Canary Wharf branch

The most unexperienced company ever I had to deal with. At the start, lovely girls who work there were very helpful but when it comes to financial team -OMG- the most unprofessional and very ignorant people I ever met!!!!!! I regret I had to deal with these people

Don't use these bloodsucking…

Don't use these bloodsucking leeches!!!!

Terrible company, initially we asked ONLY for them to find us tenants to rent our house in London, paying a one off fee.

Somehow despite NEVER signing a contract to do so, they're now taking a monthly rent collection fee. They now claim they never offer a service to just find you a tenants, and that we must have agreed/signed a contract to do this.

We KNOW we didn't ask for this, when asked to show us this contract they just ignore our requests.

So now these vampiric leeches take a monthly fee, which was NEVER agreed with us.

Now for the last 4 months they've failed to pay anything on time. We have to phone up/email many times to finally get the rent money paid to us.

A few years ago they charged us for an electrician to come and inspect our electricity fuse box etc, they charged us £350.00 for some chump to write an incomprehensible bs report that was utter drivel.

Because the illegible nonsense THEIR electrician provided was so poor, we then had to pay for a decent electrician to redo the report again and then use him to install a new fuse box.

If we'd have used their electrician, it's pretty obvious they would have charged well over the going rate.

Our local electrician did the job and the report for the same price they charged for just the report.

We've been ripped off for rent money before, and now that it's every month they fail to pay us, we're on edge waiting for these see you next Tuesday's to do the same.

For such a large company withholding rent owed to us for a few weeks, and doing similarly to for eg a few hundred gives them access to potentially high amounts of money. It feels like any day now this company will declare bankruptcy and make off with that money owed.

Companies like these are disgustingly amoral, their staff are almost all rude on the phone, apathetic, arrogant with no hint of empathy.

Don't use these bloodsucking leeches!!!!

Flat viewing cancelled without telling me

I arranged a flat viewing with a Felicity J Lord agent. When I arrived I texted the agent who told me the property had been let. We had been discussing the property via WhatsApp so I could have easily been informed about the cancellation. Unimpressed, would not recommend letting through this agency unless you want to be hanging around for a nonexistent flat viewing in the rain!!

I rented a property in E3

I rented a property in E3, opposite the large Tesco, for one year, and it was genuinely one of the worst renting experiences I’ve had.

From the start, the flat was handed over in a poor and unhygienic condition. There was mould on the windows, even the freezer (how is that even possible), a broken air/ventilation system, and the parking fob was missing, something you really don’t want to discover in the middle of moving! The electric heating system is shockingly inefficient: despite high energy bills, the flat was still cold.

Just two days after moving in, the intercom stopped working. Despite repeated requests, it was never fixed during the entire tenancy.

The agency provides little to no real service. And the people who answer the phone in their maintenance team are so rude. I had to call every time we had a problem, as they NEVER reply to emails.

Maintenance issues were handled by a “handyman” connected to the landlord’s family, who was consistently unprofessional and failed to properly repair problems. When our dishwasher broke just one month in, it took them an entire month to fix it. During that time, multiple afternoons were spent in the flat with loud arguments and shouting between the handyman and other staff. A leaking toilet also took a full month to repair.

Overall, dealing with both the agency and the landlord was exhausting and frustrating. The lack of professionalism, slow responses, and poor living conditions made the property absolutely not worth the money. If you have the option to rent elsewhere, I strongly recommend doing so.

Appalling rental managed sservice

We received the worst management service possible during the rental of our flat and it was almost impossible to obtain the refund owed at the end of the tenancy, taking over five months to be refunded.
Never, ever use FJL as a managed renat service.

Unprofessional experience with agent at FJL

We attended a viewing as buyers with agent Kyanne Neavin Martin - This was our first experience with the agency.

We expected a reasonable level of engagement and information; however, the agent came across as dismissive, abrupt, and appeared eager to end the viewing as quickly as possible, showing no interest in assisting potential buyers.

Given the time spent arranging and travelling to the viewing, it was frustrating to leave with no more information than was already available online and feeling our time was not valued.

Unfortunately as a result of this poor experience, we will not be pursuing any further engagement with Felicity J Lord in the future.

I've just rented through Felicity J…

I've just rented through Felicity J Lord - Stoke Newington, and the lettings team (Rob, Ellesse, Hassan, Dean, plus Mel and James when I needed an extra hand) were genuinely great.

This was my first time handling a move completely solo, so I was probably more hands-on and question-heavy than the average tenant. It was also an exercise in patience at points with Christmas timings, but they stayed calm, consistent and respectful throughout. Crucially, they made me feel like a priority - even when I knew they were juggling a million other things.

Comms were strong. If they couldn't pick up immediately, they always came back to me by email and kept things moving between me and the landlord. I found them after over-researching (including AI-assisted comparisons) and, for me, the service matched the promise. Moving in next week and properly excited.

I have never experienced property management this negligent or unresponsive.

I’ve been dealing with serious electrical faults since 27 October, and as of 4 December the issue is still unresolved. I’ve had no working oven or dishwasher for two months, and at one point they even left me without heat or electricity for 24 hours in winter. Throughout all of this, emails and calls are ignored, repairs are endlessly delayed, and no one takes responsibility.

This level of neglect isn’t just inconvenient, it is dangerous.
The ongoing electrical problems have put me, other tenants, our pets, and even neighboring properties at risk of short circuits and potential fire hazards. Failing to address this for over a month is a serious breach of basic safety expectations.

Landlords, please pay attention:
Their inaction doesn't just damage tenant wellbeing, it puts your property, your investment, and your legal compliance at risk. Persistent electrical faults, prolonged lack of repairs, and zero communication expose you to liability, safety violations, property loss, and reputational damage.

In my experience, this has been the worst property management service I have ever encountered.
For the sake of safety and sanity, look elsewhere.

Appalling communication and lack of clarity. Avoid them!

Avoid as much as you can. Wish I knew about Felicity J Lord reputation at the beginning of a painful sales process. Tried to sell my house since February 25. Apparently, they've found a prospective buyer in March but it had taken approximately 10 months and nothing has had happened. Their method in dealing with clients entails no transparency and we, in fact, are unaware what exactly is happening.Every single contact, when it happens, the information provided is different to confuse you even more. They have kept me waiting for exchange/completion, promising that we, as sellers, were "almost there" month after month. And this "there" has never happened. Waste of time, money and hope. Don't ever deal with them!!! They will stress you out with empty promises to boost their sales profile.

DOCUMENT EVERYTHING!

I strongly recommend that anyone renting through this agency documents and reports every single issue during their tenancy. While many of my reports went unanswered, they proved valuable as evidence for later disputes.

During my tenancy, I was proactive in reporting the progression of mould in the flat—an issue I knew had affected a previous tenant, who was also charged for mould damage. Despite submitting multiple reports over several months, I received no response until a mid-tenancy inspection, during which the issue was dismissed as “something normal for a flat close to the river.”

At the end of my tenancy, I was nevertheless charged £295 for mould damage, despite consistently ventilating and heating the apartment as advised and reporting/seeking advice if there's anything further I can do. This experience has been disappointing and suggests a lack of accountability in property maintenance and tenant support.

What a refreshing call this was

What a refreshing call this was with two of the the Felicity J Lord Staff, first was ruby who sounded so alive and welcoming a credit to the team and then passed on to Theodore Rotsa, who was equally as pleasant, Knowledgeable and very helpful indeed - if i am after a place in London these guys will be my first call for sure.

I had an issue with my blocked sink , the property manager Mr Hasan Ali , was great , and dealt the issue with care . In 1 day issue was solved and happy home again . Thank you for your help , I wish you best of luck in future .

No Stars: Avoid Avoid Avoid

No Stars.
I am a landlord. I have waited until my lovely former tenants had settled their own separate Ombudsman complaint and are now homeowners before posting this.
Avoid avoid avoid. This is for tenants and for landlords.
Something has gone very wrong with this organisation since the pandemic.
Perhaps the fact the market is running so hot means that SpicerHaart/FJ Lord feel they can just sit back and let the extortionate fees roll in.
I only exited my contract by eventually issuing legal proceeding. Stressful and time consuming. FJ Lord conceal information, lie and do not fulfil the most basic of obligations within a management arrangement. They fail to follow their own processes set out in their own contract.
I had no alternative but to issue legal proceedings to recover significant funds due to me as a result of them double dipping fees from previous and new tenants.
They also wasted taxpayers money by failing repeatedly to respect court mandated procedures. This included failing to turn up to mediation (which they had requested) and then failing to give any instructions to their own in-house lawyer at a rescheduled mediation. What a shambles.
It turned out my tenants had their own issues with them resulting from negligence and breaches by FJ Lord. This had been deliberately concealed from me. FJ Lord then tried to pass this as my liability (“just deduct it from the rent”). They had no authority to give this instruction and it was at this stage I sacked them for all the things they had done wrong. They attempted to demand a significant payment from me. I took them to Court.
They failed to transfer the deposit in a timely fashion and were incompetent at every single stage.
They also locked out my representative from the local office when he went to collect the key and they ran away via the back of the office. I was forced to change the locks as they failed to return my property.
What a disgrace.
The firms they use for management work and repairs (for which they get a fee) are of very poor quality and excessively overcharge. I’ve had to spend thousands on remedial works for work I had already paid for by a panel provider.
Brings the whole profession into disrepute. I will never recommend for letting nor use the sales side.
It has been suggested "stealing" is an alternative and appropriate word for their actions.
The incompetence extended to such an extent that they paid the compensation which they were ordered to pay to my former tenants by the Property Ombudsman to the wrong account.
When I made an FOI request they had to report themselves to the Information Commissioner for failing to meet their legal obligations.
Finally, I recently received a call from them asking if I was interested in giving them my property to manage…..

I Should Have Trusted the Bad Reviews – My Nightmare Experience as a Tenant with Felicity J. Lord

In over 12 years of renting in London, I’ve never had a worse experience than with this agency. From the very beginning, the process felt dishonest and manipulative. When I first viewed the flat, I was shown around by Charlotte D.C., who immediately used pressure tactics to push me into making an offer and paying a holding deposit on a property that wasn’t even in demand. The amount of misleading information given just to rush me into signing was ridiculous. I then dealt with Sajana H., whose emails were not only unhelpful but rude, pushing me to close the deal even before I had confirmation that agreed repairs would be carried out.

When I moved in, the property hadn’t even been cleaned, and I had to wait almost a week before this was sorted. On day one, I discovered multiple issues, including faulty locks on the front door and a dishwasher that wasn’t properly earthed, giving me an electric shock every time I tried to use it. These serious problems took nearly two months to fix. Other repairs, such as broken blinds, were done to the cheapest possible standard, making it clear that landlords’ properties are not being properly looked after.

Over the course of just six months, my property manager changed four times — Sana, Hassan, Jean, and Naima — and each time, communication broke down and no one took responsibility for anything. When I eventually gave notice through my 6-month break clause, things escalated further. The agency didn’t even have a copy of the key for the new lock they themselves had arranged to be fitted. While I was away for work and visiting a sick parent, Christopher L. aggressively pressured me to post my personal keys to them and even threatened to send a locksmith at my expense. I have never experienced such hostility and intimidation from an agency before.

On top of this, I was questioned about my earnings, pressured to pay six months of rent upfront, and made to feel scammed at every turn. The flat was poor quality, badly maintained, and the entire experience showed me that this company is only interested in profit, not in treating tenants or landlords with even a basic level of professionalism or respect.

I regret ignoring the many bad reviews I read before signing. It was a huge mistake, and I will make sure to warn anyone I can to avoid Felicity J. Lord, because no one should have to go through what I did.

This is an appalling company who will lie to you, mislead you and ignore your requests. Their charges are extortionate and their marketing inadequate, you will have a terrible experience and regret using them.

An extremely terrible experience and…

An extremely terrible experience and lack of care from Felicity J Lord - Bow staff. It seems to be a group of cowboys who do as little as possible to ensure tenants are safe and processes are properly followed for an easy tenancy.

Noone seems to ever know what's going on and landlord communication is close to null. Repairs are often fobbed off and concerning initial inventory reports are of no issue to the agents there.

I highly suggest keeping evidence of every email and text sent between yourself and and staff/landlords to ensure you have peace of mind and a habitable home throughout the tenancy. F J Lord are part of a redress scheme and the ombudsman can get involved if necessary. They try to hide this from you if there are any issues.
