Great Experience for a New Investor

End to End investment management

Kris was very clear in his communication regarding each potential property. His refurbishment & expense projections for the one I eventually ended up were correct as well. No additional expense encountered specially appreciated by 1st time investor. I very much recommend investment through his firm which also has connects with competent agencies/vendors I.e. mortgage advisors, solicitors, builders, property management etc.

We have recently invested in Scotland…

We have recently invested in Scotland and could not be more happier about the professional service provided by Kristopher, everything was on point including the refurbishment and furnishing costs. We were always updated and informed.Kristopher has always gone above and beyond. Recently have been in contact with Jennifer who manages the holiday let management services and Jennifers approach and advice has always been fantastic, Jennifer always updates us, so we are always kept in the loop and is always thinking of ways how we can exceed expectation on our investment. Nothing is any trouble for her. I would and I am highly recommending both Kristopher and Jennifer

Excellent company to work with

Excellent company to work with Kris and Jennifer provide a start to end finish, we have a property that was sourced, refurbished and now being managed which is generating an excellent yield. The company is trustworthy and decent and highly recommended. The figures provided were accurate and they had so much integrity that our refurb cost was reduced. I will be looking to invest again with this firm

Proceed with caution

Prospective clients should progress with caution. I engaged with Kris and contracted him to source 5 properties, renovate, and let the properties. Unfortunately I only progressed with 3 due to unpalatable holiday let mortgage options at the time.

Of the 3 properties progressed (progressed in parallel opposed to sequentially), the investment figures provided by Kris proved to be unrealistic–these were drastically underestimated (I had to invest £31.5k in addition to Kris’ estimated refurb costs across the 3 properties), and then hugely inflated for a property that I subsequently did not progress (£8.5k, 6 weeks timescale to paint and re-grout) which Kris considered to be realistic. If the full costs were known at the outset I doubt some of these investments would have been progressed.
Kris acknowledged the issues with the costs stating in his response “Your concerns are valid”, and "I sincerely regret the discrepancies in past estimates and understand the impact of such deviations” …………. “Please be assured that the XXXXX work estimates will be carefully drafted"
The "carefully drafted" work estimate was a WhatsApp and a photo of a handwritten labour quote excluding materials.

Also, the service provided is certainly not a hands-off investment and required continual involvement across all 3 properties, either chasing activities, or attending the properties.

I was initially happy to be a reference for Kris, but none of the properties had fully concluded at the time so these issues hadn’t surfaced. Now I’d advise prospective clients to shop about, get references from people who have completed the full lifecycle of their investment to understand if the figures and returns provided by Kris are realistic.

EDIT FOLLOWING KRIS’ RESPONSE
The response provided is inaccurate. Whilst Kris is correct that he offered additional properties, they weren’t all sourced for me-Kris offers properties to other investors when the original investor pulls out, which he classes as a property source to each investor for the same property. Whilst he did offer additional investment opportunities, this was his choice and he didn’t raise this deviation from the contract until after the working relationship had eroded.

Kris cites his contract. However, clause 10.2 has never been challenged nor has a refund of sourcing fee ever been requested. I openly stated in the original review that I did not progress with some properties due to unpalatable mortgage offers. However, I feel it should have been known by Kris given his "expertise" that properties above commercial units would have reduced mortgage options which offered unpalatable terms. This should have been reflected in the initial figures, and if known then would have impacted the decision to progress on these.

Given Kris references the contract, note there is no recourse in the contract for investors should the investment figures prove to be inaccurate. Put simply, when Kris provides inaccurate investment figures, it’s the investor that takes the hit and there are no ramifications on him.

Any suggestion of a funding shortfall is inaccurate. Funding for each property was in place per the investment figures provided. Any withdrawal from purchases was when the investment figures were found not to be reflective of what was required (larger than forecast costs and deposits). Kris should focus on resolving these inaccuracies instead of trying to save face responding to a truthful review of his services.

His suggestion the £31.5K included losses from property acquisition costs again is inaccurate. This is the actual additional refurb costs, additional to Kris’ figures. Kris was advised of this by email on 24/10/23, also that including these losses would then total £42.5k. He did not then respond that these were exaggerated, instead that “the financial analysis of previous properties is noteworthy. I sincerely regret the discrepancies in past estimates”.

Contrary to his statement, there was not a series of aggressive calls. There was one heated exchange due to him reneging ownership for the resolution of issues at a property, to which we agreed to disagree. On no occasion were there any aggressive calls.

His suggestion that my behaviour has become increasingly unacceptable is simply not true. Instead, since the cessation of the working relationship Kris has repeatedly delayed responses/actions, impacting what should have been a smooth transfer of my SA to a more experienced management company. This review is a direct result of his actions and a review of the service he has provided.

Prospective investors should put safeguards in place for their own financial protection to ensure they don’t experience the same issues.

Glenmeade Property had entered into a contractual agreement with Capital Growth Solutions for the sourcing of five properties. However, Capital Growth Solutions went above and beyond by successfully sourcing a total of seven properties in eight months for the client. Despite these efforts, issues arose when the client decided to withdraw from four property deals after the properties had been sourced and offers accepted.

It is important to note that the contractual agreement explicitly states in clause 10.2 that once a formal offer is accepted on a property, it concludes the property sourcing process. Any issues related to financing, funding, or other aspects of property purchase that may arise after the offer is accepted fall under the client's responsibility. This includes the absence of refunds for sourcing fees, including funding or financing, as it becomes the sole responsibility of the client to ensure they have the means to proceed with the purchase.

Capital Growth Solutions, considering the circumstances and a series of aggressive phone calls directed at the director and another team member, made the internal decision to discontinue its collaboration with Glenmeade Property. While it is acknowledged that some property refurbishments exceeded the initial estimates, we disagree with the exaggerated amount presented, as these figures also encompass expenses related to property acquisition, such as professional fees and deposit losses incurred during off-plan purchases. The expectation that the company should continue sourcing properties without adhering to the contractual agreement became unreasonable.

Following this internal decision, the client's behaviour has become increasingly unacceptable, as reflected in the review, which appears to be an attempt to damage the company's reputation without fair cause.

We strongly encourage any potential clients who come across this review to consider it as an isolated incident. The multitude of 5-star reviews accurately reflects the company's unwavering commitment to integrity and the exceptional quality of services we consistently provide.

Kris and his team have been fantastic…

Kris and his team have been fantastic from start to finish, this was my first investment property so naturally I was a little nervous but Kris couldn’t have done a better job on getting me the right property but also explaining everything in detail every step of the way. I’m already speaking with Kris to get my 2nd and 3rd property! Highly recommend!

Highly recommended!

Currently on my second investment property with Kris and am very pleased with what he offers. His knowledge and contacts in the industry are incredibly useful and rates of return he is able to obtain would be very hard to find elsewhere. Have already recommended to family members - all in all a fantastic package.

I have worked with Kris for over 2…

I have worked with Kris for over 2 years now and he has sourced me four properties that all give me excellent cash-flow and the freedom to live life on my terms.

CGS is structured in a way that the business agreement is mutually beneficial and the service provided is bespoke, I can't recommend them highly enough.

Fantastic hands free service!!!!

Kris and the rest of the CGS team have been great from day one. Helped me source and let 2 properties completely hands free. Kris’ knowledge of the local areas and industry have been invaluable in securing a profitable cash flow very quickly. Really nice guy too which helps! Would highly recommend!
