I want to express my utmost…

I want to express my utmost satisfaction with the House Rent company. Their exceptional service, attention to detail, and prompt responses made my rental experience absolutely seamless. Slechte ervaringen met Houserent Leeuwarden

Ik heb zeer slechte ervaring met Houserent Leeuwarden. David en Martijn Kruize doen zich voor als amicale, betrokken mannen wanneer ze iets van je nodig hebben. Maar zodra je ze zelf nodig hebt verandert dit compleet. Ze komen afspraken niet na en laten je gewoon wachten. Het is mij en mijn huisgenoot meermaals gebeurd dat we eerder naar huis gingen van werk voor een afspraak met één van de heren, die vervolgens niet kwam opdagen.

Toen ik een jaar het huis van Martijn Kruize huurde voor €1000 inc. kreeg ik 24 juni (een week voor juli; het moment dat de huur jaarlijks kan worden verhoogd) een zeer onprofessionele mail dat ik €400 per maand extra moest gaan betalen. Dit is nogal wat hoger dan de toegestane jaarlijkse verhoging van 3,3% op de kale huur. De reden hiervoor was dat ze ons al een tijd in de gaten hadden gehouden, en er was geconstateerd dat ik mijn vriendin buiten de weekenden om langs liet komen. Er is mij daadwerkelijk door Martijn verteld dat ik haar alleen in het weekend kon uitnodigen. Absurd op alle fronten als je het mij vraagt.

Hierna kreeg ik 26 september een brief dat ik per 1 oktober €100 bovenop de eerder afgesproken huur moest betalen; wederom veel te laat en zeer onprofessioneel.

Vanaf november heb ik de huur opgezegd en ik was me bewust van de reviews over Houserent dat ze de borg nooit betalen en dat ik de laatste maand niet moest gaan betalen, maar ik wilde me niet verlagen tot het niveau van de 2 heren en heb de laatste huur gewoon betaald. Tot mijn spijt, omdat Houserent zoals verwacht zich niet aan de regels houdt en de borg niet binnen de afgesproken maand terug stort. Na aandringen kreeg ik te horen dat we moesten betalen voor een kapot raam in het huis waar wij al langer dan een maand niet zijn geweest. Tijdens de oplevering vertelde Martijn ons dat alles in orde was en dat we de borg binnen een maand terug zouden krijgen, maar niks was minder waar. Denk vooral twee keer na voordat je met deze broers in zee gaat en kijk verder dan de mooie praatjes.

I have had an extremely bad experience renting with Houserent Leeuwarden. David and Martijn Kruize seem like amicable, involved men when they can profit from you. However, they completely fall off the radar when you need something in return. They do not honour existing agreements and simply leave you waiting. My housemate and I have had to go home early from work multiple times to meet up with the landlords, for them to simply not show up.

On 24 June (a week before 1 July; the time of the year when landlords are allowed to up the rent), I had been living in the apartment for a year paying €1000,- incl., and received a highly unprofessional email stating that I needed to start paying €400,- a month extra. This amount exceeds the allowed increase of 3.3% excl. rent quite a bit. Apparently they had been keeping an eye on us for quite some time, because the mentioned reason for the increase was that my girlfriend sometimes visited me during weekdays. Martijn actually told me that she was only allowed to stay with me during weekends. To me, this is absurd on all levels.

On 26 September, I received a letter that I was supposed to start paying €100,- on top of the agreed upon rent; again, way too late and in an unprofessionally written email.

In November I cancelled the rent, knowing that reviews often state that Houserent never returns the deposit and advise not to pay last month's rent. However, I did not want to lower myself to their level and simply paid. Much to my regret, since Houserent, as expected, did not adhere to the rules and did not return our deposit within the timeframe of a month. After many consultations, they told us we had to pay for a broken window in a house we had not been in for a month. During the final check Martijn told us everything was in order and that we were going to receive our full deposit within a month. Nothing was further from the truth. Please reconsider before you rent with these brothers, and don't fall for their chatter.
