AVOID - Serious failure of due diligence – investors left exposed
Alesco failed to carry out basic due diligence on a developer (Sourced Development Group) they actively promoted to investors. This is in relation to the Westminster Park development in Liverpool.
Ben Whitaker was the salesperson involved in this transaction.
As a result of that failure, investor funds now appear to be at serious risk of being lost. This is not a minor oversight, it’s a fundamental breakdown in responsibility.
Alesco are hard to get ahold of and do not take accountability. I am looking into raising a class action suit for negligence and misrepresentation of the Westminster Park project.
When an agent markets an investment, investors reasonably expect that the developer has been properly vetted. That did not happen here.
I strongly advise anyone considering investing through Alesco to NOT. Based on my experience, I would not trust this agent with investor funds. The positive reviews are made to be taken at the beginning of the process to exchange contracts, not based on actual deliverables in projects.

That said, we strongly disagree with the suggestion that Alesco “failed to carry out basic due diligence” or that we have acted without care. We take our responsibilities extremely seriously and we do undertake due diligence before introducing any opportunity to clients. As with any off-plan investment, there are variables outside of a broker’s control once contracts are exchanged — including construction timelines, funding changes, contractor performance, and wider market conditions — and unfortunately these can impact delivery.
We also want to be clear that we have remained available throughout and continue to do so. We understand that investors want clarity and accountability, and we will always assist within our capacity by:
providing the latest information we have access to,
liaising with the relevant parties where appropriate, and
supporting investors with next steps and communication pathways.

Last year, I bought my first buy-to-let in Manchester from them. From choosing the property to setting up the mortgage, the consultant guided me through every stage. They did a great job of explaining the rental yield projections without going overboard. I had tenants in three weeks after the apartment was finished on schedule. Overall, it was a good experience, especially for a novice real estate investor.

I paid a deposit and legal fees after…
I paid a deposit and legal fees after being given information about a property that later turned out to be incorrect. When I raised concerns, the sale did not proceed.
I requested a refund, but the process became extremely stressful. I was told that my refund would only be processed if I removed my Trustpilot review and I had to removed t. I also received emails warning of potential legal action if I posted further reviews.i have emails from them confirm this.
Although the money was eventually refunded, it only happened after significant pressure and distress. I believe refunds should not be conditional on removing honest reviews, and complaints should be handled professionally and transparently.
I am sharing my experience so others are aware of how this situation was handled.

A review After Loss of 55K Pound with Alesco
I wrote a review last year about Alesco to praise on them and today after I lost 55K stirling pound, I have to write this review. Not to put them in touble, but for share experience with others before they full in similar trap. My story in short lines; Aleso proposed a unit with a contractor who went in solvency and administration after one year only. This means that Aleso never did their job to investigate and verify property seller financial status and to make sure he is in strong position to finance and complete their project. If you are ready to put your saving at risk and to lose your money like me, you are welcome to deal with Alesco Property.
