The Traditional Way The Traditional method of selling a home works like this. You hire an agent to sell your property. You agree to pay that agent and their firm a fee to sell your home and complete the transaction. That agent, in agreement with their local board, agrees to share that commission with any agent that brings in a buyer and completes the transaction. Your agent markets your property by using the Multiple Listing Service (MLS). The MLS is a Board which acts as a meeting place where buyer and seller agents meet to conduct business and trade buying and selling sources. Once your property is listed in the MLS, your selling agent has agreed to share their commission with anyone who will bring a buyer to the table and complete the transaction. Why Use ListWithFreedom.com? When you list with us you’ll only pay for one side of the transaction. You don’t pay a listing agent – you only pay an agent to bring you a buyer. Want to Save Even MORE? What this means, is that commission rates are determined or set independently by individual real estate companies (brokerages) and are not set by any governmental body, real estate board or association. Additionally, some real estate companies will allow their salespeople (agents) a certain degree of latitude in negotiating the commission rate to sell your home. This is of course no different than Ford or General Motors suggesting a retail price for their vehicles and then allowing a certain amount of bargaining at their dealers. So, just as it is prudent to shop around for the best deal when you are buying a new car, it is equally important to shop around when you are hiring the services of a Realtor. no-commission“Commission rates are determined or set by individual real estate companies (brokerages) and are not set by any governmental body, real estate board or association” Each and every day, home sellers and home buyers employ the services of real estate professionals. However, as a home buyer, it is unlikely you would ever be asked to pay any portion of a real estate commission. Since it is doubtful your Buyer’s Agent is working for free, how and by whom does this Realtor get compensated? In almost every home sale, the entire commission payable to both the Listing Agent and the Buyer’s Agent is paid by the seller. How this works, is that through the MLS, the Listing Brokerage offers a percentage, usually around half (2.5% to 3%), of the total commission to the Buyer’s Brokerage. The two agents involved share credit and commissions in the sale of the home. The majority of all home sales are transacted this way. As a home seller, therefore, you will be called upon to pay commission for both sides of the transaction. While this may not seem fair, it is fact. For this reason, it is essential to secure the best possible commission rate with your Listing Agent when selling your home. Paying a high rate of commission, such as 7% on $100,000, will not make it sell any faster. There is absolutely no correlation between the total amount of real estate fees you pay and the time it takes to sell your home or the price you get for it. Paying more simply means paying more. “Paying a high rate of commission, such as 7% / $100,000, will not make it sell any faster.” The good news is that real estate commissions seem to be falling. The monopoly that Realtors have held over the MLS system is weakening as a result of comprehensive Web Sites that enable the public to access this information. Web services are creating new competition to the industry which will ultimately lower commissions rates. More specifically, it is the listing side of the commission that is feeling the downward pressure. The role of the Listing Agent in the sale of a home is more like that of a property manager than a salesperson. Speculation suggests that one day the Listing Agent will be completely replaced by the Web in that the public will pay a flat fee to place their home on a national MLS site. The emergence of “buyers only” brokerages throughout the United States certainly lends credence to this theory. List with freedom allows you to list on…

List with freedom allows you to list on the MLS and not pay the full normal realtor commission. It is fairly simple to get started and get the listing going. Customer service was helpful the few times I needed them to help with the process or corrections to the listing I couldn't do via the portal. Overall, I would recommend it and will use the service again if I have need of selling another one.

Great service for both, home owners and professionals

I am a fixer upper, i buy and sell houses all the time, even more than one per year, every transaction are thousands dollars saved.
I really reccomend to use this service, if you have the patience to handle phone call. They give you every kind of tool to do it yourself. The customer care answers every question, they are very prepared and very professional. I give a 5 stars

Solid tech and solid support.

LWF's solid technology and support assisted us with the promotion of our home across multiple platforms. After listing, their coordination with potential buyers was efficient and effective. After our best offer was in place, their team help to shepard us to the finish. The price to value was exceptional.

Ripped off.

I sold my house as sale by owner to a realtor. Since the buyer listed themselves as a buyers agent Listed by Freedom took their commission regardless. When I spoke to a rep on the phone they were very arguemental. The full commission was also taken out of the sale of the house. I feel ripped off on this process. I would not recommend.

Want to save money in commissions?

I was so nervous about putting my house for sale by owner but listing it with List With Freedom was a breeze. My friends listed with them and told me to give it a try. It was pretty easy for this non tech woman to do and any questions I had, I just called support. List with Freedom notified me when they received a request to show my house and I was given a choice to accept the showing time or suggest a different time. List With Freedom also kept a list of all my showings and any feedback realtors left which was useful. They were with me from beginning to closing and made the entire process stress free. The flat fee they charge is well worth it. I would tell anyone who wants to save a bundle in commission to try listing their home with List With Freedom. I can assure you that you will be happy you did.

The Whole process was easy and seamless…

The Whole process was easy and seamless like a real estate transaction should be. Once the property was listed, I received requests for showings on Day 1, I ordered the appraisal for my own informational purposes. and I received and accepted the offer the same day. It was a cash offer and the deal closed and funded 10 days later. IT WAS PERFECT!!!

Very minimal support

Very minimal support, no documents available such as counter offer, addendum, etc. and I was under the impression from the description that they take a “very small fee” from agents commission not the sale price!!!

Great price for a good service

Agents called to make appointments and no one answered and they did call back. I sold it off my number on the yard sign. The agent in Louisiana was worthless.

We are so happy we listed with Freedom. Not only did we save a substantial amount in commissions, but also did not give up anything. The Chat was good

The Chat was good; Even though they didn't have ready answers, they found them in a timely manner. It was nice to save the commission. I would use this company again if I needed to sell a house.

The Logical Choice

I chose LWF because it seemed like the logical choice for me since I had a desirable property and I knew it would not take long to sell. All I needed was to get the property into my local MLS and onto the popular realty websites. LWF was super easy and actually kind of fun to create my own listing. I simply typed my description and uploaded my photos and boom!, it was up in a day! I was in complete control of my listing and all inquires came to me. I had an offer within a few weeks, and closed shortly thereafter! Saved Thousands of dollars! The Buyer had an agent and they actually did most of the closing work. Don't throw your money away by going with a typical agent, they do the same thing as what you can do yourself with LWF!

SOLD W/IN 30 DAYS

List with Freedom gave me total peace of mind as a seller by owner. They made sure all documents were prepared and correct and did everything a real estate agent would do for a LOT less money and hassle. They made sure my listing was posted in all the housing websites and my property sold within 30 days of the excellent exposure they made possible. I LOVE THIS COMPANY !!!!...and I will be using them again soon as I prepare another property for sale.
