First time selling a property via auction and Henry Sykes made the process smooth from start to finish. Reece was incredibly helpful, responsive, and accommodating throughout, especially with marketing changes. Communication was excellent and I achieved a result I was really happy with. Would happily use them again.

Whilst it is not my responsibility to…

Whilst it is not my responsibility to defend Henry Sykes or reply on their behalf. As a retired senior police officer it is worth noting that if a seller pulls out of a sale which is rare. It is the responsibility of the purchaser to approach their solicitor to take legal action against the seller as contracts have been exchanged. To allege fraud is not the correct action or route to take as the offence has not been committed. Also if a buyer dose not have the funds arranged prior to the auction they should not bid or even attempt to buy a property in the first place.It is not like buying a property through an Estate Agent where you can change your mind and do what you like. I always make sure my finances are arranged before any auction I take part in and know exactly the limit I will go to

Same here Poor planning

Same here — couldn’t get the money together to complete, so lost my 1% reservation fee (£900 with dreaded vat) Feels like all three of us ended up in the same mess — poor decisions and lack of planning on our part. Hard not to get frustrated after though (I even joked about the “it’s a scam” route), but really we’ve put ourselves here 🤦‍♂️. Leaving a one-star review makes me feel better anyway 😂 Its not put me off though, just need to actually have the money to complete next time - but they don't tell you that. Sod ‘em anyway

The best way to buy property, smooth, transparent, and fully supported

I’d never bought at auction before and, if I’m honest, the idea felt a bit intimidating at first. A friend recommended Henry Sykes Auctions and I’m very glad they did. From browsing listings to placing my bid, the whole process was clear, straightforward, and far less stressful than any traditional purchase I’ve experienced.

Everything was available upfront, full legal packs, transparent pricing, and no hidden surprises in the small print. The platform is easy to use, and the auctions run seamlessly. The moment my bid was accepted, the sale became legally binding, no gazumping, no chains collapsing, no drawn-out uncertainty. Just a clean, committed transaction.

What really stood out, though, was Adam. As a first-time auction buyer, I had plenty of questions, and he handled every one with patience and expertise. He guided me through the process, made sure I felt confident before bidding, and stayed involved throughout to ensure everything ran smoothly. At no point did I feel rushed or out of my depth, his knowledge and support made a real difference.

Henry Sykes Auctions has completely changed how I think about buying property. It’s faster, more certain, and far more transparent than the traditional route and with people like Adam on the team, you feel genuinely looked after from start to finish. I wouldn’t hesitate to use them again.

same thing happened to me

same thing happened to me. I bought a property from them and then the seller apparently pulled out and when i tried to get my money back from the auctioneer he kept diverting my attention away from getting my money back so i eventually reported them for fraud and am awaiting the conclusion to this

Don’t get involved with these auctioneers, they have an auction site “henrysykes.co.uk”, but everything else is fake. I paid a pre-auction deposit via credit card to “Henry Sykes Auctions”, but no such company exists. Later I paid a further invoice to “Henry Sykes”, which my bank tells me is a personal account. More than two months on from the January auction, we have been unable to complete the sale because the seller’s solicitor does not have the authority to sell. I have asked the auctioneers to refund to fee and let us withdraw, but my repeated requests are ignored.

Other points to consider.
(1) This auctioneer’s USP is that sellers pay no fee – it is all loaded on the buyer: 3% +VAT. So add 4% on to whatever you bid.
(2) The auctioneer can bid up to the reservation price on behalf of the seller. So you are likely to bid against one or more fake bidders.
(3) The auctioneer takes no responsibility for any information it provides. In our case, we were informed (almost certainly incorrectly) that the sale included free forecourt parking.
(4) The only communication from the auctioneers has been emails and texts from “Tim Ico” using a gmail account and mobile number. What legitimate company doing business with the public does not have a company email and company phone.

You have been warned! Check for yourself.

SCAMERS..this people are not…

SCAMERS..this people are not auctioners, they buy fir cash.
My property is on the market at the moment at £400k they offered £250k, telling me this what I would get trough their auction.
DO NOT CONTACT THEM THEY ARE SCAMERS!
