Poor experience resolving a tenancy deposit dispute

Management initially helped us secure rental accommodation through Chappell& Matthews, however the overall experience with the property and landlord was disappointing. Throughout our tenancy there were ongoing issues including leaks, moulds and poor maintenance, many of which were reported during our stay.
After vacating the property, we we’re unexpectedly asked to pay for issues that had existed during the tenancy and were not properly addressed at that time .Communication from Georgia placed unnecessary pressure on our management team regarding matters we believe should have been resolved by the landlord and agency.

Unfortunately, our experience with the property management and landlord Monika Sehdev not satisfactory.

Ignored rules and regulations about…

Ignored rules and regulations about entering a property with at least 24 hours notice, turned up to my house to show people around for viewings after messages explicitly stated we did not consent for you to enter our property with such short notice.

incompetent and disinterested

incompetent and disinterested. Selling properties and not having any answers to any questions during and post viewing. ignoring emails once offer accepted, unprofessional. why would any sell their property through them.

Maddie is an absolute star

Maddie has been super helpful and has been very quick getting back to us in regards to any questions or queries we had throughout our process with Chappell and Matthews. Unlike a lot of other east agents that we’ve spoken that have been often impossible to get through to. She has made the process very pleasant for us and we look forward to collecting our keys from her next Wednesday.

I had a very unpleasant experience with…

I had a very unpleasant experience with this agency re shared ownership “advice”. I had been put in touch with a person, a broker (not sure who this person was), however the whole conversation was very upsetting to me, I felt shamed regarding not having deposit and I was given some hypothetical information, whereas I wasn’t interested in that particular topic or advice around the property I wasn’t or wouldn’t be interested in the future. I felt laughed at, the whole conversation was so unpleasant and unprofessional.

They don’t allow viewings for buyers…

I have enquired to view a property for sale several times and no one has come back to me. I have now seen it re-posted at a reduced price! If you are selling a property avoid this agency as they are incompetent and unprofessional and will lose you money off the asking price, also delaying the sale.

DISCRIMINATORY PRACTISES

DISCRIMINATORY PRACTISES! My offer for a property let my Chappell and Matthews (which was initially accepted) was subsequently rejected on the basis that I am a single woman with a child???!!!! Yes, that is what the landlord stipulated - not that I had a child (there was not a policy in place) but that I was a single occupant with a child. I met all of the other criteria for the letting in abundance, including having a guarantor in place. When challenged the agency attempted to cover up / backtrack but it was a plain case of discrimination with which the agency are complicit. Disgusting, immoral behaviour that perpetuates inequality.

AVOID AVOID AVOID

AVOID AVOID AVOID, I put a holding deposit on a flat to rent and we started the referencing with a third party company called (home let). Couple of days later I was told that my referencing has been declined and that I will not be getting my holding deposit back. For me its not the money its more of understanding why I got declined, I have been renting in Bristol for 8 years all houses where the same average of rent per month. My employer even spoke to the director of Chapple ands Mathew (harbour office) and still got no where. The office told me it has nothing to do with your employer, nothing to do with your annual salary nothing to do with previous landlords however we cant tell you the reason =D. Basically means we have scammed you for a holding deposit and unfortunately I signed a paper that states that if I don't pass referencing I will not get my deposit back. Zeinab one of the people working there was very helpful and patient, she waited for over 5 days to get my holding deposit as I was in Dubai. The Irony of all of the above is I found another flat through a recommendation from one of my work colleges in his budling which is more expensive than the one I was trying to get with Chapple and Matthew and they use the same Referencing company ( home let) and I got accepted and getting my keys next week, again that shows that Chapple and Matthew is a big scam. I would definitely think twice before working with them.

Google reviews show 4.8 stars please check all other website reviews as they are all 2 stars basically means that its fake reviews on Google.

P.S I have a fully recorded call that backs all of the above.

To be avoided!

It's interesting to read some of the positive reviews posted here as they seem to be describing a totally different agency to the one we had the misfortune to rent a flat in Clifton through.
My wife and I have never encountered such an unprofessional and unhelpful group of people - they are incapable of doing even the most basic (and essential) parts of their job in the proper manner and without repeated requests to do so. The Whiteladies Road office is chaotic, communication is confused, contradictory and often just plain wrong, and the staff have no concept whatsoever of a duty of care towards their clients. To say they have a complicated relationship with the truth would also be an understatement.
Unfortunately, C&M made our time living in Bristol less enjoyable and much more stressful than it should have been.

Avoid like the plague

This is the most unprofessional company I have ever had the misfortune of dealing with. They are fundamentally dishonest, with young inexperienced staff that are allowed to behave like spoilt children without proper oversight.

They are really helpful

They are really helpful, responsive and good in communicating. The people I was dealing with are Julie Dondoua, who really tried to finish the purchase, even though, because of our purchase solicitors' irresponsibility the chain was broken and we were unable to finish the purchase.

Unprofessional and Incompetent

Having left a positive review some months ago. It now saddens me to have to follow this up with an equally negative one with the handling of the process following the offer acceptance. Most people have come to understand that the world is a little slower in the midst of a pandemic, however, the senior negotiator is somewhat narrow minded in this respect. Her emails make little to no sense at all, and they are relentless. Rosie Arnold also needs educating in the various processes of purchasing a house and all the different documents that need to be completed for the purchase to advance. The very unprofessional manner in which she conducts herself is shameful. She not only managed to wind up myself, but also my solicitor and the vendors’ solicitor too. I do not tolerate the manner in which I was treated, and at the last hurdle and with great inconvenience and cost to myself, I withdrew from the sale purely because of her behaviour. She is the sole reason for this abortive purchase. I now resume house searching again but I will not entertain anything on the market with Chappel and Matthews.

Worst lettings agency I’ve ever used

Worst lettings agency I’ve ever used. They didn’t communicate with each other or with us. We had no working toilets for nearly 2 weeks and they sent nobody! They would turn up to the house without telling us they were gonna be there (or worse, after specifically telling us they weren’t coming)! Our landlord dropped them after a few weeks into the tenancy because they were so terrible!

By far the worst renting experience in my ten years of renting.
Many issues with our property including broken toilet flush, broken windows, broken door handles and broken heating were left completely unattended for months. Some issues were ignored for the ENTIRE DURATION of or our tenancy. We were patronised and left feeling as though we were burdens for chasing repairs to essential living requirements.
It was extremely difficult to get any contact from the agency, we were completely ignored multiple times.
We received several threatening (sometimes incoherent) letters from the agency accusing us of missing rent payments when we categorically missed NONE.
The agency failed to return our deposit for TWO MONTHS, it has taken us around FIFTEEN telephone calls and as many emails to get our money returned and are currently yet to receive it. We have raised a formal dispute and have been told the delay is entirely down to lack of attention from the agency.
I heard bad things about ‘Chappell and Matthews’ and their back office limb ‘Country Wide’ but was desperate to find a home in an increasingly difficult rental market. I wish I had listened to advice and stayed away from this company.
This is the worst company I have ever had the misfortune of dealing with. I strongly advise anyone and everyone to stay away from this company at any cost.
The stress they have caused us is unbelievable. Please do yourself a favour and do not deal with this company.

Chappell & Matthews Lettings 'Full Management Service'

We used C&M 'Full Management Service' while abroad. When we came back there was over 10k damage to our home and the rent was 2k in arrears. A Director from C&M stated that they were NOT responsible for :-

- collecting the rent owed after the end of the tenancy
- collecting money for the damage to property at the end of the tenancy
- the quality/speed of work carried out by their contractors ( they just 'arrange' repairs not manage them )
- carrying out detailed inspections while we were away ( they just 'visit' the property )
- produce a complete survey of damage on our return ( this is just a 'summary' against the inventory and is therefore not useful if their is a deposit dispute )
- renewing tenancy agreements on time ( and anyway there is an extra cost for this )
- respond to queries about the arrears and damage ( they don’t have to communicate with the landlord after the tenants have moved out! )

Not much of a 'Full Management Service!!
