Well when I called to cancel my policy, because they don’t allow you to do it online, they took it as I just didn’t want to renew my policy. Therefore I still had to pay for the remaining months before it expired. Mind you we had sold the house it was attached to, and didn’t even live in the state! Also they took it upon themselves to start a new policy on my new home. Unbelievable. We already had a policy in place, which I told the representative when I called to cancel. Now when I called once I received the letter stating I had a new policy for our new home, they claimed I had only agreed to cancel the renewal. Why in the world would I keep a policy on a home I no longer own?! And no refund will be honored. I have talked to 3 different people at AHS and they all refuse to refund me. How petty can you be?! So I would never recommend this company for any homeowners.

The service we received was very good. The service company assigned to our issue was on time and knowledgeable about his work. He diagnosed and corrected an issue with our freezer very quickly. The problem with our range was not showing on his arrival and he was unable to make it repeat itself.

I had broken water heater, the service person came and diagnosed they send me repair cost of 675 dollars and it could take up to 2 weeks, I called them back within few minutes of accepting to give me payment in leu, they cancelled order and promised me payment, after several calls talking to supervisor multiuple times being promised. But still not making payment, When I. Call back same story , while I am writing this being on call for 20 minutes,
All I want them to give me cash in leu whatever amount is I have paid premium on time after paying full premium for more than a year I have not gotten any where may have to see attorney or file claim in claims court which I will do if not ge paid
Just talked with supervisor no results I will file claim against them
I had better experience with choice home warranty

I'm still waiting on a follow-up call from 2 weeks ago :(... You can complain until the kingdom come with this company they will not resolve anything. They will promise to prioritize you and once you're off the phone you no longer matter. THIS IS A BUSINESS SCAM!! DO NOT WAIST YOUR WELL EARNED MONEY AND VALUABLE TIME. According to the reviews, I wish I had read before paying for their service, everyone is being legally robbed. I really don't understand how they are rated a B on BBB with such horrible reviews. One thing that is surely guaranteed with this company is not satisfaction instead peak frustration..... As of 4/3/2026 there has still been no response and the email address they replied for me to forward my contact information is another brick wall, it comes back rejected even after I copied and pasted it. 4/6/2026 Policy cancelled...They say I owe $50 but can pay when it's convenient. THIS IS A OPERATING BUSINESS SCAM... DON'T DO IT PEOPLE!!!!

Very People friendly, from James in the office, incredible communication skills and called back within five minutes! Wow!! Extremely disappointed in how difficult it was to cancel my account. I specifically called 2 full months before my renewal was up to get this out of the way ahead of having my second child. I called on 1/31 before my renewal in March. I waited over 40 minutes to speak to someone. Then I was told repeatedly that I couldn't cancel my account before the renewal date which made no sense to me. I asked at least a dozen times why I wouldn't be allowed to cancel before the date and was told they don't do that and I was assured "you will not be charged your rate again after the year renewal." Sure enough I wasn't charged my rate of 27.99 I was charged 47.99!!!!! I'm still on hold now trying to cancel. I talked to one person who is now sending me to another. All while trying to tend to my newborn. I knew this would happen and I'm DIGUSTED.

Update: The plumber called. He vehemently denied the AHS version and told me he'd already bought the needed part. He offered to install it for free and reimburse me for the service call "to make it right". I already have another plumber coming, who laughed with me when I mentioned AHS.
This is NOT April Fools! Long-time customer, but no longer! AHS sent a plumber who told me he needed to order a cartridge for my kitchen faucet and left. AHS sent me an email to call them, and then ended up telling me there was no repair to be made. After I strenuously objected, they offered a 2nd opinion, but would charge me for it. I declined and cancelled the policy. The whole process took me almost an hour, as they have very cleverly created a system that discourages you from staying on hold and instead makes you want to just go away and let them keep collecting your fees. When I asked for a supervisor, I was told to hold on until I could be transferred. After 5 minutes or so, I was told that supervisors don't answer the phone but have to call you back in the next few days! They used to be fairly good, now they are just a bunch of thieves!

First I advised them that my well bladder lost air. They assigned a contractor who just set an appt the next morning with little to no notification. Tried getting them back for a week and spoke to three AHS who said wait. They arrive and then just turn on the water and say it works. It works bc I had to call a plumber to recharge temporarily as it loses air so I can have some water flow. The contractor doesnt even have tools but just turns on the sink and then starts saying we will charge him for a new one instead for 900. Funny things this is all caught on video. All this to say, dont sign up for this company their contractors take a long time and dont want to do anything but fleece you for more money. SHAME ON AHS!

My furnace had a carbon monoxide leak that was discovered in the dead of winter and it was not safe to run. It took their dispatch several days to get to me (granted it was a Friday and they got to me on Monday) and told me that they would send me quotes but I had needed them to send a report to AHS so they could provide me with options for replacement. Days went by with no report sent to AHS so there was a winter storm coming, so I called and they said that I would have the option to choose my own vendor and get reimbursed but I would have to go through their process. I went ahead and hired a local trust vendor and they quickly got the job done before the storm came. In the meantime I learn that the water heater that was replaced by a AHS vendor was leaking gas and they had to send someone over to fix that too. They fixed the water heater quickly, but I was very disappointed because it was just installed two years earlier and reinforced that their vendors did crappy work. After almost a month of calling and fighting with AHS and their vendor, they finally sent over a report, but only gave me the same three quotes they previously provided. I spoke with their team again and they told me they do not approve other vendors and would not give me any reimbursement. They're a scam and their vendors do terrible work and are very unprofessional, go with someone else maybe, but almost all the vendors I talked to said home warranty companies are all kind of scams. Best of luck out there homeowners.

I hate the fact I pay almost 90$ a month for a plan I need my ac unit ( hvac) replaced and guess what ill be out of pocket almost 5k because its considered an upgrade ! The unit is 10 years old and on its last leg . So fix it i pay 900 just to fill with frion ( they only pay 10$ a pound on frion when frion cost 195$ per pound exactly what am I paying yall for ????? I cant afford 900 or 4500 $

My experience was horrible. My water went out on a Thursday and it is now Tuesday and I am still waiting for my new water heater. The water in the whole house had to be shut off because of the leak. Apparently, they do not work on weekends and the plumber could not pick up the water heater until they sent out a PO. The Plumber and myself kept calling.

I had a terrible experience with American Home Shield. They were supposed to send a technician to fix my toilet, but it took them four days just to schedule anything.
After all that waiting, they denied my claim multiple times without giving any explanation. On top of that, if one technician couldn’t take the job, they just passed it off to another vendor, leaving me stuck in this endless mess.
I do not recommend them at all.

This company is a scam. AHS sent a technician to fix a broken burner on my stove. By the time the technician left my home, the stove wasn't working at all AND I had a gas leak. Neither AHS nor the company they contracted with has offered me any solutions. My family has been without a stove for nearly a month. We had to shut our gas off as well for our own safety.

The repair of the pool took over a month because the original attempt did not fix the problem and the pump required a complete replacement.
We are also very disappointed that the pump was replaced with a refurbished pump not new. This opens us for another repair without warranty on the refurbished pump 🤬

I love/trust American Home Shield. I have been with them for 26 years. They respond quickly which is very important. I have had 1 bad experience with a drier repair where a repairman said I needed a $400 repair that was not covered. Another plumber helped me order an $11 new lint filter. 32 other calls were repaired well with great work done. Their monthly has increased but in line with other companies. My only complaint is the HUGE increase in upfront cost to setup a repair. For a long term customer it should be $75-$100 not nearly double that... Just saying, when I need a repair I usually get angry with their upfront fee before I just do it.
