Very reasonably priced, high quality level 2 RICS survey
Very reasonably priced level 2 RICS survey for such high level of detail and quality! The online portal is great for checking the status of things and I was kept updated throughout. Very friendly during the initial booking stage and the wait time for both the actual survey and the resulting report was also very reasonable (7 working days for survey, 5 working days for report). Joseph carried out the survey and did a very thorough job. The report itself was clear and helpful, with an added bonus of some searches of the property (flood risk, soil type, broadband/signal strength etc) which I have not seen on other reports. I would highly recommend AMS Surveys

Five star service all round
We have had two surveys from AMS this year. Unfortunately our first purchase fell through because the survey showed so many defects with the roof, but the entire team were so helpful and kind that when we found our next property to go for, it was a no brainer in choosing them to carry out the survey! Could not fault the service we've received from anyone we've dealt with during our buying journey... Now we just need to complete the purchase!

Thank you for taking the time to leave a review. While we always welcome feedback, we respectfully find a number of your comments to be factually incorrect and would like to clarify a few key points.
The administrative challenges you experienced were primarily due to access issues at the property, which we later discovered to be a House in Multiple Occupation (HMO). Unfortunately, we were not informed of this at the time of booking. HMOs often require coordinating with multiple occupants for access, and in this case, arrangements had to be made via the estate agents to gain permission from each tenant. This naturally adds complexity and can cause delays beyond our control.
With regard to the survey advice and reporting of defects, we are bound by RICS professional standards to deliver independent, balanced, and factual assessments. Our role is not to reassure or persuade, but to objectively highlight issues so clients can make fully informed decisions. Just because a property is intended for investment does not mean we soften or tailor findings to suit expectations, doing so would compromise our professional integrity and fail to meet the standards required of a Chartered Building Surveyor.

Specific defect survey and remedial…
Specific defect survey and remedial work: Late last year I engaged AMS to look at a lintel that seemed to be failing and Ian was able to confirm this and identify some consequential problems this was causing. I asked AMS to project manage the remedial work and recommend a contractor, with work commencing in February. Steve and Adam the builders were brilliant, Steve explained how the work would be done, arrived on time, engaged with us in professional and friendly manner. A new upc window was needed and the supplier he used was excellent, working with Steve, Tony at AMS, to deliver a solution that met our needs. I would definitely use AMS again and want to say thanks to the whole team, they delivered a really great service to us.

AMS work hard to arrange your Survey, take your payment but that’s where the Customer Service Ends
Arranging the Survey was easy and staff on the phones were eager to help and arrange the right level of survey and get it booked for you.
After survey had taken place and we paid the fees, attitudes changed, We had the survey feedback on the Tuesday, many red flags highlighted that resulted in us having to walk away from the property, when I tried to contact the surveyor through AMS I was told his diary was full and it would be 5 days till he could contact me. Totally unacceptable as I had buyers waiting on my property and based on the AMS survey report I had to walk away from the home I was planning to buy. Office staff were basically off with me when I called to question the survey and look for clarity. My opinion following my experience would be to avoid AMS for your Survey needs, property’s sell fast and feedback from surveys is important to a buyer if there are issues, being told to wait 5 days to Speak to the Surveyor who completed your report for clarity because his dairy is full doing other Surveys !! In my opinion this is not acceptable and simply just a company looking to maximise incoming revenue. Great upfront customer service but when you have paid and your Survey has been completed that is where the Customer Service ends and AMS are no longer interested. Look elsewhere for your Survey Needs as this Company will happily take your payment, do your survey and then just when you need questions answering and help, they are no longer willing to provide the Support you need. I was a Bank Manager for 25 years and please take heed of my feedback on AMS my feedback is genuine and realistic.

Firstly, I’m genuinely sorry that your experience left you feeling disappointed. Buying a property is a significant and often emotional process, and we understand how disheartening it can be when a survey highlights unexpected defects that affect your plans.
However, I must clarify that parts of your review are factually incorrect or taken out of context.
You mention that the report raised “many red flags.” In fact, this reflects the exact purpose of a professional survey: to protect clients like yourself from costly mistakes by highlighting hidden or serious issues. We’re glad that our report helped you avoid what could have been a poor investment. This is precisely why many clients, as seen in our nearly 300 five-star reviews, value our services so highly.
Regarding your frustration with not being able to speak to the surveyor immediately, our surveyors are fully booked conducting inspections (as expected in a busy practice), and we operate a fair callback system based on when clients get in touch. You were informed of the next available opportunity, and in the meantime, our client support team, who have extensive experience across surveying, estate agency, and conveyancing, provided guidance and explained the next steps in detail, which was your enquiry.
Unfortunately, despite their expertise, you dismissed their help and insisted on speaking directly with the surveyor immediately. While we appreciate that direct contact can feel more reassuring, it’s not always possible to rearrange diaries at short notice without affecting other clients, many of whom are also waiting for their surveys or requested post-survey support. Most clients are able to get a call back within a day or so; in this instance, it was slightly longer due to several clients wanting to discuss their reports too.
Your comparison to banking is quite apt, in much the same way a bank manager can’t see every customer immediately, a senior surveyor must prioritise their workload fairly. Often, well-trained support staff are more than capable of resolving issues quickly, which we believe they attempted to do in your case.
Lastly, I want to reiterate that we did offer a call with the surveyor at the earliest available time, while also providing immediate support via our team. If you still wish to discuss this further, I’d be happy to personally speak with you.
We regret that you feel this way, but we stand by the service we delivered, which many other clients continue to praise. It’s always our goal to help buyers make informed, confident decisions with transparency and professionalism.
