WARNING: Do **NOT** do business with James! He is a complete scammer who still owes me money. He previously operated under a company called Wrights Quarters, which has been dissolved. He makes endless promises, offers excuses for not paying, and then disappears. I’ve been chasing him for what I’m owed, and all I get are lies and delays. This man has no integrity, and Wrights Quarters was clearly just a front for his scams. Do yourself a favor and stay far away from James and any business he tries to run!

James wright a one man band pretending to be a "team" has made a £50 free website and got his uncle at openrent to give him leads to go scam people. He take money then goes to strangers house like a creepy clown, most likely steals items and then never delivers the report. When you chase he makes excuse after excuse but never sends the report or the money back. Sadly I didn't check the reviews first so going through a money claim process. Complete clown of a gremlin this James wright. I will be taking him to court for damages and ofc the refund.

1st choice should actually be the last choice, and even then you should probably just do it yourself as it would be better!

I had booked a pre inventory report, explained the dead lines due to tenants moving in 2 weeks in advance.

After 4 failed attempts of trying to get them to visit the property and with absolutely no communication that they not gonna come, and with different excuses every time I find out that these excuses are more common for this poor James than I heard before.

Between software outages, road traffic accidents, bad sub contractors and just horrendous communication, this James is the most unlucky guy in the world.

Requested a refund due to James, who seem to be everywhere and nowhere, never actually do the reports, the tenants have moved in, and he even messed the tenants around and failing to attend.

If openrent select this company for your inventory, ignore and decline…! The worse company in the world since being a landlord.

Was put through via Open Rent. Their number does not work, they do not show up to carry out the works. They are a scam, and I'm having to fight to get my refund. Stay away!!

I booked 1st Choice Inventories to prepare an inventory report on my house on 26 April. James at 1st Choice Inventories told me that the clerk had a puncture and would need to come another day. He was due to come on 30 April and didn't arrive, then again on 1 May. My neighbours left the door unlocked for the clerk and James said he came, but the neighbours didn't see him. James told me the report would be provided within 24 hours but it wasn't. I chased repeatedly via email and phone over the following week and was given excuses of IT issues. James sent a test email to my alternative email account which came through without issue. The report has still not been delivered, nor any evidence that the clerk attended the property (eg photos from the house). James offered a refund and to revisit the property to make another report, but it is too late as the tenants moved in on 1 May. James was aware of this deadline and failed to meet it, leaving me without evidence of the condition of my property before the tenants moved in which will make it difficult to make any claim against their deposit should damage be done during their tenancy. I did not accept the refund offered as it is insufficient remedy considering his failure to provide the report has left me vulnerable should any damage occur to my property. He sent the refund of £180 anyway via PayPal on 9 May. Despite getting the refund, dealing with James and 1st Choice Inventories has been a total waste of time and energy.

James can’t be trusted. He owes my partner over £1,000 for handyman work he completed for one of James properties months ago and almost everyday there is some excuse or another why the money hasn’t been paid. It’s appalling! And unfortunately after doing some digging, it transpires that James owes money to lots of contractors. The landlords have paid James for the works carried out to complete satisfaction. And James is with holding this money for himself!
AVOID THIS COMPANY!!! THIS MAN CANNOT BE TRUSTED!!!

James at 1st Choice arranged everything brilliantly. I live too far away from my property to be able to get there for Check ins/outs, plus during lockdown it was impossible.

I put James in touch with the agents and both sets of tenants and he did the rest. Hassle-free, efficiently and within the appropriate timeframes.

His communication is first-rate and I have no hesitation in recommending him.

James was at all times professional and independent. He was very careful and respectful in the house, making sure he had shoe protectors and he was punctual and polite.

Had a very good experience with 1st Choice Inventories. James provided a great channel of communication and the inventory service provided was excellent.
Would recommend.
