Refusing to cap our ground rent at 250 rendering it unmortgageable!! Me and my partner Daryl Shaw are stuck in this flat with a baby and lively toddler. I own a property that has some communal areas of which a tiny slither of BDW owned land is currently service charged and managed by an absolute disgrace of company called First Port. The fact these two are connected just highlights how corruption likes buddies. The Directors crossing over multiple sub companies creaming money off the top of insurance and contractor services. In the process of exploring right to manage so we can eliminate First Port, but would also like to eliminate BDW as the owner too. BDW expect (15 complaints) serious letters from everyone soon.

BDW Trading Limited is a gost company!! We started a buying process of a flat in Wallis House Brentfod owned by BDW back in October 2023. These guys are holding back the process, not responding to any enquiries and emails from solicitors, they are not able to provide any documents related to Building Safety Act 2022 etc. Stay away from homes owned by this company, !!!

I'm a first time buyer
I'm a first time buyer, I'm attempting to buy a flat that hadn't been lived in for 2 years. You'd think it'd be quite straight forward but for the last several weeks I've been waiting on the restrictions in favour of BDW trading. I agreed a fee in mid January and my mortgage offer has nearly expired. Its been nearly 7 months! I'd have to reapply for a mortgage at a much higher rate than I agreed purely because they're too lazy to send a document over. I can't advise strongly enough against buying a property from them.

Appalling
We bought a part exchanged property from Barratts. The house was left in a desperately unhygienic state by its previous owners. Barratts refused to clean the property or let us in to clean it ourselves before completion. Our 5 month old daughter has a heart condition and we need to be very careful with sanitising and disinfecting. Despite this, they still wouldn’t allow us to clean it. We didn’t complete until 4pm so this proved to be very difficult. Also, once completed, we found all 3 outside bins were completely full, meaning the rubbish had been sat there for almost a year. Barratts actually visited the property the day before completion and found it adequate! Utterly appalled by them and would never buy from them again.

Barratt homes are not the dream homes…
Barratt homes are not the dream homes you are promised! It’s more like living a nightmare with large issue and complaints never been dealt with!
Still waiting over 4 years in for them to finish the Public Open Space (POS) area. In our case a closed space which as been either unusable due to the state it’s left in, or fenced off as the continue to fix all the ongoing issues they leave due to incompetence. It’s been closed off for 18 months now, yet the still expect us to pay for upkeep with maintenance fees.
Roads are unfinished, with ramps being incomplete, concrete used to patch up tarmac roads and various sink holes.
Do not make the mistake of buying on any new build estates they are conning people into buying areas not fit for purpose.
Update, yes Sam I am already in contact with Barratt about repairs, but endless promises and no actions to resolve the situation is frustrating. Plus is completely unprofessional from a supposed 5 star builder. I wouldn’t ever trust your company again to answer a phone call or email in a timely manner, let alone pay for anything you supply, as to put it simply frequently YOU LIE to your customers and never resolve issues!

Poor customer service and neglect of land owned
My house is part of a large housing development, with sections of land that is still owned by Barratt/David Wilson Homes. Unfortunately, the section of land next to my house has overgrown shrubs and trees. These are encroaching on my property, overhanging my paths, driveway and practically touching the side of my house. We've been in contact with Barratt and David Wilson Homes multiple times from 2019. In these 3 years, they cut back some of the bushes and repaired the fence which was damaged by the overgrown shrubs/trees. However, this is not enough - the land needs constant attention to avoid the situation we are facing now, which is a danger to the children and is damaging the cars. I've given 1 star review because they keep fobbing us off and not reacting to the distressing situation we are in.

After a nightmare process trying to buy…
After a nightmare process trying to buy the property, when they ditched us because our buyers solicitor was out the office so couldn't exchange contracts (for which we were given less than 24 hours notice) we have had nothing but problems getting any snags fixed. This included the ludicrous attempt to fix a warped door that took 4 attempts and has culminated in a window spontaneously shattering while they did the next phase of building a few yards away. Customer care claim not only does the warranty on external windows not cover the.... er.... you know.... glass but also that no work was taking place despite the photo of the window we sent them having a JCB in the background. Frankly I've had more pleasent root canal treatments.

Just Before Completion
I am just leaving very honest review, We are really hoping that things will end up nicely,
Completion date is 1st of April, Yesterday, we had a visit for our new home Kingsbrook Aylesbury Development, All looks good until we entered the Kitchen, We had chosen the complete different item and colour what is installed. We paid around £4k for that which is huge to us and for most of the people i believe.
We have raised the concern. I have sent all the pictures from our choices appointment. As a customer we don't know what code(s) each item has when they send us back to double check. That's their responsibility. I would not like to leave any bad review(s)/experience and point any specific individual but will be based on how Barratt deals with this.

HEALTH DAMAGING HOMES (4 years into new build)
Strange that Barratts have two TP accounts… this one seems more honest and without bots filling it full of fake reviews…
After coming up five years living in a Barratt home almost all of the issues with this poorly built apartment are STILL unresolved:
1. Not water tight. Our neighbours and our ceilings leak and our mezzanine/walkway on the 1st floor channelled water into our apartment causing it to flood and the floor had to be replaced - that’s right 1st floor!. Over a course of three months they actually tried to make us pay for this (£3000+)
2. Average temperatures of 28 degrees+ (even in winter!)
3. Barratt inflated the price to trick first time buyers - after almost 5 years we are still in negative equity in the NW3 area, London (a postcode which is about as safe as you can get and yet the value is over £50k in the bin according to Knight Frank
4. Slanderous, perverted staff, we had a member of staff “Shaliff” come into our home for no reason during a heating inspection. He went on to stare at my partners drying underwear. When asked to leave he told other staff that we swore at him - thankfully a third party (the heating specialist) witnessed the conversation with the pervert and stamped out the lie he tried to spread.
5. Entirely uncaring, after all these years a heating specialist “Waterman’s” has concluded that the apart is illegally hot and dry. Waterman’s have told Barratt to install Comfort Cooling to resolve - this was almost 6 months ago - they have done nothing to date. Health problems continue to worsen
6. Health problems such as dry bleeding eye issues, crusty bleeding noses and issues sleeping all occur weekly from the lack of humidity and extremely hot (in summer approaching 35 degrees at times) environment. Prescriptions to avoid these issues exceed £100 pm
7. Lazy and dangerous workman. The balconies above our patio were serviced last week. The next morning we went out on to the patio bare footed and ended up with multiple metal filings solutes into the soles of our feet. The workmen had not swept the splinters of metal up after their visit, nor did they warn us of this.
8. Mysterious service charge increases (as much as 33%). They have repeatedly raised the service charge by an insane amount. Once the residents complain it almost always us come back as: “an error”. They are clearly seeing what they can get away with and then knock it back down once a complaint is heard

2. Can’t Sleep
3. Affects Breathing/Sinuses

6. Noise
7. Humidity
8. Overheating
9. Increasing Service Charges
1. Mis-sold: We were not made aware of any of these issues at the time of purchasing. This was the showhome, they would have been well aware of its issues. They were desperate to sell, they incentivised the purchase in multiple ways...
2. /7./8. Can’t Sleep: Humidity is often too low, heat is often over 26-29 (in summer can peak at 34+).
Often ambient noise is over 53 decibels! (Should be under 45 max) check .gov document /documents/post/postpn338.pdf
3. /7./8. Affects breathing/sinuses: Typical symptoms of living in a hot and dry home: sore throat, headache, sinus pain, nosebleeds, dry nose, dry mouth. Check Healthline or NHS guidance /health/dry-sinuses#symptoms (we currently spend over £100/m in prescriptions treating these health issues)
4. Flooded: The common areas flooded due to blocked drains etc... not being regularly maintained. Our apartment was flooded after 1 hour of heavy rain. Now the ceiling is also leaking They simply refused to fix this for months - they claim its not their fault somehow...
5. The property’s value was initially inflated so much that even now 4 years later independent agents gasp at the price - we are in negative equity STILL. They do this to rip off first time buyers that do not know better, using their own people to make one big corrupt circle
6. Noise: Often over 53 decibels in the bedroom. Evidence on the links between noise exposure and sleep quality is complex. The WHO recommends that sound levels should be kept below an average level of 30dB(A) in the bedroom... check .gov documentation: documents/post/postpn338
9. Increasing Service Charges: They have repeatedly increased the service charges, until someone complains, then they’ll say “it’s a mistake” and bring it down a bit. A way of trying to get away with absurd increases... a 25% increase! During COVID-19, when many were out of work - crooks!
The very worst thing about all of this is, there have been solutions presented to them at every turn and they either drag their heels adding to the health issues, or the outright refuse. Do not buy a home from them unless you are in law and have the power to make issues like this right!
