Cheap for a reason - Avoid at all costs

Avoid at all costs. This Firm failed to register a property I purchased with the land registery for 18 months following completion. Having brought this to theitr attention they then compounded their negligence by allowing the registration to "time out" on a futher 2 occasions by not responding to the Land Registery in a timely fashion. I reoported the issue to the legal ombudsman, who they lied to concerning the corcumstances. Incompetant & dishonest - Avoid at all costs

This company were instructed by my…

This company were instructed by my mother in 2021for the purchase of a leasehold property and they were paid in full thinking they had completed all the necessary actions. Unfortunately my mother passed away in feb 23 so after we were granted probate, put the house up for sale
On accepting an offer in july 23 we were made aware that the lease had never been switched to my mothers name and was still registered to the previous owners
After several calls to ICS Law and HM LAND REGISTRY, it turned out they had incorrectly completed the necessary documents FIVE TIMES over an 18 month period.
After many more calls and emails over the next few months we thought it had been registered only to find that they had overlooked a DEED OF VARIATION and this was also in the original owners name so we were unable to sell the property.
I am writing this in Jan 25 and despite ICS saying they are processing the application, they are still sending incorrect or incomplete documents to HMLR
We are now on the verge of losing our buyer and nothing seems to make them want to get this job completed.
If anyone reading this was thinking of using this company, please look elsewhere. They are totally incapable and very unpleasant and unprofessional to deal with.

Oh dear, please avoid...

Oh dear. Probably the worst legal firm I have ever dealt with. Well, not just the worst legal firm, but the worst firm of any kind.

Summary: post-completion process on a leasehold property purchase has dragged on for almost a year, and I've only just managed to find out what stalled it for so long.

Bottom line is, they made an error and did not bother to notify me of a (small) fee that was due... management company would not progress the file until this is paid...

I have only uncovered the details after pressing ICS for more information for many many months. They have dragged their feet or ignored my requests to check things properly completely throughout that time.

Despite having now paid the extra fees, I am no closer to getting things resolved.

Repeatedly calling or asking via email for updates gets no response. Still no answers to questions, even at a basic level. Conveyancer is always "on the other line" when I call...

I am losing money by the day because of this firm. Wish I'd never engaged them!

UPDATE: 01/10/2023. I just found out that ICS cannot even get the simplest things right - they registered me with Land Registry as owner, but with the WRONG ADDRESS!

The conveyancer that I have been dealing with (initials LB) can't even be bothered to reply.

Good lord, I wish I'd never gone near this lot.
