Broad Warnings, Costly Surprises
I paid for a Level 3 Home Survey expecting clear identification of significant defects that would help me make informed decisions before purchasing a property.
Unfortunately, my experience left me feeling that the report relied heavily on broad, generic statements rather than clearly identifying specific issues. The windows were given a Condition Rating 2 and described using general comments such as requiring overhaul, ongoing repairs and possible future replacement. However, within a week of moving in I discovered two windows with substantial visible gaps between the sash and frame that were not closing correctly.
The severity of the issue became apparent immediately after moving in. These were not minor adjustment issues. The gaps were large enough that wind could be felt entering through the windows and would visibly move the blinds despite the windows being closed. In practical terms, the gaps were so significant that a standard envelope could almost be posted through them. Given that the report stated all windows had been inspected in detail, I would have expected defects of this nature to be specifically highlighted rather than being covered by general comments that the windows were old, required overhaul, or may need replacement in the future. This made it difficult for me to reconcile the condition found after moving in with the relatively general wording used in the survey report.
A specialist later confirmed that both windows were beyond reasonable repair due to bowed casements and failed components, ultimately requiring replacement. The cost of replacing these windows was approximately £2,000.
When I raised this through the company’s complaints process, the response was essentially that the defects fell within the wider comments already included in the report. This was disappointing because it appeared that broad wording was being relied upon to cover a wide range of possible defects without clearly identifying the severity of the specific issues present.
What frustrated me most is that the survey did identify a separate boiler issue, which allowed me to investigate further and successfully negotiate a £2,000 reduction in the purchase price. Had the condition of these windows been described with the same level of clarity, I would have had the opportunity to obtain quotations and negotiate accordingly before exchange.
My concern remains that broad statements about repair, overhaul and potential replacement can be used to retrospectively encompass almost any defect. To me, it felt like having a car inspection report that says a 20-year-old car should be expected to need repairs and maintenance, but fails to specifically mention that two of the wheels are badly damaged and need immediate replacement. The general warning may technically be correct, but it does not convey the true severity of the issue to the purchaser.
The company responded professionally throughout the complaints process, but after two stages of review they maintained that the report was adequate. While the company was responsive and professional throughout the complaints process, I remain disappointed that what proved to be a significant and costly defect was not identified more clearly before purchase.
Based on my experience, I do not feel the survey provided the level of clarity and specificity I expected from a Level 3 inspection. As a result, I would not recommend this company to others seeking a detailed survey to help them understand the true condition of a property before purchase.

The surveyor explained what he was going to do, and did we have anything specific we wanted from the survey. Told him our concerns and he followed up with a telephone call after his visit. He said we would get the report on the Monday, which we did.

Fast and efficien

Very disappointed
I thought the surveyor had done a thorough job. Followed up on the notes he made with a roofer and an electrician and they poo pop’s the comments he made, to the point the electrician said he’s just cut and paste generic notes! £600 wasted!!

As first time buyers
As first time buyers, the survey process was something we were apprehensive about. We purchased a level 2 survey with a valuation. We were assigned Lee Whitehead for our purchase in the Otley area and he has been nothing short of fantastic. He called the day prior to the survey to check if there was anything additional we were concerned about or wanted checking in the survey (we had the opportunity at booking to also state). He then called us the day after and talked us through the report. This involved explaining why certain elements were flagged as a 3. This for me was an incredible help as it helped me understand prior to seeing the document and prevented panic and overwhelm trying to decifer what was actually needed. Once the report was shared, Lee was open to any questions and was supportive when our solicitors redirected questions back, pointing us in the right direction. Thank you again for all your support, it has made the process a lot easier and provided us with much more confidence in our first house purchase!
