DO NOT rent from Chase Evans
My experience in renting an apartment managed by Chase Evans (EC) was shockingly bad.
On rental renewal (Dainik Sharma);
- They attempted to extract a 7% annual rental increase. This was above the maximum set out in the rental contract.
- They attempted to pressure me into making a decision as quickly as possible under the guise of "time sensitivity" so that they could secure the maximum increase before the RRA would prevent them from doing so.
- I pointed out that the market data (via ONS) shows rentals in the area increasing by up to 2%, and that the RRA requires market level increases.
- They then took the opportunity to evict me a few of days before the RRA would have prevented them from doing so.
- They claimed that the reason for eviction was "the landlord intends to sell the property". This was obviously an outright lie, confirmed by them advertising the property for rent shortly afterwards.
On attempting to retrieve the deposit (Jimmy Cheung);
- I was not provided with the check out inventory until I specifically requested it, and was never given the opportunity to review or contest anything in it. The check out report clearly showed that the apartment was left in the same or better condition than found.
- I repeatedly requested information about the return of the deposit and when they referred to claims against it, repeatedly asked for specifics.
- Eventually, they provided a vague breakdown, attempting to claim parts of the money for such absurd items as "Couple of dirt bugs seen" and a "Plug in item" that their electrician left behind. None of this constituted damage or missing items. They also provided no quotes - only vague and subjective costs.
- When I rejected all claims, they still attempted to negotiate to retain a portion of the deposit, which is legally the tenant's unless there is damage to recover.
- Ultimately, I referred it to the deposit protection scheme and am still waiting (more than two weeks after handover).
In general;
- They attempted to send in a contractor without my consent. I had to remind them that they have a legal obligation to respect tenant privacy and attempt to gain access at the tenant's convenience first.
- They did not inform the building of my tenancy as it turned out they were supposed to do, creating delivery and security problems.
- They claimed that I owed money on utilities despite those bills not even being for the same apartment.
- The one issue I reported during my tenancy (a broken washing machine handle), it took weeks to resolve.
- They repeatedly got my name incorrect during tenancy.
- There's probably more that I don't recall.
In general, these are people who will attempt to extract as much money as possible from you and behave as if they can do whatever they like. At all points in my experience, they use the law and/or contract text to frame it that way.
Look elsewhere.

I have usually had very poor experiences with Chase Evans, so today’s experience came as a very pleasant surprise.
I received exceptional assistance from Chayane Cummings and Alaster Taylor, who helped me through the deposit release process with great efficiency. They were highly proactive, responsive, and professional throughout. The instructions were clear, and the entire process was handled quickly and smoothly.
In fact, the experience was so positive that I found myself wondering whether this was the same Chase Evans I had rented with!

I had a very disappointing experience…
I had a very disappointing experience renting through Chase Evans, with the property management handled by Nelly Obijiaku.
I moved out at the end of April, but it took over two months to receive my deposit back despite fully following the checkout instructions provided. After moving out, I didn’t hear anything for about two weeks and had to repeatedly contact them for any updates.
It then took roughly a month before I was finally sent the dilapidation schedule. This still included a cleaning charge even though I had used their recommended cleaning service. After raising this and providing clarification, a revised schedule was eventually issued, which I accepted straight away.
Despite agreeing to the revised deductions, there were still further delays in releasing the deposit, and I again had to follow up multiple times. When I spoke directly with Nelly Obijiaku, I was told there was no clear reason for the delay.
In the end, the situation only started to move forward once I raised a dispute with the Tenancy Deposit Scheme (TDS) and copied in senior management at Chase Evans.
Overall, the process was frustrating and poorly communicated throughout. Updates were only provided after repeated chasing, and the whole experience felt unnecessarily drawn out. I would not expect this process to take so long or require so much effort just to receive a deposit back.

Very poor property management service
The director of property management had the cheek to ask me for their "management fee" of >GBP1400 for Jan-July 2026 when the tenants in fact had not paid the 6-month rent in advance. She did not even know or bother to find out why the rent was not paid. The Senior Credit Controller then served a section 21 which was invalid. The rent arrears stood at >GBP11,000. I had to appoint my own solicitor to deal with the repossession order, which cost over GBP1,000. Other management issues include charging me for invoices dated from over 1 year ago and already paid, refusing to deduct unpaid utilities charges from tenants' deposit...... the list goes on......
