November 22nd 2021 a pipe burst in our apartment. We had an emergency plumber temporarily fix the issue and informed DEAS the following day. They fixed some immediate issues - the damp, the paint - but left the pipe unfixed. The pipe serves the heated floor in the bathroom, installed before we moved in, as part of a newly renovated apartment (with a newly renovated price). I reminded them 8th December 2021, was told an estimated timeframe of 'the second week of January', and again on the 3rd March.
They claimed to have ordered the part on March 9th. I reminded them again April 13th, in this instance I requested compensation (for the time period of January to until the pipe is fixed) for the poor maintenance of our apartment. As soon as this request was made, they arranged a time on April 21st for April 26th, then, finally, the pipe was fixed.
Additionally, by Danish Tenancy Law if the damages reduce the value of the rented property, a rent reduction can be requested. In this case, the pipe serves heating in the bathroom (a clear reduction in quality of the apartment), during Winter.
Finally, the rent was raised in January, after a written warning (which was never received) which they claim was sent in December. Again, as far as I understand Danish Tenancy Law, a rent increase must factor in the currently maintained state of the property, which, as is hopefully obvious now, it was not properly maintained. My understanding is also that a rent increase must be given 3 months warning, which they told me was not correct.
Overall it has been unnecessarily stressful and having DEAS manage your property - is not worth the pain - just go find a better landlord (it shouldn't hard). Of course I understand that mistakes can be made and compensation would have accounted for how their mismanagement has affected us. However, all this received was a flat refusal with no explanation.
I, of course, have emails and records to confirm all of this.

DEAS have responded (below). Hopefully it is obvious to anyone reading this how they choose to treat their tenants. I have quoted direct from their response in quotations.
‘It was our understanding that the damage had been repaired by you and the plumber.’
This is provably false. At no point did I communicate that the pipe had been fixed. In fact, I told them the pipe was broken within a day and then reminded them twice (as detailed in my review). These are irrefutable *facts* - there are emails.
‘When you then contacted us and told us that the damage had not been repaired, we contacted a plumber who tried to make an appointment with you, but you were not at home and did not answer the phone or our emails for an extended period of time. Because we couldn't get hold of you and didn't hear from you, we assumed that the damage had been repaired.‘
They claim here that we did not answer emails. This is a **lie**. Which is unbelievable for an established company, but this is the kind of people you will be dealing with if you rent from DEAS. If they are telling the truth, there should exist emails that we did not reply to. DEAS - would you like to provide me those emails? If this is not a lie, then show me the evidence.
‘You and the other occupants of the property have received an email notifying you of the rent increase. This was done on 16.12.2021 with effect from 01.01.2022. We have forwarded the email to you several times together with documentation.’
Another **lie**. We did not receive an email from DEAS on the 16th December regarding the rent increase. We requested a copy of the letter regarding the rent increase in 2022, they did *not* forward an email, but they sent a pdf. Again, if this is not a lie, it should be easy for them to prove otherwise.
DEAS - here is your opportunity to provide evidence. To anyone else reading, if they don’t provide this evidence, they have just lied multiple times. If you don’t want a similar experience, do not rent from these people.

DEAS is like fast food. Everyone knows it’s low quality, bad service and bad for you. But sometimes one has no other option than taking it. Even some people will try to claim and convince you that they’re great.
Wel…
- The apartments in Sydhavn are nice and well equipped. The vicevært is really helpful.
- There is not enough bicycle parking in the area.
- The street is not bike friendly, with too many cars breaking speed limit, and no bike lanes.
- Party noise 3 times a week, sometimes smoke in the balconies, and dirty elevator and starway.
- The administration office people not always replying to emails complaining about the above
Other than that, they are great.
Update: their reply is a lie. They haven’t done anything about it. 2 years later.

Worst experience in my life so far.
I rented an apartment in Vejle center, administrative tasks of the building have been outsourced to DEAS.
Apart from all other challenges, they do not hand over the key of the apartment until they get a fortune paid, but they expect you to wait 8-10 weeks to pay your deposit back, after you move out from the apartment.
Although it has been stated in the Fraflytningsrapport that there is no damage in the apartment and I do not have any obligation in renovation activities, I do not know what I`m waiting to get the deposit back.
And the worse part is, you cannot get a reply to your questions.
If you find an apartment which falls into DEAS responsibility, think twice.
I did not sign any document which says I accept 8-10 weeks of waiting time to get my removal account ready. I`ve been told that the last invoice from a supplier has not been received to be able to finalize the settlement. That is not my problem, call your supplier, ask for the invoice, prepare the settlement and pay my deposit back. If I do not get a reply by tomorrow end of business, I will take this topic to a different level by Monday morning.

The service which DEAS provides fluctuates greatly in quality, however it is often found lacking.
This review is based on the interactions with DEAS after living as a tennant in an apartment complex managed by them for 4 months. During this period, I've had several interactions with DEAS, some interactions have been pleasant with helpful staff and quick responses, however, most have not.
The most egregious example of their service, or lack thereof, has been failing to resolve an issue with the tenancy which was reported on the first day after moving in. Despite repeatedly reporting this issue and following up on it, DEAS failed to take action until after several months. Even still, the issue is ongoing, and DEAS has not voluntarily provided any updates on the matter. To make situation worse, the issue which DEAS has failed to resolve is both dangerous to pedestrians walking near the apartment complex, and significantly lowers the quality of the tenancy.
I cannot recommend DEAS for their unacceptable level of service.

Don't rent from these people expecting you get your deposit back. I moved in with on the report stating that my floor was damaged, when I moved out they fixed the floor on my deposit anyway. I had to pay for that even though I didn't enjoy a good floor.
I kept the walls white and never drills holes in the walls, yet they still had to hire painters to "paint over holes" There were no holes.
These people are just greedy parasites.

They do NOT care about you. ONLY the rent you pay.
Theft, constant filth everywhere, nobody caring about anything, ridiculous high rent prices, garbage communication, most of the time they don’t even bother to reply to you or acknowledge there’s an issue.
Never take ownership of any problems and instead always drop them on you. It’s your fault that all your things got stolen from storage (or completely molded til the point they’re unusable). It’s your fault there’s no garbage disposal solution for over a year. On and on… and after you pay OVER 20k in insane rent prices.
Stay away. They can’t do and don’t want to do anything.
The only info you’ll get from them is how, when and where to pay their rent on time.

Completely absent for anything except collecting rent. Facility management is nonexistent: repairs are not carried out, dirty shared areas are never cleaned up, essential information is not delivered, etc.
Multiple gates in the building are broken, leading to frequent theft especially in the basement.
Every single request for help I've made in the past year has gone unheard.

Dear Deas,
having moved to Denmark, I was not accustomed to an real estate agent that handles the check out and renovation for the apartment owner.
I am moving to a larger apartment as my family is moving over ( 3 year old daughter) and now experiencing your service.
DEAS has send an email for checking out of the apartment over 17 days before the end of the month.
I have kindly ask them to reschedule to the 17th-13th day (15th-18th of October) before the end of the month. They did not respond to two emails I sent. I also called again and they just hand up on me 2 times. Finally, I got a call back only telling me that they don't know if they can reschedule. Still waiting to hear back ...

Awful, I am glad to see I am not the only one who feels scammed. After two months of following up regularly to inquire about my final invoice and outstanding balances in terms of my deposit, I receive an invoice today saying I have to pay them!
This does not correspondent with the moving out report I received and it seems I am held responsible for faults I reported when moving in. I understood that Denmark is tough when it came to claiming your deposit, but this feels like daylight robbery.
