Amazing hospitality
Abbey has been very good with aiding in finding a house for the next student year. They have been accommodating, and quick to action ensuring that the requests and needs of my friend and I have been met. They’re all very warm and welcoming , with amazing hospitality. Peter in himself is a very lovely, and helpful. He’s been nothing but willing to help, and in doing so has helped us find the perfect flat for next year.

I once had issues with rent payment due to the exchange rate and they were very understanding and patient with me.

Cleaning charges are often imposed after leaving property no matter how clean you leave it!! The Tenants Fees Act 2019 makes it illegal for landlords to charge cleaning fees so unsure why this landlord is in breach of UK law.
Ask about cleaning charges if taking out a new tenancy.

The worst private student rental company
The worst private student property I have ever dealt with. First of all, when I moved in it was not professionally cleaned. My room stunk of male aftershave and after airing it out for a week and mopping the floor the stench finally went. My wardrobe door was off it’s hinges, so I had to request the maintenance to come and reattach it. The garden was full of rubble and rubbish from the previous tenants which was reported. Things like this don’t go missed when the property is assessed before tenants move in, so it was obviously not “professionally cleaned”, this was also in rife covid times and as someone who suffers with a weak immune system I was left with distrust. Then, I was dealing with the most horrific house mates I have ever encountered, I suffered bullying which was raised with the landlord and my university well-being team who contacted Abbey Rentals to release me from the contract… Tim Maunder refused. After many emails Tim decided it would be appropriate enough to offer me a room in a 4 bed house where 3 men aged 25 and over were already inhabiting. This was not an appropriate response and I decided to stay in the contract I was in but I would go home as much as I could to try and get away from the toxic household. After making them aware of safeguarding issues within the house, they chose to ignore it as they “don’t get involved in student welfare”. Then a couple of months later I witnessed something very traumatic, one of my housemates trying to kill themselves with a knife right in front of my eyes. The police had to knock the bathroom door down and after the housemate went to hospital I decided to ring the maintenance man and let him know what’s gone on and that the bathroom door lock needs replacing, he told me again on the phone “we don’t get involved in student welfare”. This was a disgusting response to someone who made all the staff well aware that this person was a safeguarding risk. Another housemate and I had to scrub the walls and floor, bathroom and kitchen as it looked like a murder scene, putting ourselves at a Health and Safety risk as we did not want to be penalised for the mess. I did not return to the house after this and the university immediately removed me from the house and put me in a studio flat, after speaking with the staff and advocating that I should have been released from my contract ages ago I got told that Tim Maunder was on holiday and I’d have to wait for his response. I didn’t accept this and then I finally got released from my contract. As it goes, Abbey Student Rentals state they “do not get involved in student welfare” (so why are you renting to students?) the houses they rent are basic for how much you are paying, I had to ask for a new mattress because it was obviously very old and hadn’t been checked for years. Mostly all of the housemates asked for their rooms to be repainted because the walls were horrific, full of holes in the plastering. I think this company is disgraceful and they should not be allowed to rent to students as first time renters as they clearly do not care about you. They are money greedy, especially Tim Maunder.

Always been prompt with responding to maintenance issues, we live in an old house so things crop up occasionally but never an issue. Alan, the handyman for our place, fixed a light and shower at ours less than 24 hours after reporting it, even though it was a Sunday. 10/10 👍
I am a current tenant
The house I am renting currently is decorated nicely and is in reasonable condition. However, when I first moved in it was evident that it had not been professionally cleaned; there were some parts of the house that my housemates and I had to take care of. Examples of this was grease on the drawer underneath the oven, a makeup product left on top of my bedroom shelf, other items left from previous tenants, etc.
The staff are helpful and friendly and maintenance is usually quick and efficient. Staff are responsive on the group chat on the student swipe app and have been good when dealing with maintenance issues.
Considering the location of the house which is further away from the city centre and Parkgate Road campus, the rent is reasonable.
Would 100% recommend
Having been with Abbey Rentals for the past two years, I would 100% recommend them to any student looking to rent a house.
Whenever we have had issues, the company have sorted it. I could name more than 10 instances where there had been a problem and Alan has been round in the same day - if not same hour - to sort it.
It is common that issues arise in student houses, even as small as radiator bleeds, but it pleasing to know that when something does occur, you are with an agency who will sort it.
The team in the office have been great with us throughout our time with them and, like Alan, have attempted to solve any issues as soon as possible.
A great letting agency who will do their best to ensure that you're time with them is as pleasant as it should be.
Poor service for first time renters
The staff I dealt with at Abbey Rentals were really lovely and the property itself was fine.
However, due to the Covid-19 pandemic I had to relocate a month into my contract. According to the contract you can only terminate early if someone else takes over the tenancy. This was impossible to achieve due to recurring lockdowns and the fact many students stayed at home studying online.
Having rented privately before when working I have been able to leave contracts early, usually via an agreed payment of a couple months rent. When asking Abbey Rentals about this option they told me it was not possible and that the pandemic had not been in effect when I originally signed the contract, so no clause for early release was in the contract.
Personally I think this is very wrong considering the average individual a student letting agency will be dealing with is a young first time renter. I feel there should be more consideration to help first time renters, other than the fact some private lets might not let a property to students with no references and Abbey Rentals will I see no benefit.
Even without the pandemic, issues could occur during an academic year and a student might have to drop out, but if your renting with Abbey Rentals this means you still need to pay unless you can find someone to take your tenancy. Currently this has meant I have paid just over £3000 for an empty room, with little to no support or understanding from Abbey Rentals.
My advice is try to rent private with a letting agency who have a contingency to terminate a contract early as you never know what could happen.
