Before we moved out, I often asked myself whether it was worth renovating the flat or not. No one could give me the right answer. So I would like to summarise my findings here:
We lived in an apartment in Amager for about 1.5 years. When we moved out, we got about 70% of the deposit back. The three of us spent about 4-5 days full-time renovating and cleaning.
You should know this before you move out:
- Heimstaden will not tell you before the handover date how much deposit you can expect to get back in the current condition. We lacked any basis for assessing whether the condition would cost us the deposit or whether it was actually quite ok
- You have to leave the flat about 10 days before the end of the contract. This is a pity, but unfortunately regulated by law, we most likely signed for it. I just find it very cheeky that you have to pay rent for this time
- They are very fussy about the handover. Corners, drawers, scratches, everything is checked and worked through on a checklist
- At the handover, you can also be given credit for defects that were already there before you moved in if they were not mentioned in the report when you moved in
- At the end, you will be given a sum that is to be expected back. The transfer of this sum took about 9 weeks for us (after the end of the contract, i.e. about 10 weeks after moving out)
Overall, I was satisfied with Heimstaden and the whole flat. I would take one again. However, I would do this differently:
- When moving in, I would take enough time to look at the empty apparent in each room, in good daylight, before we bring in all the stuff
- I would write a detailed report and look at the floor and skirting board as well as the ceiling and note any colour deviations or scratches. When we moved out, we were criticised for poor painting of the ceiling. We hadn't even painted the ceiling. Amusing
- Next time I move out, I would get a quote from a service provider. 3 people, 4 days full time with 10-12 hours each to get 70% of the deposit back. Am sure it would have been worth considering an alternative. Still awesome experience though
All in all, I was happy with Heimstaden. For most defects, they were on site a few days later and fixed them. The flat was very good and simply homely, except for a few basic quality defects.
Would recommend Heimstaden.

Almost 2 years living in one of their apartment, they are mostly non existent throughout the time, but then the date of our move-out came. I knew from previous testimonials that I shouldn't expect anything good, and all my fears became true. We haven't left any damage in the apartment, never even screw a hole in the wall, there were no visible scratches, no damages. Eventually we have to pay for the repainting of the whole apartment and the sanding, varnishing the wooden floors. Be prepared if they claim one room has to be painted/the wooden floor has to be varnished, they will check all of the rooms in the apartment, even in the room where we haven't even stepped more than 10-15 times in 2 years. They claim that the walls were freshly painted when we moved in (they were not, as at least 2 bigger stains from some drinks would disagree and which we only later found) and the floors were freshly varnished (probably true, but I couldn't tell from the difference from the before after photos), but the move out inspector claimed it didn't look as shiny as when we moved in! How would he know? He was not even there. When I asked him the obvious question, to show me a specific error, he told me, if I watch it from a specific angle where the light reflects from it, the shininess is not as it used to be! How nonsense is that?! All in all we have to pay 20.000DKK without the inspector being able to show me any error/damage we left in the apartment. And do not hope that any of these legal representative companies will help you out, unfortunately they are well protected by law, and they are in a comfortable position to prey on everyday people like you or me, the best we can do is leave bad reviews and raise peoples attention to this horrible company

At first really nice introduction to the property, easy to follow instructions and efficient communication, no complaints here. However, I encountered multiple issues at the property for the first two weeks (example: broken washing machine, poorly functioning dishwasher, ongoing noise from the technical room downstairs in the whole apartment, loudly closing door), after several communications by email, some issues have been resolved fast (door issues) but others, in particular noise or washing machine, were poorly addressed, some emails have been absolutely ignored, and on the phone (depends on the person) I experienced strong attitude and absolutely no desire to help, just fake "we are sorry for the issues". It seems to me that as soon as I paid the deposit for the place, the level of service and customer care just downgraded by the hour. I don't know if it is only my experience, but I found some of the company representative quite unprofessional and disrespectful. Truly sad experience, although I love the apartment and the area, totally would not recommend to anyone to deal with the company, as you are risking to be without washing matching for weeks, have no replies to your emails, no flexibility around your request and concerns, and on top of it, no desire to address issues, like noise coming from the technical room downstairs. 1 out of 10 for sure. Also, just a small note, not very critical but It is disappointing that the company does not provide rental contracts in English or any type of translation.

Hi -this I to the people who wonna live in heimataden. I just payed 24000 kr of my security deposite living in the apartment at heimataden for only 4 months. I’ve not trashed the place or anything, but they say they have to paint everything and much more, tho I’ve been really carefull with the place. The reason I move is because the isolation is bad, and the windows are broken. So be aware - they r gonna hustle you so I will really not recommend heimataden... you are gonna loose all your deposite - go for smaller companies - they are much more fair. Best regards

We had a very pleasant, clear, and quick check-in process with Kim Dullan, who gets 5/5 stars.
We walked through the property, taking photos of damages to the floors, stove-top, drawers as well as noting minor issues (door handles and locks not being tightly secured (screwed in)), mold in the rubber ring of the washing machine and (we later found out) very strong mold smell from dryer and washer when run). We were able to locate our basement storage, despite it not being marked in the check-out list of the previous tenant.
Kim also talked to us about the utilities, what to do if we found other issues, and explained what he had marked. He explained how the apartment was constructed and which walls were concrete and could be used for mounting things.
We discussed in depth the scratches and scuff marks which had been lacquered over, the dents in the wood flooring, and the glue which was separating between the floor boards (which made us nervous as getting water in under the lacquer is concerning when washing and caring for the floor), and rust on the radiator supports - and how to note these and make sure we wouldn't be blamed for them when the apartment was returned.
All in all - the move in process was smooth and clear, how to report failures and issues on move in, and the reports and categorisation system used by Heimstaden were explained by Mr Dullan.
We were generally pleased with the state of the apartment, but did note a number of concerns - which are reported in our Fejl list.

I am writing this review because I was not able to find one that reflected what I was looking for in a review as a customer of Heimstaden.
We lived for around 2 years and a half in a Heimstaden apartment in Copenhagen, more specifically Ø-huset. The apartment was brand new when we moved in (literally, we were the first ones to ever live there). Everything worked, we never had any issues with it and never felt the need to contact the administration. I think we only interacted with them once prior to moving out when the garbage disposal chute was blocked. We called them, they came and fixed it.
While many people told us that renovating it ourselves will be a waste of time as the company will charge you for everything anyway and you can say bye-bye to the deposit, we decided to go for it. We figured that we'll at least get some exercise out of it if we mess it up and do not see any of the deposit back. We bought the paint they recommended and did our best to renovate the apartment to its initial condition - in this case, the initial condition was brand now, so the bar was quite high.
We decided to not do anything about the floors as they were in a very good condition overall and we accepted the risk of having to pay for it so it is done by the company.
We had the inspection day today and the caretakers were quite thorough. It took around 1 and a half hours until the full inspection was completed and they looked at EVERYTHING. REALLY, EVERYTHING IN THE SMALLEST DETAIL POSSIBLE.
Did they find stuff that will have to be fixed by them? Yes, small things. Did we get charged for the sanding of the floors? Yes, we did but not as much as expected. They were reasonable to point out that most of the apartment had surface scratches that require a simple fine sanding. The bedroom was the only one that needed more work. Were they happy with the cleaning? Yes, for the most part except the exterior of the windows where they acknowledged that we tried to clean them, but failed to clean a specific corner as it was out of reach. Nonetheless, they did not charge us fully for it as it was obvious that work was done to clean them.
If I have not put you to sleep with my story, I'll wrap it up by saying that we will receive around 80% of the deposit back. The 20% of the deposit that they will keep will be used mostly to have the floors sanded and a small part of it will be used for cleaning.
Are we happy? Hell yeah. Was the work worth it? Yes, it was.
Is it possible to get your deposit back from Heimstaden if you are the first one to live in one of their brand new apartments? Yes, it is.

We have been with Heimstaden for 1.5 years before thankfully moving out to our own place. In two years they have been mostly absent, but when they were present, they made several mistakes, especially regarding money related issues. We (and the rest of the renters in our building) received many incorrect bills, late bills, additional charges for of water and heat fees that WE were asked to pay, despite being Heimstaden making mistakes in the calculations. Not to mention the time when, in the middle of a pandemic crisis, they asked us to do an open house (while we were still living there and present) and, after we politely agreed, they invited 20+ total strangers in our apartment. I would definitely not recommend them given my experience, due to their sloppiness.

My 18 months daughter threw our keybunch on top of refrigerator which slided inside the associated cupboard and almost impossible to take out. I called Heomstaden for a help - the lady immediately setup an appointment for help the very next day.
The technician Nevzat Y. tried every possible way today to get the keys out although it seems almost impossible to get them out without breaking the wooden setup. He really tried his best and got the keys at last - the real savior of the day.
Being a foreginer, it's a great relief that I always receive absolute best help from Heimstaden whenever I call for it. Thanks a lot guys for such an awesome service and help.

I establish a meeting with an agent to see an apartment in two weeks time. A couple of days before, we’ve confirmed the date and hour. The agent did not come to the meeting, neither answer at the phone or email. We’ve just stayed there waiting in the rain with our 11 months son, until we’ve reached the office number. Their answer was also astanishing: “maybe she is late, wait there, I cannot help you”. I’ve waited 5 days before writing this review, as the agent did not call/email/sms or use other methods, at least to appolagize ( I will not leave her name here as a sign of courtesy).

Surprises!! during handover(exiting).
The takeover of this property 3 years ago took ONLY 30mins and today when we return the property back to them, it took them 2.5hrs as they went through every inch, corners, sink holes, any surface they could cover to find dirt marks, dents, scratches and other flaws during our stay.
I am happy to pay for the refurbishing of areas where i knew i had wear and tear during our stay. But not sink holes, machines parts / areas which i didn't know i had to clean and minor scratches which i was not informed that i had to report them during the takeover.
I strongly urge all new tenants to make sure that Heimstaden to go through super through inch-by-inch checks and report any found quality issues to them immediately during takeover. Ask about the washing machines, dryers for which parts are to be cleaned, check for sinks holes/ shower drainage areas where are to be cleaned, oven trays, and i can go on and on.. Just make sure that every inch in your house is being scrutinized during takeover and agree on fixing them to "their" standards. Do spend this necessary time to avoid surprises when you exit. Also to mention that i had to vacate 10 working days before the last day of the lease which I find it strange. End of the day, i just realize that every rules and laws are just protecting the landlords but not the tenants.
During our stay, they were prompt in fixing things when asked. So no complaints in this area. We did enjoyed our stay in this house and made good neighbors during this time.
Of course, we ended up paying a lot of money to refurbish the house to "the state when we took over".
