DO NOT USE. AVOID LIKE THE PLAGUE. I am not a landlord but a prospective tenant and I am forced to write a review for these awful people due to how bad they are. I have been waiting for 5 months to rent a flat. This vindictive malicious company breadcrumbed my landlady requirements to gain consent for me to rent so that she would get frustrated and rent it out regardless of the ridiculous hoops they require you to jump through so that they could play for repossession. Even after them taking her to court without following proper legal procedure (3 days notice!!) and having completed all of their "necessary requirements" did they still refuse to give her consent to rent. Our landlady has been forced to remortgage her property just to be able to rent it out. And now at the tail end of trying to get out of their horrible grasp they have failed to provide us, within the legal time frame (7 days), with a receipt that the new lenders have paid them off. We started this process at the beginning of July, so this whole rigmarole has taken 5 months! (AND COUNTING) If only they had a physical office...

Just received my letter on my interest rate following the change in the BoE base rate. My interest went down but my monthly payments went up 😡
When I rang and asked why it had gone up I was fed a load of rubbish about the Sonia rate.
What’s the point of the BoE reducing the rates if the savings are not being passed on.

We have pleaded with them but they are taking everything my husband,

This company took over 2022 from Kensington Mortgages my mortgage was paid 12.11.19 but unknown to me I was £200 in arrears I had no idea alledgly they said a letter which was a crock of sh*t... fast forward to July 2025 court papers for repossession they wanted 10k they had put that on as fees and interest. We went to court it was adjourned knowing I had mental health issues disabled physically and mentally from loosing my hearing they were happy to carry on with the repossession I didn't take the risk loosing my home after 31 years I paid them £11.914.01. This consisted of 10k fees court fees £1300 odd exit fees £25 and £50 odd quid interest. When this awful scamming bastards took the account over they were the 5th mortgage company. Financial Ombudsman have my file please reach out to me if anyone is doing anything about these scamming bastards as a collective we need to come together now. Engage Credit you should be shut down the rest of my natural life I won't leave this!
Having paid my mortgage in full I was initially told I’d have my deeds in Apx 8 weeks. Having not received them after 8, I rang to be told they couldn’t get them because ALL accounts which were transferred from Masthaven Bank didn’t have them! They could have told me this when they transferred the mortgage - would have kicked up a fuss then - or on closing it! I shouldn’t have to ring 8 weeks after full payment to be told. Eventually, after asking to speak to their legal department ( couldn’t) they have sent what they could from land registry ( not my deeds) in fairness I’m awaiting a response to my complaint and if not satisfactory I’ll be going straight to the financial ombudsman. They need to organise getting my deeds reinstated and pay someone to do it, not expect me or my solicitor to do it! Beware if your account was transferred from Masthaven, because unknown to you, you are in the same position if you come to sell / pay off your mortgage. If you have a choice, don’t touch this lot with a barge poll!!!

No reply to my complaints email then a letter saying they need more time to investigate it. Mortgage gone up from £1000 a month to £5300 a month. To be told to help me they have gone with mortgage charter for 6 months after which my payment will go up to £6300 a month Do I have a million pound luxury home no! £156000 taken over from Kensington in 2017. Only 3 years left till end date. However my original mortgage was interest only. They say my contractual terms and conditions remain unchanged, IFrom other feedbackif they brush off complaints as if there's nothing to see here and the FOS cant deal with these issues where to turn. something seriously wrong here.

How can a company be run like this. They never took the mortgage payment on the date last month. We rang them on the day to advise them and payed it there and then. We have just been sent a message saying we missed a payment and it's gone on our credit history. How dare they. This company is trying to repossess a deceased relative’s house despite my best efforts to sell the property and repay the mortgage owed. Despite having a Memorandum of Sale, Engage Credit jeopardised the sale by proceeding with a repossession hearing which was successfully adjourned. The sale has now progressed to close to completion but Engage Credit has booked in yet another repossession attempt for July. Worse still, they are attempting to charge their legal fees to my late relative’s estate and have added punitive interest to the money owed. They have rejected my complaints leaving me no choice but to go the ombudsman and failing redress that way potentially taking them to court. Terrible company that is obstinate and unhelpful during phone calls and emails. All they care about is money.
