Karma eventually comes round

I went through the Property Redress Scheme that this awful company was registered with. It's turns out, I was entitled to have my deposit back afterall. The PRS have the power to remove their license & in turn trading standards get involved if the company continues to trade without it. I recommend this to everyone who's been wronged by them. There's fines to face for not complying, the sweet icing on the cake

Mrs Angry is much angrier…

The awful company have kept my deposit and are falsely claimimg that i was told months back that the vendor (who had held up a sale for a year), was ready and I had since held up the sale, but won't forward the communication to support it. My solicitor has forwarded me all the email trail which disputes the claim. I contacted the Consumer helpline on 08082231133, they logged my complaint and gave me a trading advice reference number. They sent me a simple letter template to fill out & send to Ainsworth-Lord Estates as the first step. Once the set period to receive a response had passed, I was told to contact The Property redress scheme on 03333219418, which Ainsworth-Lord Estates is a member of. They will now evaluate the dispute and will reach an amicable outcome. Please all do the same.

Stay well clear of Ainsworth Lord…

Stay well clear of Ainsworth Lord Estates. I am a landlord and it is clear that they have been retaining money from rent and not paying to myself the landlord. And I mean in the thousands. They are saying works are being done and taking money for them but not carrying out the works. There are statements missing and they are 'unable to locate' or purposefully not providing these statements - they never return to emails. Have heard from other sources how they are carrying out fraudulent activity in a number of ways - please do not go near this agency.

Awful, awful, awful

Absolutely awful estate agents. I rented a furnished house with ALE. The tenants gave their months notice and as they left, they took every part of furniture in the house that belonged to me, with them (to the value of approx. £7000). Paul seemed empathetic initially, however this was just an act as several years later, this is still an ongoing issue to the point where my emails are being completely ignored. Not only that but they haven't been paying my rent (I'm sure this is a fault with ALE and not the new tenants). They have refused to update me regarding these ongoing issues, I have had to seek advice from both the property ombudsman and an independent legal firm, but Paul and ALE are still unwilling to co-operate.

Incompetent amateurs getting away with anything because they operate in a saturated market.

Enquired about a rental property and stated at the outset I needed to check with the landlord if they would accept our pets before proceeding any further. Agent told me they will get back to me. They did not. Booked a viewing the next day and asked the person with whom this was done to double check. Never got back to me. On the day of the viewing, phoned up to check, was told our animals would be fine with the landlord. Made a journey of more than 2 hours in total to view the property in the evening. Phoned the agent the very first thing in the morning only to be told they have to check with the landlord if the pets will be accepted. Called to chase a couple of hours later to be told by the same agent an application was put through by someone else the day before, meaning the property is off the market. Shambles. Incompetent amateurs getting away with anything because they operate in a saturated market.

Great local agent 5* Review!!

Great local agent! Got me a very good rent for my property without much input from me at all. Pictures of the house were fantastic and Verity/Tom looked after everything for me. Myself being in the property industry, I was wary about using an agent but these have been brill. Most of the negative reviews you see on here are from tenants which is a VERY good sign as an agent. They are obviously not afraid to keep bad tenants accountable! Would use again :)

No professionalism. No customer service

It's now been over a year since I paid a deposit of £5000. Every month I chase an update, I am given a new completion date, which dose not materialise & no explanation is provided. It is very apparent that the seller is in no position to sell. Paul's team will not confirm this, or return my deposit. I went to the office in person earlier this month, after his employee told me he was in the Blackburn branch. Paul popped his head out of the office then refused to see me. He's employee promised to update by 3pm on the same day, being 1st Dec, which didn't happen. Exactly 2 weeks later, being a reasonable time to look in to a matter. I sent an email requesting an update, to Paul, Anthony and Deborah, again no response at all. Customers service is -1 star, a terrible company to get caught up with. I'll for sure update if I hear back from them.

Not Great.

My stepson rented a house from Ainsworth Lord Estate. He's had loads of problems shower not working, major drafts in living room, so cold it's not used. They are only interested in getting the money. He was a little behind on his rent and I got a threatening letter of them as his guarantor. Why not just inform me with a text or call as soon as there was a problem. I've seen him on TV pretending to be a really caring person. Lol!

Thieving Estate Agent

Ainsworth Iord Estate is an unethical firm that everyone must avoid.
I contracted the man Paul to let and manage my property. He instead leased it out to a social housing company as his company's property.
On February, I informed him that I wanted my property back, and that was the last time he communicated with me. He has ignored my emails, retrained rental proceeds he has received from my property, denied me access to my property and ignored my solicitors emails.
He is simply a thief and I intend to drag him to court for his nuisance.
I should have listened to the advice of others who had dealt with him in the past. He is no good a person.
DO NOT DEAL WITH THIS ESTATE AGENT, AS OTHERS HAVE ALSO SAID.

Infuriating

Paul, the director of Aisworth Lord Estate, highly recommended a surveyor he used regularly & trusted, for a property we'd offered the full asking price on.

When the surveyor's report came through claiming it was not a mortgageable proposition, he instantly changed his mind about him. Paul said we should overlook the opinion & the identified repair work over 75k. Paul advised that we should now fork out for another surveyor for a 2nd opinion.
His advice is comical. It gets better!!

He took a deposit of 5k from us, explaining at the time that it was just a goodwill gesture to show we were serious buyers. After the report came through, we told Paul on 29th Sept, that we can not proceed, we asked him to return the deposit.

Paul was now not forthcoming with communication, so my wife gave him a 1star rating. The communication instantly improved, she received an email threatening her with legal action for rating him. The prison attire is definitely not for her. 😆

Paul claimed on 5th Oct, that he's been in talks with the vendor to prevent us from losing our deposit. My wife has trust issues when it comes to him & insisted we visit the vendor. It pains me to say it, she was right! On 8th Oct, the vendor confirmed her suspicion.

We decided to confront Paul in person today. When asked why he still has our money, he said he would be transferring to the vendor this week. 🤔

Paul said he was hoping to negotiate, he could offer us deal so we wouldn't lose our deposit. We asked him what he proposed. He's response "why don't you buy half the premises it would cost less". I can't stomach this man.

My wife entertained him & asked for the price. Paul said 75k.

Now for simple maths:
Surveyor = 100k for full premises
Half premises = 50k
Paul's DEAL for half premises = 75K

I wonder if Paul failed maths

3 in 3 months

Having recently sold one property for full asking price (within 24 hours) and rented 2 more with Deb & Verity I am satisfied that they deliver both a good service and, a command of the 'local' knowledge on both pricing and 'what a tenant actually want's'. They both made constructive suggestions on the 3 properties and worked hard to deliver on promise.

I would certainly use them again

DO NOT USE - AVOID AT ALL COSTS

DO NOT USE! Absolutely awful service! I arranged an appraisal yesterday with Verity due to take place at 11am this morning. I sat outside the property for 10 minutes and nobody turned up. When I called their offices, they said they had been delayed and would be around 15 - 20 minutes. Had I not called, I would have been none the wiser.

I did not receive any kind of notification about the delay. They did not show any remorse or regret. All I can say is they are highly unprofessional and I would steer well clear of them. I can only imagine how they treat buyers and tenants if this is how they treat sellers and landlords!

AVOID AT ALL COSTS

AVOID AT ALL COSTS - very dodgy!

Very dodgy - a house gets listed on the Sunday, you book a viewing on the Monday first thing, they then call you and say that the property has been sold and the vendor has no interest in listening to other offers.

The people who show you around claiming that offers have been placed. You then check with the office and you realise that there haven't been any.

If you are thinking about selling with them, DON'T. If you are unlucky that you are buying a house through them... good luck!

Used them several times over the years

Used them several times over the years. The employees who show you around the premises lie to try and influence buyer behaviours, and the office based staff are not much better, often trying to manipulate the client to push their own agenda.

I can only imagine that their Google reviews have been doctored, or clients incentivised to provide good feedback.

Avoid of possible, not always easy though if they are selling the house that you want to buy!
