No Working Boiler for over a week

On the 1st October I noticed there was no hot water on the 3rd I reported the issue. But I received no reply, on the Tuesday I rang the emergency number and the guy sounded like didn't want to be there. I told him the issue and he said the engineer will be in contact with no estimate when before hanging up. After a few days I've still hadn't received any updates so I called them again and was 1st in the queue but waiting half an hour with no answer I saw the phone lines cut off at 6 so I hung up and rang the emergency number again. The woman who answered sound pissed off and when I started to tell my issue she hung up on me. So I've had no working boiler in over a week and had to use my friends facilities to have a wash. This is totally unacceptable especially after they increased both rent and service charge.

I got home and couldn't access my…

I got home and couldn't access my building and nor could another tenant as they too were stood outside and A tenant approached the building and recognised us and let us in. My fob has stopped working and I called GreenSquareAccord and I was on hold for over 30mins and then I was cut off.

Awful service.

HOW ARE THEY STILL GOING

Never in my life come across a housing association like it. Left my kitchen ceiling LITERALLY caving in for 3 years, I’ve had no bathroom sink tap for 4 months now, had mould growing in every room round the windows to the point my son ended up in hospital with pneumonia- in summer - went to the council and greensquare accord LIED to them telling them a mould and damp spray had been done. Had a surveyor come out and the air quality in my 5 year olds bedroom was harmful. Air quality in bathroom was dangerous. Still nothing done. and today they’ve come and disconnected the socket to my washing machine because it was faulty (fair enough) but they’re telling me it can take up to 28 days for them to repair it. I have a 5 year old son and have to wash his uniform.i can’t use my appliances because they can’t be bothered to do their jobs properly to begin with. Never get any answers until you make a stage 1 complaint and even then all they do is fob you off telling you they will deal with it. I had someone from neighbouring properties literally try to gain access to my property while me and my 5 year old were sleeping, following a verbal altercation after asking GSA to deal with it for me (neighbour was having makeshift BBQs next to my car on the carpark and I was sick of cleaning debris off my car the morning after) doorbell footage and proof was sent of this, and they did NOTHING. Have the cheek to charge service charges for a communal gate that hasn’t worked since I’ve lived here, cleaners when the block is constantly a state, and for the bins to be removed — the bins haven’t been removed for 7 weeks now to the point pest control are involved. Yet nobody wants to know. I don’t know how they’re still going.

I WOULD HAVE PUT 0 STARS IF THERE WAS AN OPTION: Subject: URGENT COMPLAINT – 82 Year-Old Vulnerable Resident Left Without Heating and Hot Water

My mother is 82 years old and extremely vulnerable. She has vascular dementia and liver failure and receives four care visits every day. She is elderly, seriously unwell and particularly vulnerable to the cold.

I reported that her boiler was not working yesterday, leaving her without heating and hot water. I have been told they cant get anyone out for over a week as an emergency!

they say that a particular part is required when no engineer has even attended the property to diagnose the fault.

I have even offered to purchase the part myself if this would help speed up the repair, because my priority is getting my mother’s heating and hot water restored as quickly as possible. I was then told that there may not be an engineer available to carry out the repair.

In the meantime, my mother is cold and without hot water, and her carers are struggling to provide the care she needs including washing and cleaning. This is not simply an inconvenience or a routine boiler repair. This is an 83-year-old woman with significant health problems and four carers visiting her every day, who is being left without basic heating and hot water.

I am extremely worried about her wellbeing and frankly very unhappy with the level of urgency being given to this situation.

I appreciate that repairs can sometimes require parts or engineers to become available, but given my mother’s age, medical conditions and vulnerability, I do not believe it is acceptable to simply tell us that we have to wait days without making every effort to find an urgent solution.

We live next door to one of green…

We live next door to one of green squares cretin tenants at 9 Campion Hall Drive Didcot Oxfordshire OX11 9RL. We are subjected to:
- Regular drug use.
- Hostility.
- Shouting, screeching and partying.
- To top it off, they even blew their shed/our shed and garden fence up and caused a fire because they left a lit spliff next to a gas cylinder in their garden shed - sounds like I'm joking - I'm not.
Day, after day, month, after month, year, after year. We've done police reports, noise complaints, tried speaking to them - all to no avail. Made our lives an absolute misery, all because your happy to keep scum of the earth benefit scammers in your properties so you can continue taking the free money from the government. You are a literal disgrace for allowing this to happen. Calling you out.

Moxley Court has been badly neglected…

Moxley Court has been badly neglected for years, with serious concerns about cracks and possible subsidence, condemned flats, repeated lift breakdowns, rats, poor garden and communal maintenance, broken facilities, and inadequate support for elderly and disabled residents. Residents have even had to use their own bingo money to replace communal items such as furniture and a TV.

There are also serious concerns about poor management, particularly involving Simon and Manjeet, who residents and community staff have described as rude, disrespectful and verbally abusive. Vulnerable residents should not be spoken down to, blamed or made to feel intimidated in their own homes.

One particularly worrying incident involved a 94-year-old resident falling on the stairs when the lift was unavailable. Residents deserve to feel safe, respected and properly supported. GreenSquareAccord needs to investigate the management at Moxley Court and take urgent action on these longstanding problems.

Never fix anything

Never fix anything, ignore complaint emails until you continuously escalate, do not log issues on calls and refuse to send you any proof when you ask for something to prove you called.

Sell of all parts of their agreements that aren't nailed down, sending affordable housing service charges through the roof. Every month is a new letter "we are writing to you because we are selling off our "doors" duty and that will add more than £100 to your service charge". Parts they still cover are done barely, bushes cut once in 5 years.

Put wrong things on the breakdowns of said service charge and refuse to listen when flagged as wrong.

Sales buying this place 5 years ago were atrocious and threatened to re-list the property because checks were taking time due to COVID and refused to send these threats directly to my solicitor to deal with and instead tried to corner me about it all.

GreenSquareAccord calls itself a social housing provider with “exempt charitable status” — but it acts exactly like a greedy, unaccountable property developer.

✅ Service charges are a scam: We pay £10/wk (down from £20) but get NO breakdown, NO transparency — bills for “communal costs” while lights blaze 24/7, motion sensors installed but deliberately unused, waste WE pay for. Receipts marked “ineligible”, “heating” — zero clarity.
✅ Dangerous neglect: Automatic gates with ZERO safety sensors, crumbling brickwork, sharp railings — serious Health & Safety breaches ignored. 8 empty flats nearby yet fortress‑style rules, CCTV watched publicly, unannounced “checks”, blanket bans on overnight guests — treating tenants like inmates, not residents with rights.
✅ Asset‑strip & grab: Sold HQ, closed services, wound down care — yet kept 22 care homes/assets, grabbed a community Stirchley project (£1.16m overrun excuse — kept the 39 homes instead). “Money for old rope” — profit from others’ work then ditch responsibility.
✅ Rights ignored: Article 8 privacy, Equality Act protections, exclusive possession — all trampled. Paramedics can’t get in fast — locked behind buzzers while my own fob works perfectly inside.

CEO on huge pay, surplus after surplus — while tenants rot, pay over the odds, and get treated like troublemakers. Not “one‑bad‑manager” — 1.7 stars, 86% 1‑star reviews — this is SYSTEMIC failure, total lack of care or accountability.

Avoid if you can — they take your money, keep their assets, and give you nothing but control and neglect in return.

If I could give 0 stars I absolutely…

If I could give 0 stars I absolutely would! This company it a disgrace and should not be running, you fail to log anti-social behaviour correctly even with video evidence with audio. 3 years of footage with a range of anti-social behaviour and tenancy breaches and nothing has ever been done, other people in a community have complained and reported and you still ignore it. In the space of 2 months my family has had 6 threats made towards our property and animals and you felt that dispite your own risk assessments as we are at high risk of harm from the perpetrator you have given 2 written warnings. There is clear targeted harassment, anti-social behaviour and intimidation on a weekly/monthly basis and yet all you have told us to do is find a mutual exchange. You are not willing to manage move the perpetrator or enforce any serious actions against the perpetrator. I have an extremely vulnerable household with many health conditions that have and are being made worse by your in action to want to do anything and to log anything yet we are in distress and alarm daily. The country needs to know how awful you are and how you treat your tenants

Please give Liam and his team of gardeners a big thank you for a job well done today at Churchwell Court in Halesowen. They cleared up a lot of jobs that our regular gardeners failed to do. Please can we have this team again?

Non existent customer services

I tried all day to contact them to rearrange a visit by one of their contractors, when I finally got through the clown at customer services put me straight back into the queue. Rather than wait for another three hours I used their call back option, but they never bothered.
Utter incompetence.

Lying incompetent office staff

Would give zero if the option .. got to be the worst experience ever with their staff in the offices . Seems that lying , being rude and ignoring people must be part of the job description to work in there . And zero accountability for any of it . Ashley Matthew’s of the lettings team totally incompetent and does not have the skills to do the job professionally. Zero people skills and should be sacked . They seem to have no shame what so ever, and after reading so many poor reviews it’s quite obvious that they do not care at all and looks as though they are failing in all departments. Absolutely shocking

Oh dear GSA

Oh dear GSA. Your behaviour over the Stirchley Development Co-operative just beggars belief. You are leaving this development high and dry almost as if you want it to fail and you are trying to achieve this without damaging your reputation. Then I look at the reviews on this site and see that you basically don't have any reputation left to lose. I have no connection with the SDC other than as a local resident who is appalled at this situation.

Absolute Incompetent Housing Asssociation

Green Square Accord have proven themselves to be one of the most frustrating, disorganised and unaccountable management companies I have ever had the misfortune of dealing with as a property owner.

For years, leaseholders and residents have been subjected to endless delays, evasive communication and a complete lack of transparency surrounding long-overdue roof renovation works. Despite continually collecting substantial service charges, they have repeatedly failed to provide clear updates, realistic timelines or honest explanations as to why critical maintenance projects remain unresolved. Even more concerning is the fact that representatives have allegedly admitted off the record that funds intended for our site were redistributed to other projects elsewhere. If true, this represents a shocking breach of trust toward the very people paying into these schemes.

There appears to be little to no accountability or due diligence when it comes to financial management. Service charge calculations are routinely and dramatically inaccurate, with residents blindsided halfway through the year by massive additional charges to cover shortfalls that should have been forecasted properly from the outset. This is not a one-off mistake — it has become a recurring pattern of incompetence and poor financial planning. Leaseholders are effectively expected to pay the price for Green Square Accord’s inability to budget responsibly.

Their housing officers are equally disappointing. Responses to enquiries are painfully slow, follow-ups often never happen unless chased repeatedly, and residents are left in limbo for weeks or months at a time. Communication is inconsistent at best and negligent at worst. The customer service team fares no better. They frequently come across as dismissive, unsympathetic and entirely detached from the reality faced by residents, particularly when dealing with vulnerable or elderly individuals who deserve patience, compassion and support rather than indifference.

What makes the situation even worse is the relentless increase in service charges year after year despite a complete lack of visible improvement in service quality. Residents are paying more and more while receiving less and less in return. Basic standards of property management, communication and accountability are simply not being met. There is no sense that leaseholders’ concerns are taken seriously, and certainly no evidence that resident welfare is a genuine priority.

At this point, it feels as though Green Square Accord operate with virtually no scrutiny or consequence for poor performance. Leaseholders are left carrying the financial burden while the organisation avoids meaningful accountability for repeated failures. The entire experience has been exhausting, stressful and deeply disappointing.

I would strongly advise anyone dealing with Green Square Accord to document everything, challenge all service charge calculations carefully and escalate concerns wherever possible. Residents and leaseholders deserve far better than this.

AVOID!!!!

green square accord puts profit margins over safety

I am extremely disappointed with the service from GreenSquareAccord. My partner, our baby (now 11 months old), and I have been living in unacceptable conditions for over a year.

Our one-bedroom flat has been severely affected by black mould and damp since at least January 2024. Despite reporting this repeatedly, and multiple surveyors visiting, nothing meaningful has been done. We have now been told that work will finally begin on 20th April 2026, involving “condensation paint.” We were advised a mould wash should happen first, but given our experience, we have little confidence this will actually take place.

Communication has been inconsistent and frustrating. My partner and I have been told completely different things on multiple calls. In a previous property, a worker even showed us how jobs were deleted from the system rather than marked as completed or outstanding. Because of this, we now record calls (with permission) just to keep track of what is being said.

At one point, we were left without hot water and heating while caring for our 10-month-old baby. I had to stay with my mom because we couldn’t even wash or prepare bottles safely. It was only after my mom intervened that we were temporarily moved out (decanted), and even that took two days to arrange.

We are still currently decanted until the scheduled works, with no guarantee the property will actually be made safe.

In addition to this we have also been dealing with anti social behaviour for months and they just don’t seem to care! There are also serious issues with the property itself. We have been raising concerns about faulty windows for a long time, but action has only been taken after involving housing standards. Insulation in the roof was also poorly handled — workers left without completing the job properly, and there are still visible gaps.

Overall, this experience has been exhausting and distressing. We feel ignored, misled, and unsafe in a property that should be suitable for a young family. We do not feel that Awaab’s Law has been properly followed in our case as well as breaking multiple legislations.

Gsa incompetents…

Gsa has to be the most incompetent company. The CEO takes one of the largest HA wages but the company she runs Is dysfunctional
She was advised not to join Accord but did and now selling all the rural properties.
I believe she worked for Accord once.
My last home I was forced to leave so they could sell. I spent 15 years making it a home thinking I would be able to buy it and it just got destroyed and sold at auction for nothing
I tolerated sewage around the property. No cavity walling, lead paint, damp.
As long as the heating was on permanently, the house was okay. As soon as it came off it was freezing.
When they forced me to move they told me to cancel my oil. I spent the whole of the winter in a freezing cold house. -4.
The day that that my oil ran out my mum passed away too.

When it came to moving day apparently they spent 5k on EASY MOVE swindon
They could not move my belongings because they were too heavy and last minute myself and my daughter moved 90%
I'm a very strong person but this company broke me and I ended up being on sick for the 1st time in my life and then they forced me to sign contracts while on sick. This company says they help with mental health. The only help they do is destroying people's mental health

The day of moving he was uncontactable. He was supposed to be taking charge but did nothing in the end. Apart from give me 3 bags of soil so I could plant my plant up. I did mention to him that I had used my three very large compost heap already to fill pots to transplant plants. I've had plants in pots for over a year now.

they move me to a place with a hole in the ceiling from a leak that's been here since before I moved and it's disappeared from the system even though it is an emergency job
The hedges here go into the alleyway and ivy to the top. The garden's covered in bindweed and I'm supposed to sort this mess out
And for the privilege I pay them rent.
this morning they increase my direct debit without informing me which I'm sure is not legal.

My last home was opposite the home I was born in.
I am the first member of our family to be in a HA house and it's an embarrassment to myself made worse by the fact they make you feel like a peasant even though I've always worked.
Gsa is not for the people they are for themselves.

Avoid this cowboy organisation

GSA are only interested in getting the rent paid. Increased service charges for services that are not received. A huge rise this year. No scheme manager or the equivalent bother to visit. I accept that our regular scheme manager is on long term sickness nut assurances of visits never materialise. Tom Dungeon, the latest culprit to unreliability having told us he would be attending twice weekly is more of a Count of Monti Cristo as we never see him. His superior, Yolanda is out of the same pod.
GSA never respond to questions they do not like. It is no surprise that the ombudsman has looked at them and that a question about them has been raised in Parliament
In all they are a ill managed 4th rate organisation
