Terrible

Terrible. Lost all of my money because they did everything wrong and then didn't want to refund. They made mistakes and didn't want to take responsibility. They have since removed their review section on Google as it was given very bad reviews and the company was a 1* reviews business. PLEASE DO NOT USE!!

Led up the garden path

Following a request for a building survey and payment of £499, I cancelled a couple of days later as my building society insisted their surveyor carried out the survey. EW issued a refund and then I received an emails stating its bank was unable to make refunds at present. I spoke to EW on a daily basis and each time was promised the refund would be made immediately. It was not. At one point I was told they were being taken over. I contacted my credit card company which suspended the payment I owed it and they investigated. Nearly 3 months later EW has refunded my credit card account.
I would recommend that this company is AVOIDED with a barge pole.
Clearly from reading other reviews their practices follow a dishonest pattern.
Emma Walker will hopefully be disqualified from being a director of anything for a long long time.

**BEWARE of Emma Walker, EW Estates, Maxen Estates**

**BEWARE** I was scammed by Emma Walker of EW Estates (trading as Maxen Estates) out of £725 for a residential building survey, which I believe she had no intention of ever providing. The company website changed overnight and nobody was contactable by phone or email.
Her services were (inexplicably) recommended to me by estate agent Bradley Hall in July. After a little web research I discovered that she had been suspended from the RICS on May 19th; I also found her name comes up time and again in relation to business fraud. EW Estates appears to have gone into liquidation but Maxen Estates still shows as active according to Companies House and Emma Walker is named as director. She will be back, I would put (yet more) money on it.

AVOID

EW Estates took us on as clients in July 2023 (recommended by our Mortgage Broker). Subsequently we have paid for a survey but have received 'radio silence' since despite numerous emails and phone messages. After a quick Google search I found out that Emma Walker has been suspended from RICS since May 2023 and EW Estates Ltd is in liquidation (Gov.UK).

PLEASE BE WARNED

PLEASE BE WARNED. DO NOT USE THIS COMPANY!
Unfortunately we realised too late that this company would fail in producing the survey which we paid up front for.
We tried to contact Emma Walker and her team and were constantly fobbed off with broken promises.
Eventually I was able to get the details of the company they subcontracted the survey work out to. They informed me that they will not be releasing any more surveys to EW Estates until they are paid from them. They are owed a large amount of money and are very frustrated too.
It seems to me that this is a company which should be closed down. Emma Walker has been suspended from the RICS.
I am left we no other avenue except to peruse EW estates via the courts.

Radio Silence

We requested a survey for a property we are purchasing, and on the whole the procedure and service was very good. We got a call prior to the inspection to ask if we had any questions or concerns, and a call after the inspection to give you the 'big picture'. We were informed that there was nothing major, just some slipped tiles and a pane of glass in the conservatory that required replacing. 10 working days later we had our report as expected.
However, the surveyor failed to mention that the roof void and drains were innaccesible during their inspection (due to a couple of screws and a plant pot on the drain cover) and now we had to pay another £100 on top of the £500 for a reinspection. Whilst I understand that mistakes happen, I believe that for £500 the surveyor you hire should properly brief whoever is letting them into the property regarding making all important areas accessible. It can be argued that this is the sellers fault or the estate agents fault or even our fault for not asking this specifically, but I felt like it should go without saying that these areas should be made accessible.
In addition, the surveyor did not note which specific tiles were slipped on the roof. The seller then paid for a roofer to check and they couldnt find anything wrong with the roof. I requested that during the reinspection, the surveyor verify which tiles are slipped and take photos. However, in the amended report, there was no mention of slipped tiles, only tiles sitting more proud than others (which they say in the report isnt a concern). So now we look like the bad guys making our sellers pay for a roofers visit unnecessarily.
With regard to the amended report, this also took another 10 working days to arrive, which seems somewhat unreasonable as it was only an additional couple of paragraphs regarding the drains and roof void, both of which were fine, and a few photos. 10 working days to produce a document that was barely different from the original seems a bit of a stretch. They also managed to send me someone elses report for their house full of personal information, which constitutes a breach of GDPR. They then chased me to delete it and wipe back ups and confirm this via email.
Given that the amended report suggests theres no issue with the tiles, we were and still are unsure which report to believe or trust. We have contacted EW estates 3 times now in an attempt to get to the bottom of the situation, figure out which report is accurate and air our grievances. The first two phone calls we would be told the surveyor would contact us to explain, the first phone call being the 26th of June and the second being the 4th of July. Both times we felt we were being fobbed off and this has only been confirmed by the lack of communication since then. We tried to contact them today several times but their phone lines are busy. They contacted me rapidly when they realised there was a data breach that needed containing, but when we want help with our issues its radio silence. I get the sense that once they have your money they really dont seem to care anymore. Like I said, for the first report it all seemed pretty good and I was happy enough, but since then its all gone downhill. The report confusion consequently has massively delayed our purchase of the property, and ourselves and the seller are understandably getting frustrated. We could lose the property if this issue is not solved promptly.

Please do your research if you are…

Please do your research if you are considering using this company to train as a surveyor. They offer training that is in my opinion not adequate for the money they charge or to prepare for your submission to RICS.

PLEASE READ IF YOU ARE CONSIDERING…

PLEASE READ IF YOU ARE CONSIDERING USING THIS “COMPANY” EW Estates carried out a survey in 2021 which failed to identify damp and mould within the property. The Director/Owner of EW Estates admitted liability for this failure and instructed for the repair works to be carried out. A reputable damp proof company completed the works to an excellent standard, and for an excellent price. Upon completion of the works, a settlement figure was agreed between the damp proof company and EW Estates. A settlement letter was also provided by EW Estates to acknowledge their liability and confirm the cost. At least FOUR invoices have been IGNORED by EW Estates, leaving the repair works unpaid for in excess of THREE MONTHS. The invoices STILL HAVE NOT BEEN PAID (still true as of today 30/06/2023) by EW Estates - who admitted liability and provided a settlement figure on the 11th April 2023. This has meant that a good, honest company, who carried out the works to an excellent standard, as well as a OAP widow have been left out of pocket. This has been going on now for almost 2 years (from the date of the original survey) and is absolutely not acceptable.

Use this company at your own peril - you have been warned.
