Total Scam – Avoid This Company at All Costs

Capital Residencies is an absolute scam operation. I had a confirmed booking with them for a long-term stay in London, and they cancelled it just three days before check-in — while I was already abroad. No explanation, no help, no accountability. Just a cancellation notice and silence.

I ended up having to book a last-minute Airbnb for over £1,000 more because of their shady practices. When I tried to rebook through Booking.com (even with another of their listings), I was turned down again.

After digging through reviews online, I saw that this isn’t an isolated case — multiple people have had the exact same issue: fake confirmations, last-minute cancellations, and zero support. Honestly, this looks like some sort of bait-and-switch scam, where they list attractive properties, take bookings, then cancel and relist at higher prices.

Do yourself a favor — stay far away from Capital Residencies. They are not a legitimate, trustworthy company. This whole operation stinks.

Avoid at all costs – predatory terms and last-minute cancellation

I booked Bayswater by CAPITAL via Booking.com on a non-refundable basis, assuming the listed price was final. Only after paying did the property introduce additional, undisclosed charges: a £10 non-refundable "admin fee" just to collect a £250 damage deposit. These terms were not part of the original contract, which makes them legally questionable, especially given the non-refundable nature of the booking.

But it gets worse: less than an hour before arrival, the hotel cancelled the booking without contacting us directly. We were already en route to the property. Their cancellation was made only through Booking.com, and on the day of check-in, the property was completely unreachable – we tried calling dozens of times, sent emails, and even messaged via the Booking.com platform. No response.

This is not just poor service – it's borderline fraud. They took our money, refused to honor the booking at the agreed terms, and left us stranded with no accommodation and no way to contact them.

Absolutely unacceptable behavior. Avoid this provider at all costs.
