldtrail cut off my access with no warning — taking away my website, all my leads, and contact info. Now they’re trying to charge me $200 just to access the leads I already paid for.

This is completely wrong and unethical business practice. Agents, do not waste your money! Stay away!

Zero for customer service

If I could give zero stars, I would. The customer service is absolutely terrible. I was misled about when my issue would be resolved, and every time I call, I’m given more false information. I’ve been told that certain departments don’t even have phone numbers, and attempts to reach a supervisor are met with empty promises of a callback that never happens.

What’s even more disappointing is that the representative in sales ran an incredibly convincing campaign, making it seem like this company was top-notch—but that couldn’t be further from the truth. To make matters worse, the platform itself is confusing, and there’s absolutely no support available to help navigate it.

Save yourself the frustration—I wish I had.

Horrible company

Horrible company! No support! They are very slow to get back to you about issues. Even simple tasks like exporting some contacts does not work many times. There other tools are buggy and many times do not work either. I used their full solution for the Brokerage which is now branded as Bold Trail and Bold Office. I cannot say enough about how bad this product is...not to also mention out website down numerous times, and one time for 3 full days and no one helping until I threatened to stop paying because they were breaching the contract. Really BEWARE! Lone Wolf or Lofty way better options.

Waste of Time and Money

I want to express my continued frustration regarding the service. It has been a complete waste of time and money due to the lack of a proper system to validate contacts before assigning them to agents. Despite claims of significant investment in developing your system, the results are far from acceptable.

The leads provided are often irrelevant or outright inaccurate, leading to wasted effort and resources on follow-ups that go nowhere. Even more troubling is the fact that existing customer information appears to be recycled and sold as new leads to other agents. This practice is not only unethical but also diminishes the credibility of your platform.

It’s disappointing to see such issues, especially when your service promises much more. I hope you will take this feedback seriously and work towards rectifying these shortcomings to ensure fairness and value for your clients
