I don’t even know where to begin. The Amenitiz software contains numerous bugs and malfunctioning features. There are too many issues to list individually. If you only need a simple homepage and you’re a small organization or hobby activity, Amenitiz might be sufficient. However, if you are a professional business, I strongly advise choosing another provider.
While the customer service team is always polite and friendly, they rarely provide real solutions. They seem unaware of the actual business needs and ongoing bugs. You receive the same kind of replies over and over — ‘I’m sorry,’ ‘We’re working on it,’ ‘We’ll try,’ and so on — but nothing ever truly changes. Amenitiz appears far more focused on sales than on product improvement. The software feels outdated, lacks innovation, and has too many flaws to be competitive or reliable for a busy, demanding business.

There is nothing wrong with Amenitiz in general, it is a good platform for managing your property. Where I was let down was in the sales pitch, where they tell you that when you have your own website (paid for again through Amenitiz) that your prices will stand out against other platforms when a general search is done via Google or Google maps. What they deliberately fail to tell you is that if you only have one property then they cannot connect you to the Google platform. This was the sales pitch and whole point of joining Amenitiz.
When I became aware that this couldn't happen, I gave the required 3 month cancellation notice period to be informed with the following reply:
"Dear Keith,
We would like to remind you that, according to the contractual terms, the cancellation request may be made in the following ways:
Once at least one year has passed since the signing of the contract, and with a minimum notice period of 3 months from the date the cancellation request is submitted, after the negotiation period has ended.
To complete the cancellation process, we kindly ask you to schedule a call with us using the following link:"
At no point was I ever told that you can only cancel after 1 full year contract which means they can take a 2nd yearly subscription before cancellation takes effect.
Highly unethical with deliberately misleading verbally communicated information.
Go to Lodgify.
The exact same platform format, free website, less than half the price, no contract so end when you want.
They also link you single property to Google Vacation Rentals which is overlaid on Google maps, which Amenitiz sell their services on but cannot do.
An expensive experience overall for no additional bookings.

We operate 80+ holiday rentals and adopted Amenitiz expecting a reliable PMS and channel manager. What we got was a disaster that caused financial loss, legal risk, and months of wasted time.
Data deletion and disconnections:
A system glitch disconnected and duplicated all our listings, then erased the historical data — including guest registration files required by law. Amenitiz offered no concrete recovery plan.
Pricing errors and losses:
Amenitiz pushed wrong rates to OTAs (missing extra-guest charges, outdated syncs, incorrect updates). This resulted in over €2,000 in lost bookings, even though our setup was correct.
Broken integrations:
The Chekin connection constantly fails, meaning guest data isn’t transmitted properly — a serious compliance issue for property managers.
Website and marketing limits:
Their website is slow and unresponsive, and Google Hotel integration works for only one GMB listing, making it useless for multi-property operators.
Support is incapable of resolving issues, just postponing solutions, as they're never "Priority".
Migrating away is complex, which makes it feel like a trap.
Amenitiz is not ready for professional use.
If you manage multiple properties, do yourself a favour — stay away before it costs you money and reputation.

Brilliant company! Switched to them over a year ago and can honestly say I am very happy! The system itself has lots of options, very easy and straightforward to use, even for those without any previous experience. In case you get stuck or in doubt, there's a brilliant system at hand, just a quick massage away, available directly from the platform, showing and explaining everything clearly step by step.
Should you prefer to speak with the person it's very simple, they respond immediately and are extremely helpful and tend to resolve whatever issue or doubt you might have very fast.
I personally never had any issues whatsoever with the system, if I required help or info it was to do with me trying to engage with new possibilities they offer. There is always something new and they are always improving their services so you ca really tailor your reservation system to any particular need and situation. I would (and HAPPILY have!!!) recommend it to anyone who is dealing with rentals, whether that's a small apartment or a hotel.
