AVOID The Lakes Rookley IOW
The Lakes Rookley IOW. DO NOT STAY HERE. I can only echo all the many negative reviews on this site. We arrived 30 mins before check-in and were told our caravan was being cleaned and would be ready at 4pm. We returned at 4pm to be told we were being reallocated, and had to wait TWO hours before we could move in. The caravan had only been superficially cleaned, and the table on the veranda was thick with dust and dirt. Customer service was abysmal, and we felt that maybe customers were an inconvenience to the staff. The limited take-away menu was overpriced, with a portion of lukewarm fish and chips costing £12.95. They were operating a non-cash policy due to covid, but their washing machines and tumble dryers required coins to operate, but the site offered no means to obtain change of the right denominations. The site is cramped to capacity and there is no space where the children can have a kick-around or similar. The children are limited to using the limited play apparatus, or joining the limited organised activities. We stayed 2 weeks, but did not receive any change of sheets or towels in that time. Our first and LAST stay with Aria.

Last minute idea as our main holiday was cancelled. We search for hours and finally we found this little gem. Can I just say we was blown away and the place is perfect. Clean and all fittings are to a high standard. Attention to detail on asphetics.Beds are to high standard and the hot tub is so nice. Tonight's clear sky's and great views have added to the experience.I would recommend this side if you are a family looking for good old family time together.
Bought into this company & love it
Bought into this company at the lakes Rookley spent a total of three weeks in the caravan loved it all staff are always cheerful and helpful change our shower mixer 7pm on a Saturday!!!

Very disappointing and ill-equipped
We had a three night stay in a 6-person caravan at The Lakes Rookley. Initial impressions on check-in were good; we arrived early but were given early access to our accommodation as it was ready for occupancy. It all went downhill from there...
The accommodation was generally clean but rubbish had been left outside by the cleaners, presumably for later collection. We were surprised to find that the hot tub was situated outside, on a concrete base, at the rear of the caravan, while the (extremely small) balcony was at the front. The caravan sleeps six, but there were only four seats at the dining table, and only two chairs outside on the balcony (and no table outside at all). The third bedroom was so tiny that I had to stand on the bed to get changed. The kitchen was astonishingly poorly equipped: two small saucepans, a frying pan, and no baking trays for the oven. There was a 'welcome pack' including some hand soap for the bathroom and a kitchen sponge but not a single solitary scrap of toilet paper or anything else useful such as a bin bag.
We requested some extra chairs so we could at least sit on the balcony but were told that none were available due to a site-wide shortage of chairs. We managed to scavenge two by flagging down a groundsman as he passed on his golf buggy. The hot tub was very basic, lukewarm, and the temperature could not be adjusted. The steps to get into the hot tub were rusty and filthy. There were flies and fruit flies present throughout the property.
It is inconceivable to me that a family of 6 could be accommodated in this caravan. There wasn't enough of anything: space, equipment, furniture, facilities. No entertainment was available during our stay but we did go paddleboarding and kayaking, which was fun and well-managed. We had one meal in the restaurant, which was dreadful ("nachos" - bland cheese microwaved over some tortilla chips, served with green goo described as guacamole).
Aria is incompetence a winner for them
As an owner at a Aria resort park I have found them to be incompetent. In this incompetence they hold the balance of power. I have asked 4 times for the calculation of my site fee to checked as it is wrong. They have ignored me completely and my 2nd instalment is due and I'm likely to be in breach of contract of I don't pay what they ask for.
In addition after closedown of the site following covid 19 we have been given £200 goodwill gesture as they say they have no obligation to refund anything. Site owners that got 50% credit again site fees paid during lockdown be grateful. Aria are not customer focused and have scant regard for market reputation

Wouldn’t allow us to book more than two swim sessions at a time for 30 mins!! So when went to book other sessions none where left! Picked this resort for the pools and activities so mega disappointed!!
Dirty underwear left behind, dirty property and definitely not luxury
After coming in to our 'luxury' cottage, we found it was dirty in every aspect. The floors were dusty, the kitchen was left with bits of food, the bed sheets were dirty! We went to the reception to complain after that, they sent a cleaner to clean the place. She said it will take her 20 min. When we came back the place was not clean. We had to clean the floors with the broom that was left in the cottage. There was a lot of dust in the carpets too. We had to clean the kitchen counters, rewash the dishes as we found the dishwasher tablet was unopened in the dishwasher which means that the dishes weren't washed properly.
We also had to go to the reception to ask for dishwasher tablets as there were none, soap which we were not given and kitchen towels. The receptionist told us she would send someone over to bring us the kitchen towels. That never happened. We found hair all over the property. The wardrobes were dusty.
We found dirty underwear in the back garden! Yes we did..
The furniture did not correspond to what they refer as luxury as it's the cheapest ikea furniture, which was damaged as well.
We paid £1000 for 4 night stay and we are not happy with the price.
Dreadful & Dirty
Dreadful customer service. Arrived after a 3 hour journey to find boiler not working, no hot water, house FILTHY. During Covid pandemic the first thing I saw was crumbs on kitchen table and dresser, showers dirty and hanging off wall. Dishwasher had no salt or rinse aid. No one answering reception phone . Eventually got through and requested soap for sinks and call back from General Manager James. Didn’t receive either. Then requested complaints procedure at check out. Receptionist said she would email it immediately. Still waiting. Very very poor.

This company is all about take take take, I do get that any company has to make money but Aria is ruthless, would not trust this company if my life depended on it, we had a static caravan on a site that Aria took over, within 1 year they increased our site fee’s by 40%, there was no new developments to the site other than extra statics being put on site but they said that justified the increase, worst company ever

We have just spent a week at Rookley Lakes £700ish ,at first glance the lake house looked nice , but the place was not very clean , its been shut for Covid for 4 months surely they had deep cleansed !! I think not. For our own safety we cleaned throughly it was very dirty , the patio area was a state chairs full of bits from the trees , patio table was disgustingly dirty , doors were covered in scum and fingerprints and the door didn't open properly after a few days the Drains started stinking, I thought the towels would be changed at some point, yes theres is a washing machine but come on I am on holiday ffs , e had hope to fish in the lakes to be told that all the fish had been taken out !! no fish in the lake other than tiddlers. I feel sorry for the people paying £1500 plus for the following week into school holidays !!!
I love the Island everywhere is beautiful , Appley beach is super sandy.
Oh and Aria should you read this ..we were looking to buy a property and was expecting your staff to contact us but they didn't so you lost a potential sale !!! but having stayed there I would not stay a day longer than need be. Also the reviews here have taught me a lot about Aria .......basically don't trust them...... their advert stated that if you buy you could earn £26,000 in rent , but the truth is they are only getting 30% full , therefor they would not rent your property out before theirs is full ....and it seems thats very unlikely !!!! ZERO STARS
Avoid at all costs! A fraudulent company!
We booked St Helen's resort in early March hoping to get out of London for two weeks before the Covid 19 crisis worsened. We paid the full amount of £1400. Only a week after booking all resorts closed down due to lockdown. We received an automated service telling us that somebody would call is to rebook our holiday. No refund option was offered! We tried to get through and it proved impossible. Eventually, we managed to get hold of somebody from the resort and after several email exchanges and threatening with legal action, we were promised a refund. A week.later, the refund has not come through and we are now told it may take up to 14 working days to process. The government is financially supporting tourist services at the moment, yet Aria resorts think it is ok to retain customers's money without even making a courtesy phone call. We can only hope to see out money back at some point, but I would never go anywhere near this company again. They are profiteering and exploiting customers financially during tragic circumstances. A disgrace.
No WiFi, falling to pieces, cold hot tub
No WiFi “has been down for the last 3 weeks”. “Superior” Lodge bedroom wall was falling to pieces and the wind was blowing in making the room freezing so had to get the maintenance guy to nail it and apply masking tape.Hot tub wasn’t hot till the second night. Appalling.

Stopped touring and camping across all its sites as it attempts to rival the bigger companies such as Haven and Parkdean. Let’s be honest you’ll never compete, you don’t have the facilities or the infrastructure to compete. You used to have the loyal campers and touring all year round which kept money coming in but not now. I hope you go bust!
Rookley Lakes IOW
Stayed in a Premier caravan which had lovely views. Hot tub was very cold on arrival and could not be used til next day.
It was set at 38 so got cold very quickly as it was Jan, so could not use it for very long. Others that we have used have been set at 40. No checks were done on water quality throughout our 4 night stay. Cleaning is very poor and needs to be stepped up. Stains on all duvet covers, everywhere was dusty. The veranda door was covered in smears and hand prints. Lots of crumbs under the front of fridge freezer which also smelled of off milk.The Double bed was very uncomfortable and extremely noisy whenever you moved. Aria, you have a lovely site at Rookley Lakes but you will not be the go to resort if you do not improve.

Lovely stay at the lakes Rookley on the Isle of Wight lovely grounds and great central location clearly had a lot of money spent on it. We rented a cottage lovely and warm and comfy we will be back
Girls weekend
Have stayed in Retallack twice recently and very impressed with the accommodation, especially our most recent stay where we had a lodge with a hot tub. Very clean, beds huge and super comfy. Will be returning very soon.

The Bay Filey now owned by Aria Resorts
Stayed at The Bay Filey in Dartmouth cottage have been many times when the site belonged to Hoseasons and never had a problem. This was one of the big cottages and most expensive it was absolutely filthy beds were uncomfortable and in need of a lot of various repairs too many to mention have let them know and sent numerous photos but no one seems bothered.
We have been used to going to this site around every 2 to 3 months in future will book cottages in Filey town already stayed in 2 big enough for our whole family and they were fantastic

Was invited to a presentation with the promise that they weren't trying to sell us anything and for attending we would receive a free 2 night stay at a luxury resort as a thanks for attending and leaving a review after our stay, me my wife and 2 children drove for 2 hours to attend the presentation in filey only to be told that it's a marketing ploy to get us there, , ,,a bit cheeky but we do give you a nice 2 night stay for coming,,, and went on to try selling us 3 years of holidays,, we declined any sales and were given a form to claim our prize, yet another scam as the company do not respond, so thanks for dragging my family out on the motorway for 2 hours for a lie, what if there had been a crash , also after reading lots of other reviews I would say definitely stay away from this company,
